CUBICLE OFFICE LAYOUT (30 sq.m and 60 sq.

m units)

The 30 sq.m and 60 sq. m units are planned as cubicle office layout. The workspaces are defined
using partition walls on 3 or 2 sides to form a box or “cubicle”. The office layout comprises of
meeting areas and private space and room for senior staff.

OPEN-PLAN OFFICE LAYOUT

The 90 sq.m. unit is planned as open-plan office layout. The layout of the plan disregard partition
walls. Instead, workspaces are created and defined using furniture. The desks are lined up side by
side to create “banks” and designed with multi-person work table called “benches”. The tables and
lounge seating used to create informal meeting and collaboration area. This reduces the need for
meeting rooms.

CO-WORKING OFFICE LAYOUT

The largest area of the office unit which is 120 sq.m. is planned as co-working office layout, which is
one of the advanced workplace in modernism. The plan allows end-user to access to all the aspects
of a modern office. The plan offers a range of workspaces from open lounge areas to individual
workstations and meeting rooms. This appeal is flexible, can expand, contract and reconfigured
easily.

CONCEPT

The Office Condominium utilizes the structural concept of diagonal grid, or commonly known as
“diagrid”. The building is enveloped with the framework of diagonally intersecting metal and
concrete. The diagrid lessens the need for internal columns making the plan of the office flexible and
expandable for future changes.

In addition, the zoning of the amenities – such as elevator lobby, stairs and garbage chute, serves a
dual purpose. First, for vertical circulation. Second, it serves as a central support wherein large
column-free expanses are stimulated in the building.

The outer walls will be non-structural which goes along with the exoskeleton of the building. With
this, the curtain wall system is utilized as an outer covering of the office. This enables advantage on
the deeper penetration of natural light within the building. The concept of this building enclosure
shapes not only the appearance and character of the office but also the performance building with
respect to energy efficiency and occupant comfort.

The structural principles are seen clearly by the use of glass in place of outer walls, which is feasible
nowadays since in a skeleton building these outer walls do not actually carry weight. The utilization
of glass imposes distinct workplace.
