Rental Agreement

This Rental Agreement entered into at [place] on this the [day] day of [month
year], between:

Mr. [NAME], son of Mr. [NAME], aged about [AGE] years and residing at [ADDRESS],
hereinafter referred to as the LESSOR and

M/s. [COMPANY NAME], a partnership Firm, represented by its Managing Partner


Mr. [NAME], hereinafter referred to as the LESSEE
WITNESSETH AS FOLLOWS:

WHEREAS the LESSOR is the absolute owner of the premises at [ADDRESS], and

WHEREAS the LESSEE had approached the LESSOR for taking the premises on rent
for carrying on its business activities, and

WHEREAS the LESSOR has agreed to let out the northern side in the ground floor of
the said premises on a monthly rent of Rs.[AMOUNT] [AMOUNT IN WORDS] and
whereas the LESSEE has agreed for the same,

THIS RENTAL AGREEMENT IS DRAWN SETTING OUT THE FOLLOWING TERMS


AND CONDITIONS:

01 The LESSOR shall let out and the LESSEE shall take on rent the northern
side in the ground floor of the premises at [ADDRESS].

02 The LESSEE shall pay a sum of Rs.[AMOUNT] [AMOUNT IN WORDS] as


rent per month. The same shall be paid on or before the 5th day of every
succeeding English Calendar Month.

03 The tenancy will be effective from [DATE] onwards.

04 The LESSOR shall be eligible for increase in rent at the rate of 15% once in
every two years only, and, the first increase shall be from [DATE].

05 The LESSEE shall use the premises as an office and godown only and not
for any other purpose
06 The LESSEE shall be liable to indemnify the LESSOR the cost incurred for
any damages and repairs that may be caused by the LESSEE

07 The LESSEE shall be liable to pay the electricity charges incurred for their
portion under occupation

08 In case the LESSOR requires the LESSEE to vacate the premises, the
LESSOR shall give notice of not less than three months in writing. Similarly,
In case the LESSEE wants to vacate the premises, they shall inform the
LESSOR of their intention to vacate, atleast three months in advance.

09 This agreement shall be valid for a period of 60 months after which it may be
renewed with mutual consent

10 The LESSEE shall not make any additions or alterations to the premises
