Survey Returns preparation for Subdivision Survey


Exercise No. 7

I. Introduction
Subdivision Survey is the process of splitting a tract of land into smaller parcels. This
shows monumentation and survey data on a map in conformance with local subdivision
ordinance and the Subdivision Map Act (http://www.nationwidesurveying.biz/subdivision-
surveys). Survey Returns shall refer to the collective documents submitted by the Geodetic
Engineer (GE) as a result of the survey conducted and other pertinent information
(http://www.scribd.com/doc/33770276/DAO-2007-29). The survey returns needed in a
subdivision survey would be the survey plan, transmittal, field notes inside, field notes cover, lot
data computation, traverse forms, muniments of title and notification letter. Survey returns are
needed when a Geodetic Engineer desired the survey he conducted be approved.

II. Objective(s):

• To prepare and produce a complete survey returns for subdivision survey.

III. Instruments and Accessories:

Drawing tools and materials such as:

IV. Procedure:

1. The sample survey returns were used in this laboratory exercise to serve as a guide
reference in doing this exercise. This exercise was performed individually and the
computations are individual.
2. Another complete survey return intended for subdivision survey (titled property for private
claimants) was prepared and again, I, as a private Geodetic Engineer. The data used was
the data in Laboratory Exercise 5 (Subdivision Survey). All the necessary requirements
are listed in the checklist found in Annex XIV of DMC 2010-13. Comply all the
requirements listed in the said checklist. General checklist requirements are found in
Section 178, DMC 2010-13.
3. In this case the data (original survey data) of the approved survey for the lot 2 were
obtained from the DENR records section.
4. The subdivision plan was prepared in a blank BL form by plotting the lot 2 subdivided
accordingly in Lab Exercise 5. All the necessary details, and the necessary elements of
the map was inputted in the plan.
5. Details found inside the drawing area of the plan are as follows:
a. Tabulation of technical description (Boundary, and sub-lots).
b. Lot plan/drawing of subdivision as per agreed by the owners.
c. Annotations inside the sublot such as, corner numbers, new Lot Numbers, Area,
and Name of Claimants of the sublots. In this case the names appear are my
groupmates. In numbering sublots for isolated survey, the sequence is that
Numbers-Letters-Number in alternate order. The mother lot number is LOT 2, then
its sublots lot number was LOT 2 - A, LOT 2 - B, LOT 2 – C and LOT 2 - D. Mother
lot numbers is retained and suffixed with either Alphabetical or Numerical.
d. Adjoining details such as adjacent lots, physiographic features, etc.
e. Certification of the Chief Surveys and Mapping Division, stating that the aggregate
distance of sublots is identical to the boundary line and that the bearings of sublots
along boundary are identical also to the boundary (same line, same bearing).
f. Centerlines and coordinates were red in color.
g. Notes
h. Signature of the owners on the “With My Conformity” on the plan.
i. Enlargement/re-scaling (if necessary).
6. Traverse stations were also plotted on the plan using appropriate symbol which was based
on the actual station conducted in Lab Ex 5,
7. Appropriate line weights, line types (dashed or solid line), text height, scales, color, in every
map elements and conventional symbols were applied.
8. The plan was made as much as possible neat, clean, not crowded, simple and beautiful.
9. Two copies (original and duplicate) of Traverse computations (adjusted closed traverse)
using prescribed forms and lot data computations
10. The traversing was written in the field notes inside as well as shootings of corners. Then,
field notes cover was filled up.
11. Muniments of titles were gathered and Notification Letter was attached in survey returns.
12. The transmittal sheet was filled up
13. Survey returns was fastened in portrait style except the transmittal forms and Plan. Other
forms were enclosed inside a long brown envelope covered with plastic long envelope.
The plan was folded quarterly and placed was inside the envelope.

V. Computations

• Computing the Centerline:


Formula = (Highest Coordinate plus the lowest coordinate) divided by 2
Northings = (1188556.75 + 1188461.09)/2
= 1188508.92
Eastings = (477617.34 + 477461.27)/2
= 477539.30
• Computing the equivalent scaled Northings and Eastings of each corner of the
Mother lot (Lot 2):
Formula = (Coordinate of the point minus the coordinate of the centerline)/2
(It was divided by two since the available scale in the triangular scale was 1:300).

VI. Results and Discussion

The laboratory exercise was done at Room 202 Annex, Department of Geodetic
Engineering of Visayas State University. In Laboratory 5 (Subdivision Survey), a lot was
assigned to each survey team and Lot 2 was assigned to us where the Technical Description
with coordinates was shown below:

Where:

• TP is tie point LYT-3119, LMS-8, located near Pangasugan bridge for about 15 meters
southeast of the bridge.
• Bearings are in true direction.

Using the data computed above, it was used to plot the lot in the BL Form Plan.
Coordinates of the centerlines horizontal and vertical lines was determined by adding the
highest coordinates and the lowest coordinates both in horizontal and vertical lines and then
dividing it by two, giving Northings = 1188508.92 and Eastings = 477539.30 as the centerline
of lot. Afterwards, the lot was plotted in the illustration board using the coordinates of each
corners and the centerline coordinates. The coordinates of every corners were subtracted by
the coordinates of the centerline. The map scale used was 1:600. Since the triangular scale
used was 1:300 (1:600 scale is not available), the difference of the coordinates was divided by
2. Annotations were written such as the administration building and the amphitheater. School
Roads were also indicated in the drawing. Traverse stations used for side shots shootings were
also plotted. Technical Description of the lots were also attached in the plan.
The forms such as Traverse computations (adjusted closed traverse), lot data
computations, field notes inside, field notes cover and Transmittal sheet was filled up according
to the data gathered. Documents such TCT copy and Tax declaration were also secured.

VII. Sketches

All lot numbers in red color are “OLD P.S.”
Lot numbers inside the Mother lot are “P.S.”

VIII. Conclusion and Recommendations

Therefore, the objective of this laboratory exercise has been reached since a complete
survey returns was made and submitted to the instructor. Comparing to the previous survey
plan made, which was the Original Survey Plan, Subdivision survey plan was more detailed to
make since more corners are to be plotted and more computations are to be performed.
Technical Descriptions of each lot should also need to be inputted in the plan in such a way
that it is longer than the original survey made before.
While working in the survey returns of a subdivision survey, some recommendation and
realization were made such that:
• It is easier to make the survey returns if you already prepare the data and
computations;
• Long patience is required in doing the survey plans;
• Previous knowledge in preparing the survey returns
