I am writing for and in behalf of our clients, Mr. ROMEL PEREZ MANUEL, and
Mrs. MYLYN EVANGELIO ARBOIS regarding the Deed of Sale dated August 29, 2017
and March 14, 2018 executed by Seller, Mr. Crizaldy B. Demaclid for the ONE
HUNDRED SEVENTY TWO (172) square meters sold to Romel Perez Manuel and TWO
HUNDRED (200) square meters sold to Mylyn Evangelio Arbois, portion of the parcel of
land covered under Transfer Certificate of Title No. T-196,394. In accordance with the
said Deed of Sale, our client has been paying their obligation through you and
acknowledged receipt thereof.
Upon verbal demand on Mr. Crizaldy Demaclid, to communicate with Mr. Carlito
T. Abarquez regarding the Subdivision Plan of Transfer Certificate of Title No. T-196,394
and also to return the Owner’s Duplicate Copy of Transfer Certificate of Title which Mr.
Crizaldy Demaclid entrusted to your good office the TCT-196,394 for safekeeping and
processing purposes.
That one of my staff NIKO JAY S. PAJARITO, came over to your office clothe
with Special Power of Attorney, executed by Mr. Crizaldy Demaclid
Our client is hereby demanding that you provide the survey and subdivision plan,
within a period of Fifteen (15) days from receipt hereof, otherwise we are left with no other
recourse but to institute appropriate action to enforce and protect our client’s interest,
needless to say, would result into more expense, trouble and embarrassment to you.
