CHAPTER VI

BUILDING MANAGEMENT SYSTEM

Preamble:

The IT complex, comprises of high & medium rise towers. The engineering utilities are planned to
be stand-alone for each of the towers. In order to have close control and efficient monitoring of the
utilities, each of the towers is equipped with stand-alone Building Management System – BMS,
which encompasses generally the engineering utilities. This chapter overs the details of such
utilities covered by the BMS for the block A2 being proposed now,

BMS Architecture:

The BMS being proposed, as per the guidelines established in earlier blocks, generally
encompasses the engineering utilities. That too for the core and shell part of the development only
and for the interiors, the tenant / occupant shall be providing the BMS as per their choice. Also, for
specific blocks occupied by Tenants, as per their practice, the entire BMS is provided by them and
NOT by the promoters. However, for the needs of energy billing, instruments and devices along
with software and PC are installed by the Owners.

Utilities:

The BMS’s scope is limited to the engineering utilities and in most of the cases only monitoring
them is the prime scope. Only in cases control activity is initiated. The following are the utilities
being considered in the BMS.

 HVAC system.

 Chiller plant and Chiller Plant Management (CPM) system,

 Secondary Pump control (stand-alone and by pump supplier)

 AHU system,

 Enthalpy wheel system,

 Basement Ventilation Jet Fan System (stand-alone and clubbed with


fan supplier).

 Other ventilation systems, viz., for toilets, STP, stairwell


pressurization, lift well pressurization, etc.,
 Other Utilities.

 Basement pump room equipment including fire pumps, WTP, RO


plant, tank levels, cooling tower OHT transfer, etc.,
 Sewage Treatment Plant system, cooling tower water treatment
plant, CT water OHT transfer, tank levels, etc.,
 Electrical system at MV panel level for gathering main power data,
at sub-panel levels for gathering energy meter data for energy billing
needs.
 Integrating the DG system.
 Energy Billing.

 Integrating the BTU meters installed at various points, the energy


meters and generating the energy billing for the various tenants based
on the monthly EB bill input.

 Basement car Park Jet Fan System.

 Integrating the stand-alone jet fan DDC for status information.
