Introduction to project management
What is Project Management?

It is about making decisions to achieve the successful management

of a task which:

• has objectives of cost, time and quality.

• is finite, i.e. has a beginning and an end. Time
• uses resources.
• produces change.

Cost Quality
Construction Management Lecture 1 4
Project Management is the application of knowledge,
skills, tools and techniques to project activities to
meet project requirements. Project management is
accomplished through the application and
integration of the project management processes of
initiating, planning, executing, monitoring and
controlling, and closing.

What Sort of Projects?
• Traditionally construction, now anything which
meets the definition.
• Examples?
• Group work at the university
• Design
• Auditing
• Reviewing
• Technical Advising
• Postgraduate/ Undergraduate Studies

Construction Management Lecture 1 6

What are the skills which comprise the body
of project management expertise?
The ‘Hard’ techniques include:

• Economic appraisal

• Planning

• Estimating

• Cost and time control

• Contract strategy

• Risk management
Construction Management Lecture 1 7
The ‘soft’ techniques include:

• Leadership/coaching and being led

• Decision making under conditions of uncertainty

• Communication and information flow

• Motivation

• Teamwork

Construction Management Lecture 1 8

What distinguishes project management
from ordinary management?
• The team is assembled only for one project

• Dealing with a high incidence of novel expected

problems and also unexpected problems

• There is sequence of project stages

• Conflicting motives amongst parties

Construction Management Lecture 1 9

• The task is to manage change; there is a little
repetition and the ‘feedback’ loop for control is
often missing.

• Interestingly, all managers who seek significant

improvement or adaptations are:

-managers of change and need,

-some if not all, managers of the skills of

project managers.

Construction Management Lecture 1 10

Three goals – Time, Cost and Quality
1.Is the project on time or early (Time)?

2.Is the project on or under budget (Cost)?

3.Does the project meet the agreed

requirements of the customer (or client)(Quality)?

Any project have to meet three interrelated

objectives Time, Cost and Quality.

Construction Management Lecture 1 11

The Project Management Role
The PM is responsible for:
• Definition and achievement of the client’s objectives

• Selecting and implementing management strategy

• Appointing and instructing other team members

• Overall control of performance, cost and time

• Setting up and maintaining information flows and

planning between the team members

Construction Management Lecture 1 12

Three maxims (Guiding Principles) for
Project Managers
• The PM should be identified at the start of a project
and remain in control until the completed project is
satisfactorily commissioned

• The PM should concentrate on decision to manage the

remaining work

• All decision should be taken so as the maximize the

chance of meeting the clients’ objectives
