1 Certified true copy of the Transfer Certificate of Title (TCT) of the lot
2 Copy of the Owner's Duplicate Copy of the Title
Original or certified true copy of the latest Tax Declaration and proof of
3 payment of real property tax
Certification from Register of Deeds/Assessor that it is not covered by any
4 other Tax Declaration / Title

5 Certification that it is not covered by a title (if lot is covered only by a TD)
Traceback of previous Tax Declarations (to show history of ownership of the
6 land). This is required if property is untitled.
Technical Description/Lot Status/Lot data computation issued by the Bureau of
7 Lands – DENR

Certificate of No- Improvement issued by the Assessor’s Office (This is required

8 by tax authorities to make sure that taxes are due only on the land since there
are no improvements/building)
Tax Clearance Certificate issued by the Assessor’s Office (This certifies that all
9 previous real property taxes due on the land have been paid)

10 Certificate of Non-Coverage issued by the Department of Agrarian Reform

11 Other Documents:
iv. Special Power of Attorney in case individual sellers have designated
representative to handle the transaction. In case the owner is outside the
country, SPA should be legalized or authenticated by the Philippine Consular
Office in the place where it is executed.

c. Bureau of Internal Revenue (BIR) Tax Identification Number (TIN), if
