In 2020, we will begin a journey together embarking on small and large operational and social changes. We
must continue to build upon the passion and dedication of your businesses and the WSM's unlimited potential.
In executing our goals, we are committed to strengthening our relationships with you, our existing partners, as
well as building new relationships. It will take time and collective efforts from the City of Cleveland and our
partners to transform WSM.
WSM is an iconic facility, built more than 107 years ago. As with many historic structures, it requires ongoing
maintenance and upgrades to align with today's building standards and best business practices. The City of
Cleveland does not take this responsibility lightly. We carefully oversee the facility and over the past six years
have made more than $5.4 million in capital repairs. Repairs are made on a critical-first basis according to the
allotted annual capital budget. Recent repairs include the installation of new boilers, improvements to some
electrical systems, a new parking lot, roof repairs, new cooling systems and more.
In 2018-2019, MOCAP conducted the attached comprehensive condition assessment of the WSM, which
identified major capital needs; prioritized those needs into categories of "Critical," "Potentially Critical,"
"Necessary," "Not Critical," and "Enhancement;" and categorized the needs according to building systems
and locations.
The City of Cleveland has dedicated $5 million for the work planned for the next several years to execute
capital improvements to address those needs. The project has begun with preliminary design of all of the
building needs and advancing to the first two phases, which are critical electrical and envelope items.
Attached you will also find the 2020 Lease which indicates no rent increase and its associated personalized
documents for your review. If you choose to accept the terms of the Lease and join us on this new journey,
please execute your signature where you see the sign here tabs and return to the Market Office by Tuesday,
December 31st. If you choose to end your lease, please forward written notification as soon as possible.
