This Deed of Absolute Sale is made and entered this ____day of

LEDWINA EVASCO, of legal age, single, Filipino with

hereinafter referred to as the “VENDOR”;

JOSEPH EVASCO, of legal age, married to SUSAN TAN,


Filipino with address 1038 Benavidez St., Sta. Cruz, Manila,
hereinafter referred to as the “VENDEE”.

WITNESSETH:

WHEREAS, the VENDOR is the absolute and registered owner of a


real property with improvements situated in Bo. of Sto. Domingo, Mun. of
Cainta, Rizal containing an area of 240 square meters, more or less, more
particularly described as follows, to wit:

WHEREAS, the VENDOR is willing to sell the aforedescribed real


property including improvements and the VENDEE desire to buy the
same;

NOW THEREFORE, for and in consideration of the sum of ONE


MILLION (P1,000,000.00) PESOS, Philippine Currency, receipt of which is
hereby acknowledge by the VENDOR hereby SELLS, CONVEYS and
TRANSFERS unto the VENDEE his Heirs and successor-in-interest or
assigns the aforedescribed real property including improvements thereon;

WHEREAS, the VENDOR will use the proceeds of the sale for her
medicines and other necessary expenses to make her life comfortable;

WHEREAS, in consideration of the VENDEE’S love for the


VENDOR, being his mother, the usufruct of the aforedescribed property
such us right to use, enjoyment and possession is given to her to last until
she closes her eyes and face her creator;

WHEREAS, the VENDOR hereby warrants her full ownership over


the aforedescribed real property, with full right to dispose of the same, free
from all liens and encumbrances except the usufruct, and that henceforth,
full right of naked ownership shall pertain to the VENDEE.

CONVEYS and TRANSFERS unto the VENDEE his Heirs and successor-
in-interest or assigns the aforedescribed real property including
improvements thereon;

WHEREAS, in consideration of the VENDEE’S love for her mother,


LEDWINA EVASCO, the usufruct of the aforedescribed property such us
right to use, enjoyment and possession is given to her to last until she
closes her eyes and face her creator;

WHEREAS, the VENDOR hereby warrants his full ownership over


the aforedescribed real property, with full right to dispose of the same, free
from all liens and encumbrances except the usufruct, and that henceforth,
full right of naked ownership shall pertain to the VENDEE.

This Deed of Absolute Sale is made and entered this ____day of

LEDWINA EVASCO, of legal age, widow, Filipino with


residence address at #1351-C San Jorge, Paco, Manila,
hereinafter referred to as the “VENDOR”;

JOELL EVASCO, of legal age, married to ELIZABETH ______,


Filipino with address at #53 Kaliraya St. Tatalon, Quezon City,
hereinafter referred to as the “VENDEE”.

WITNESSETH:

WHEREAS, the VENDOR is the absolute and registered owner of a


real property with improvements situated in the District of Sta. Ana, City
of Manila containing an area of 33 square meters, more or less, more
particularly described as follows, to wit:

Bounded on the SE. along line 1-2 by Lot 5-B of the subdivision plan; on the
SW. along line 2-3 by Road Lot 3; on the NW., along line 3-4 by Lot 3, along
line 4-5 by Lot 4, both of Block 4, all of (LRC) Psd-151065; and on the NE.
along line 5-1 by Lot 5-C of the subd. plan. Beginning at a point marked “1” on
plan, being N.47 deg. 27’W., 461.42 m. from CBM 9, Manila Cad, 13,
thence S. 79 deg. 44’W 796 m. to point 2; thence N. 25 deg. 28’W 4.03 m. to

WHEREAS, the VENDOR is willing to sell the aforedescribed real


property including improvements and the VENDEE desire to buy the

receipt of which is hereby acknowledge by the VENDOR hereby SELLS,
CONVEYS and TRANSFERS unto the VENDEE his Heirs and successor-

WHEREAS, the VENDOR will use the proceeds of the sale for her
medicines and other necessary expenses to make her life comfortable;

WHEREAS, in consideration of the VENDEE’S love for the


VENDOR, being his mother, the usufruct of the aforedescribed property
such us right to use, enjoyment and possession is given to her to last until
she closes her eyes and face her creator;

WHEREAS, the VENDOR hereby warrants her full ownership over


the aforedescribed real property, with full right to dispose of the same, free
from all liens and encumbrances except the usufruct, and that henceforth,
full right of naked ownership shall pertain to the VENDEE.
