SPECIAL POWER OF ATTORNEY

That I, JULIE ANNE T. CHUA, of legal age, single, and a resident of 7-1A Queensville Court White Plains,
QC, do hereby name, constitute, and appoint ENGR. ZOSIMO OLIVER P. VILLA, of legal age, and a
resident of 35 Amber St. Northview 1, Batasan Hills, Quezon City, to be my true and lawful Attorney-in-
fact, for me and in my name, place and stead, to do and perform the following acts and deeds to wit:

1. To consolidate and subdivide my property (Lot 3 Block 12, Pcs-13-002056), of which I am the
registered owner of, as evidenced by Transfer Certificate of Title No. 004-2013005801 of the
Registry of Deeds for Quezon City, containing an area of ONE HUNDRED NINETY-EIGHT (198)
square meters, located along Joshua St. in Filheights Subdivision, Capitol District, Quezon City.
2. To transact, deal, pay and/or receive, sign for and in my behalf with any and all government
agencies and instrumentalities in connection with the consolidation and subdivision of my
property and the sale, transfer, and conveyance thereof of a portion of the said property, and
any payments I may be required to make under law, or in connection with any and all monies,
claims or benefits which I may be entitled to, upon such terms and conditions as my said
Attorney-in-fact may deem fit and proper.

HEREBY GIVING AND GRANTING unto my said Attorney-in-fact full power and authority requisite or
necessary or proper to be done in and about the premises as fully to all intents and purposes as I might
or could lawfully do if personally present (with power of substitution and revocation), and hereby
ratifying and conforming all that my said Attorney-in-fact shall lawfully do or cause to be done under and
by virtue hereof.
