PROCESSING OF BUILDING CONSENT APPLICATION


JOHN MOUAT - 24 LUMSDEN DRIVE, INVERCARGILL - 2019/1082
RBW - NEW 3 BEDROOM DWELLING AND DETACHED SHED

In order for the processing to proceed further for the above consent application, the following information will need
to be supplied:

BUILDING

1. Please provide the Architectural Plans.

2. Provide engineers calculation to support the producer statement for the design of the
structural elements of the project.

3. Show how the wall framing meets the general requirements of section 8.4 and 8.5 NZS3604.

4. Show how the ceiling lining supports to the truss roof comply with NZS 3604 section 13.2.1.

5. Please provide engineer's design cover for B2-Durability.

6. Please confirm any downlights to be CA or IC-F rated

7. Demonstrate compliance with D1 in relation to access routes. Show that they [have adequate
activity space, are free from dangerous obstructions, have a safe cross fall, a safe slope in the
direction of travel and adequate slip resistant walking surfaces]. See Section 1, 2 & 3, D1/AS1.

8. Please demonstrate the floor levels are above the minimum required by Section 2, E1/AS1 to
establish compliance with E1.3.2

9. Please confirm that an approved stormwater outfall to the Council stormwater system has
been identified and appropriate stormwater interception is shown.

10. Please show stormwater's access to drains and flushing points.

11. Demonstrate compliance with E1 in relation to draining surface water from paved areas.
Provide means to prevent surface water flowing onto neighbouring property and appropriate
sumps.

12. Demonstrate compliance with E1 in relation to the number and size of downpipes provided.

13. Demonstrate compliance with E1 in relation to the size of the external gutters.

14. Demonstrate compliance with E2/AS1 section 9.1.3 in relation to the general requirements of
bottom of the wall cladding.

15. Provide roof and wall cladding details to achieve E2 requirements.

16. Provide meterbox penetration details.

17. Demonstrate compliance with E2/AS1 section 9.1.5 in relation to the general requirements of
the barriers to wall underlay at wall openings.

18. Demonstrate compliance with E2/AS1 section 9.1.10 in relation to the general requirements
of the window and door opening details.

19. Provide wall penetration details.

20. Demonstrate compliance with E2 in relation to the junction between claddings.

21. Demonstrate compliance with E2/AS1 section 5 in relation to the roof to wall junctions.

22. Demonstrate compliance with E2/AS1 section 8.1.7 in relation to the details of roof
penetrations.

23. Provide details of surfaces which are required to be impervious, easily cleaned and prevent
water penetration into concealed spaces where adjacent to sanitary fixtures and appliances or
likely to be splashed to demonstrate compliance with E3.

24. Where level access showers and/or tiled shower enclosures are proposed, provide sufficient
details of gradients to floor, substrates, surface finishes and tanking membrane to
demonstrate compliance with E3.

25. Provide details of barriers for protecting the public and for restricting access by children to the
site that are relevant to the potential work-site hazards.

26. Please confirm that the domestic smoke alarms is Type 1,and have (1) hush button so that the
alarm can be cleared without shutting off power (i.e. by removing the battery) and a test
button.

27. Please show safety glazing in the plan.

28. Please show layout for the hygiene facilities to show adequate space dimensions for the
activity. Refer to G1/AS1 section 3.1.1.

29. This household unit requires laundry facilities.

30. Provide the layout for the kitchen to show adequate provision cooking, washing and storage
facilities.

31. Provide details of wall linings adjacent to appliances and facilities which are required to have
surfaces that can be easily maintained in a hygienic condition to demonstrate compliance
with G3.3.1.

32. Demonstrate compliance with G7.3.1 in relation to providing habitable spaces with adequate
openings for natural light.

33. Can you specify the extent of the gas installation and gas bottle location, detail the gas bottle
station, pad base, cylinder restraints, weather hood, ventilation and sealing to any openings
within 1.0 m of the bottles, etc.

34. Provide gas hot water's manufacturer's specifications.

35. Demonstrate compliance with G13 in relation to the layout of sanitary plumbing to convey
foul water to a drainage system. Provide sufficient details of pipe sizes, gradients and venting
to establish compliance with G13.3.1.

36. Demonstrate compliance with G13 in relation to the layout of drainage to convey foul water
to an appropriate outfall. Provide sufficient details of pipe sizes, gradients, access points,
ventilation, invert levels, overflow relief and the capacity of existing system to establish
compliance with G13.3.2.

Until the information requested is received and found to be acceptable, processing of this consent will have to be
suspended.

Please note that if the requested information is not received within 10 working days of the date of this letter then we
will not be able to meet acceptable timeframes for the processing review. The information is necessary before the
application can be certified that it complies with the Building Act 2004.
