EXECUTION SUMMARY

A facade is generally one exterior side of a building that usually situated in front of the building.
In architecture, the facade of a building is often the most important aspect from a design standpoint,
as it sets the tone for the rest of the building. Most buildings have been designed over the century
based on the region and the architect's art where they suggested the layout. This is commonly
referred to as the house facade, which usually refers to the front of a building on one side.

Required facade condition index (FCI) shall be performed under the direct supervision of
a qualified professional who shall be a licensed architect or engineer retained by the property
owner and who shall oversee all work of qualified inspectors and all reporting. For inspection of
buildings considered to be historic resources, the qualified professional shall have expertise in
structural inspection and maintenance of historic resources, subject to the approval of the Director.
Such expertise shall consist of documented history of successful projects and detailed
investigations of historic structures and preparation of recommendations or repair documents for
the treatment of such properties in order to preserve them. Facade condition is often defined in
terms of the FCI as follows: (Good) 0 to 5 percent FCI, (Fair) 5 to 10 percent FCI (Poor) 10 to 30
percent FCI, (Critical) greater than 30 percent FCI.

Our group were tasked to make FCI assessment for the old colonial building around town
Muar, Johor. This task were given as the group project in subject of Building Audit and Inspection.
The Bandar Maharani in Muar district is chosen because it has a heritage of historical and historical
value. All facade includes the features of ceiling, verandas, column, arches, striped wall, decorative
plaster and balustrades are common features of building of that area. All the element then is listed
and rated according to the condition. There are three level that need to analyze include for lower
level, upper level and the cornice level of the building.
INTRODUCTION

A facade is the exterior wall or face of a building and it usually involves design elements like
deliberate placement of windows or doors. These elements have a certain order to them depends
on architectural style. While the word ''facade'' can signify any external wall of a building with a
design element, it often refers to the front wall with an entrance. Often, the front facade has more
elaborate or special architectural treatment than the rest of the structure. A facade can be imposing,
decorative or rather simple. Facades allow an architect to be creative with ornamentation or to
focus on visual effects such as night architecture. Facades also have purpose such as passing
heating. From the engineering perspective of a building, the facade is also of great importance due
to its impact on energy efficiency. For historical facades, many local zoning regulations or other
laws greatly restrict or even forbid their alteration.

Facade construction is an expensive affair, it often accounts for up to 35 percent of the


overall build costs. But this cost is reasonable to be worthwhile as it contributes considerably in
bringing energy costs down and adding to the life expectancy of the building. In the present
construction industry, “sustainability” is one prominent issue and promising sustainable structures
are only through making the right decision when it comes to choosing the right products like clay,
argemax, and wood which lower the environmental impact in the future.

Based on the task given, the students should analyzes and observed by using FCI
assessment for 8 building that still remain the old design and esthetics value of the building facade.
Every group should analyze lower level in transom, display window, plaster, piers, bulkhead,
signboard, recessed entry, door head, door frame and plinth of the each buildings. For the upper
level, each group need to observe the window hood window still, upper wall and upper cornice
and for the cornice level the observation concentrated on cornice cap, ornaments and dentil of the
buildings. The criteria that has been observed need to rate based on the table given.
