Agreement Form Between Owner and a builder For Construction of

the Building
As per following work shall be carried out by contractor,

1. Entrance Area :
 Polished granite flooring up to Rs 70 /sqft.
 Teak Wood door with teak wood frames ( main door)

2. Living Room :
 Polished granite flooring up to Rs 70 /sqft.

3. Dining :
 Polished granite flooring up to Rs 70 /sqft.

4. Pooja Room :
 Polished granite flooring up to Rs 70 /sqft.
 Step of granite for the Pooja area as per the design.
 Teak wood door..

5. Kitchen :
 19 mm thick Black color granite top upto 100/sft.
 Granite sink.
 Polished granite flooring up to Rs 70 /sqft.
 Ceramic wall tiles up to 55/sft.
 Water Proof Modular Kitchen Upto 700/ Sqft

6. Staircase :
 Polished granite flooring up to Rs 70 /sqft.
 Railing of MS (Mild Steel) Basic.
 Extra charges for helical staircase to be charged extra 650/sqft.

7. Master Bedroom and attach toilet :


 Toilet – Ceramic wall tiles up to 55/sft for floor and wall tiles.
 Window as per the Architect plan.
 Rs 25,000/- allowance for bathroom fixtures.

8. Balconys :
 Railing of Mild Steel MS.
9. Terrace :
 1 Over head tank of 1000 ltrs.

10. M. Common :
 Waterproofing – all terrace and all washrooms.
 Terrace – 12mm jelly waterproof concreting.
 Main Door and Pooja room door – teak wood (mid range)
 All other doors to have flush door with laminate / veneer finish and frames to have
Honne wood up to 1950/cft.
 Windows frame to have Honne wood up to 1950/cft.
 Window shutters to be of Honne and shall have glass as per the pattern.
 Grills – main gate, safety gate (terrace) and Iron cast railing for balconys.
 GF & FF ceiling upto 10’ clear height.
 Structure of house will be of RCC and red bricks..

11. Painting :
 Plastic emulsion painting (Internal) – Asian.
 Exterior emulsion painting – Asian..

12. Electrical :
 Finolex wired and switches – Anchor/Legrand.
 All conduits and wiring.
 Switches and switch board.
 Connections, points provided for UPS/AC points where ever required.

NOTE :
 All plumbing and electrical work will be done as per the drawing given by the Architect.
 Circular staircase will be charged extra @650/sft.
 Measurements for the super built-up area will be taken jointly.
 Architect drawings to be provided in stages to the contracting company during
construction, which will be a base line for design, material and finishing specifications.
 Any other specifications not exclusively mentioned here means it is good to be covered
in the Architect specifications provided by Architect during construction stages.
 Interior design plan and implementation/execution will be done by the contractor.
 Tapered roof area will be charged at Rs. 200/sft.
 Sump with capacity up to 10,000 ltrs.
 Drawing Designing and interior designing will be charged Extra.
 Boundary wall, Light Fittings Landscaping, Chimney Stove. Will be charged Extra.
 Plan sanctions from Gram Panchayat is at owner risk
 BECOM Connection and Temporary electrical connection meter deposits its of owner
responsibility
 Water supply for construction and curing provide by owner

5. Shutters Windows and ventilers: Neem Windows

Granite: (60~70 rupees)

6. Flooring Glazed tiles : (40-50 rupees)

Bathroom Flooring : 40~50 rupees

Inside: Tractor emulsion (Asian)

Outside: Apex Asian


7. Painting
MS rails: Enamel paints

Doors and windows: 2 coats

8. Cement Ultratech / bharati/ birla 53 and 43 grade

9. Steel Sunvik Fe550


10. Sand M-Sand and Natural sand

11. Hand Rails Mid range
