This DEED is entered into and executed by, AREOPAPITO BANQUERIGO, and
PERPETUO BANQUERIGO, both of legal age, Filipinos, widow, and a resident of, barangay
San Antonio, Sibulan, Negros Oriental, hereinafter called the VENDORS, in favor of,
WITNESSETH:
That the herein vendors, are among the co-owners of a certain parcel of land known as Lot
No 3985-B, situated in Sitio Parador, barangay San Antonio, Sibulan, Negros Oriental, covered
by Original Certificate of title No. 1133and declared under Tax declaration No. 17-013-0536 in
the name of the herein vendee, Filomena Bosmion, and which parcel of land is more particularly
described as follows:
TAX DECLARATION NO. 17-013-0536
“A parcel of land known as Lot No. 3985-B, being a portion of Lot No. 3985, situated in
the barrio San Antonio, Sibulan, Negros Oriental, together with all of the improvements found
therein. Bounded on the North by Lot Nos. 4070 & 4071; on the East, by Lot No. 3985-A-1;
on the South, by Lot Nos. 3985 C-1, C-2 and C-3; and on the West, by Lot No. 4069-A;
containing an area of FIFTEEN THOUSAND TWO HUNDRED FORTY THREE (15,243)
Square Meters, more or less;
That in July8, 1976, (as shown in the hereto attached receipt marked as Annex “A”), I
AREOPAPITO BANQUERIGO had already sold all my shares over the above-described parcel
of land to the herein vendee, Felomina Busmion, in the amount of Three Hundred Pesos
(Php300.00), Philippines Currency; likewise, I Perpetou Banquerigo had already sold my shares
over the above-described parcel of land in 1958 as shown in a temporary Receipt marked as
Annex “B”, to Vendee Felomina B. Busmion and Jimmy B. Corrales in the total amount of Five
Thousand Pesos (Php5,000.00) or at Two Thousand Five Hundred (Php2,500.00) each.
That for and in consideration of the aforementioned amount of money, all in Philippine
Currency, in hand paid by the herein Vendee, and receipt in full is hereby acknowledged by the
Vendors herein to their entire satisfactions and that by virtue of these presents, the Vendors do
hereby SELL, TRANSFER, and CONVEY unto the vendee, her heirs and assigns, all the
vendors’ rights, interests and participations over a portion of the above-described parcels of
land, including all the improvements found therein, free from all liens and encumbrances;
That the vendors herein declares that due notice has been given to all persons affected by
this transaction in compliance with the provisions of the New Civil Code of the Philippines,
pertaining to the rights of the redemptioner and preemptioner, but nobody opted to exercise the
said rights; further the vendor declare that and the said parcels of land is not covered by the
Comprehensive Agrarian Reform Law because the said parcel of land is within the retention
limits of the vendor, and the vendor warrants his title and ownership over the said parcels of
land and will defend the rights of the vendee against any adverse claim whatsoever.
IN WITNESS WHEREOF, we have hereunto affixed our signatures this ___day of April
2007, at Dumaguete City, Negros Oriental.

BEFORE ME, this ____day of April 2007, at Dumaguete City, Negros Oriental,
personally appeared the following persons who exhibited to me their respective Community Tax
Certificates Numbers, to wit:
