CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE made and entered into this ____day of________2019, in Tagaytay City
Philippines by and between:

JACQUELINE DAIZ, Filipino citizen, if a legal age with postal address at 1 LOT SALUD ST. COUNTRY
HOMES 1 TAGAYTAY CITY CAVITE represented by JASMIN DAIZ ,Filipino citizen, of legal age with postal
address at 1 LOT SALUD ST COUNTRY HOMES 1 TAGAYTAY CITY with Authorization Letter, hereinafter
referred to as the "LESSOR"

- AND-

ELVIRA FREDERICKSON filipino citizen , of legal age with address at SAN PEDRO LAGUNA Phillippines
hereinafter referred to as the "LESSEE"

WITNESSETH :

WHEREAS, the LESSOR is the absolute and registered owner of a residential house described as 1LOT
SALUD ST COUNTRY HOMES 1 TAGAYTAY CITY with an approximate lot area 400sqm hereinafter referred
to as the "LEASED PREMISES"

WHEREAS, the LESSEE desires to lease the above-described property, the LESSOR is willing to lease unto
the LESSEE, under to as the "LEASED PREMISES"

WHEREAS, the LESSEE desires to lease the above-described property, the LESSOR is willing to lease unto
the LESSEE, under the terms and condition hereinafter provided.

NOW THEREFORE, for and in consideration of the foregoing premises, and the mutual covenants herein
contained and to be performed the LESSOR has agreed to lease, and the LESSEE hereby accepts the same
by way of lease, the aforesaid premises, under the following terms and condition:

1.) PERIOD OF LEASE - This lease shall be for a period of one(1)year, commencing on AUGUST 30
2019 and ending on AUGUST 30 2020 and renewable thereafter upon mutual agreement of both parties within
thirty (30) days prior to the expiration of this contract,otherwise the lease shall authomatically expired and the
LESSOR may lease the premises to another party. The LESSEE shall give the LESSOR a thirty (30)days'
notice prior to the expiration of the current lease contract of its intention to renew or extend the lease.

2.)RENTAL RATES- The parties herein agree that the monthly rental of theLEASED PREMISES shall be
PESOS: THIRTY THOUSAND PESOS (30,000.00), NOT INCLUDED HOMEOWNERS ASSOCIATION DUES.

3.) PAYMENT OF LEASE -Upon signing of the Contract of lease the LESSEE shall pay to the LESSOR, the
amount of PESOS: NINETY THOUSAND PESOS (90,000.00) as ONE (1) month advance rental and TWO (2)
months SECURITY DEPOSITE. The succeding rental month payment will be posted dated checks.
