SUBJECT: STATEWOOD PROPERTIES LTD. /9148)50/66 GLOVER ROAD;
9121/23/35 CHURCH STREET; AND 23272 MARY AVENUE

The purpose of this memo is to provide information with regards to Heritage Alteration Permit
Application No. 101129 for development of 0.567 ha (1.40 ac) of land zoned Community
Commercial Zone C-2 at 9148, 9150 and 9166 Glover Road; 9121, 9123 and 9135 Church Street;
and 23272 Mary Avenue in the Fort Langley Heritage Conservation Area.

According to the information provided with the application, the proposal includes 41 apartment
units and 3,290 m2 (35414 ft2) of commercial space as indicated in the attached drawings.

The information included with the application indicates that the proposal incorporates the
following variance requests:

• An increase to the permitted height from two storeys and nine metres (29.5 ft) to
three storeys and 13.5 metres (44.3 ft).
• Location of use to allow residential uses on the ground floor for the units fronting
Church Street.
• A reduction to the rear yard setback fronting Church Street from 3 metres (9.8 if) to
2.7 metres (8.8 if) (for the proposed residential units) and 0.7metres (for the commercial
units).
