1. To represent and act on my behalf for the
administration and conveyance which include the power to SELL, MORTGAGE, ASSIGN and DISPOSE of my real property located at _______________ covered by TCT No. _______________, (“Subject Property”).
Such authority includes, but is not limited to, approving
and signing all pertinent documents for the administration and conveyance of the said property. Administration for the purposes of this Authority includes maintenance of the Subject Property. Conveyance on the other hand includes selling, mortgaging, leasing, assigning and other related acts for the effective control of the subject property.
2. To enter into contracts for the administration and/or
conveyance of the Subject Property.
3. To negotiate on the terms and sign on my behalf for the
administration and/or conveyance of the Subject Property.
4. To transact any business directly or indirectly with any
bank or banking institution in connection with the Subject Property.
5. To collect proceeds/payment relative to the
administration and/or conveyance of the Subject Property which include but not limited to receiving proceeds of sale and/or assignment, receipt of loan proceeds and collection of earnings from the Subject Property.
6. To pay on my behalf financial obligations pertaining to
the Subject Property such as but not limited to association dues, utility bills, taxes, amortization, mortgage and other financial obligations necessary for the administration and conveyance of the Subject Property.
7. To engage the services of a counsel, if necessary and to
sign as my attorney-in-fact for any cases, if any, concerning the Subject Property. GIVING AND GRANTING unto said attorney-in-fact full power and authority to do and perform every act, and thing whatsoever requisite and necessary to be done in about the Subject Property, as fully to all intents and purposes as I might or could do, hereby ratifying and confirming what the said attorney-in-fact shall lawfully do or cause to be done by virtue of these presents.
