IRREVOCABLE SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, ERLINDA BERDOS, of legal age, Filipino, married to Enrique Berdos and a resident of DDF Village,
Mandug, Davao City, do hereby name, constitute, and appoint JAYMAR ABAD BENTAYAO, likewise of legal age,
Filipino, married and a resident of Catalunan Grande, Davao City, to be my true and lawful attorney, for me and in my
name, place and stead to do and perform the following acts and deeds, to wit:

1. To use, possess, sell, convey, dispose/sell, mortgage or encumber for such amount and under
such terms or stipulations as she may seem most advantageous and reasonable, in favor of
any person, natural or juridical, government or non-government, to sign for, execute and deliver
any or all necessary deeds and documents to effect such sale or mortgage and transfer of title
of the real property identified as LOT 3337-D-5-D-3, PSD-11-087790, consisting of THREE
HUNDRED (300) square meters, located at Catalunan Grande, Davao City, covered by
Transfer Certificate of Title T-372463;
2. To sign, endorse, encash or negotiate any/or all bills of exchange which may be issued in my
name or favor, representing the payment of the sale, or proceeds of the loan or mortgage of the
subject property and hereby authorizing my attorney-in-fact to appoint a substitute attorney-in-
fact in her place to do and perform the above-mentioned powers and authority;
3. To keep the proceeds of the sale or loan of said property as full payment and settlement of my
obligations or obligations to them;
4. To engage legal services and other pertinent assistance, and to represent me for the proper
action to be pursued before the proper body, office or forum for the purpose of preserving and
protecting my rights and interests over the above-described property;
5. To eject unlawful occupants, of any;
6. To cause the payment of real property tax and other obligations for the preservation and
protection of my rights and interests over said lot;
7. To sign and receive all and any documents pursuant to the above paragraph;

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and authority to do and perform
every act and thing whatsoever requisite and necessary to be done in and about the premises as fully, to all intents
and purposes, as I might or could lawfully do if personally present, hereby confirming and ratifying that my said
attorney-in-fact shall lawfully do or cause to be done by virtue of these presents.
