MEMORANDUM OF AGREEMENT

KNOW ALL MEN BY THESE PRESENTS:

This agreement is made and entered by and between:

RONALDO A. ARDIENTE and ROBINA B. MANAHAN ARDIENTE, both of legal age, FILIPINO, with
Address at Block 5, Lot 8, Progressive Village, Llano Road, Caloocan City, now and hereinafter
Referred to as the “SELLLER”
and

LLANO-VISTA VERDE UNITED METHODIST CHURCH, a church duly organized under the
Philippine law with address at 667 Llano Road, Llano Caloocan City, now and hereinafter
Referred to as the “BUYER”

Who hereby stipulate, agree and bind themselves upon these terms and conditions.
1. That the seller is selling his lot located at Lot 10, Block 5, Mexico St. Vista Verde Executive
Village with TCT No. C-373508, issued by the Registry of Deeds of Caloocan City with an area of
200 sq. m., more or less.

2. That the above mentioned property is clean and presently free from all andany
encumbrances;

3. That the total amount to be paid by the buyer to the seller for the said lot is THREE HUNDRED
FIFTY THOUSAND PESOS (P350, 000.00)

4. That the buyer has paid TWO HUNDRED THOUSAND PESOS (P200, 000.00) as down payment.

5. That the buyer shall pay the balance of ONE HUNDRED FIFTY THOUSAND PESOS
(P150, 000.00) in three (3) equal payments as follows:
FIFTY THOUSAND PESOS (P50, 000.00) to be paid on or before November 30, 2014.
FIFTY THOUSAND PESOS (P50, 000.00) to be paid on or before January 31, 2015.
FIFTY THOUSAND PESOS (P50, 000.00) to be paid on or before February 28, 2015.

IN WITNESS THEREOF, the parties hereto have set their hands this ______ day of
