and ZARA were introduced. Through the increase in NLA the payback
period was reduced by 2 years and the tenants mix considerably

The strategy was to build a regional center that could service all local
residents, a center of just the right size to ensure viability for the
existing spending power and of a certain quality and size that would
establish it as the market leader.
Competing entrants in the market could not compete with this strategy
