GENERAL SPECIFICATION

PROJECT: PROPOSED 4 BEDROOMS ONE STOREY BUILDING


LOCATION: BRGY. TAMARO,BAYAMBANG,PANGASINAN
OWNER : MRS. JOANA MARIE VIRAY FIRAY

I. SITE WORKS

A. WORK INCLUDED
1. Staking out of building, establishment of lines, grades and benchmark.
2. All excavation work including all necessary shoring, bracing and drainage of storm water
from site.
3. All back filling, filling and grading, removal of excess material from site.
4. Protection of property, work and structure, workman and other people from damage and
injury.

B. LINES, GRADES & BENCHMARKS


1. Stake out accurately the lines of the building and of the other structure included in the
contract, and establish grades therefore, after which secure approval by Architect before
any excavation work is commenced.
2. Erect basic batterboards and basic reference mark at such places where they will not be
disturbed during the construction of the foundation.

C. EXCAVATION
1. Structural excavation- excavation shall be to the depth indicated bearing values.
Excavation for footing and foundation carried below required depth shall be filled with
concrete and bottom of such shall be level. All structural, excavations shall extend a
sufficient distance from the walls and footings to allow proper erection and dismantling
of forms, for installation of service and for inspection. All excavation shall be inspected
and approved before pouring any concrete.

D. FILLING AND BACK FILLING

1. After forms have been removed from footing and foundation and when concrete works
hard enough to resist pressure resulting from fill, back filling maybe done, materials
excavated maybe used for back filling.

E. PLACING AND COMPACTING FILL

1. Common Fill – shall be approved, sit-excavation material free from roots, stumps and
other perishable or objectionable matter.
2. Before placing fill material, the surface upon which it will be placed shall be cleared of
all brush roots, vegetable matter and debris, sacrified and thoroughly wetted to insure
good bonding between the ground.

II. CONCRETE AND REINFORCED CONCRETE

A. GENERAL

1. Unless otherwise specified herein, concrete work shall conform to the requirements of
the Building Code, Full cooperation shall be given other trades to install embedded items.
Provision shall be made for setting items not placed in the forms. Before concrete is
placed, embedded items shall have been inspected.

B. MATERIALS
1. Cement for the concrete shall conform to the requirement of specifications for Portland

2. Water used in mixing concrete shall be clean and free from other injurious amount of oil ,
acids , alkaline, organic materials or other substances that may be deleterious to concrete
or steel.

C. PROPORTION AND MIXING

1. Proportion of all materials entering into the concrete shall be as follows:

CEMENT SAND GRAVEL

Class “A “ 1 2 4

Class “B” 1 21/2 5

Class “C” 1 3 6

Uss Class “A” concrete all concreting works.

2. Mixing – Concrete shall be machine mixed. Mixing shall begin within 30 minutes after
the cement has been added to the aggregates. In the absence of a concrete mixer, manual
mixing is allowed.

D. CURING

1. All concrete shall be moist cured for a period not less than seven (7) consecutive days an
approved method or combination applicable to local conditions
2. The surface of the concrete shall kept continuously wet by covering with burlap plastic
or other approved materials thoroughly saturated with water and keeping the covering
wet by spraying hosing.

III. MASONRY WORK

A. MATERIAL

1. Concrete hollow blocks shall a minimum face shell thickness of 1”.


Nominal size shall be 5” x 8” x 16” and 4” x 8” x 16”. Minimum compressive strength
shall be as follows.

Class A - 900 psi


Class B - 750 psi

All units shall be stored for a period of not less than 28 days (including curing period)
and shall not be delivered to the job site prior to that time unless the strength equal or
exceed those mentioned in these specifications.
2. Wall reinforcement shall be standard 10mm steel bar.
3. Sand shall be riversand or whitesand, well screen, clean, hard, sharp and free from loam,
silt or other impurities.
4. Cement shall be standard EXCELL OR ADVANCE
5. Mix mortar from 3 to 5 minutes in such quantities as needed for immediate use.
Retampering will not be permitted if mortar stiffen because of premature setting. Discard
such material as well as those which have not been used within one hour after mixing.

B. ERECTION

1. All masonry shall be laid plumb, true to line, with level and accurately spaced courses.
Bond shall kept throughout; 12% absorption shall be wet before laying work required to

be built in with masonry, including anchors , wall plugs and accessories, shall be built in
as the work progress.

2. Each course shall be solidly embedded in Portland cement mortar. All units shall be
damp when laid in a full bed of unfurled mortar. All horizontal and vertical points shall
be completely filled with mortar when laid. Each course shall be bounded at corners and
intersections. No cells shall be left open in face surfaces. All cells shall be filled with
mortar for exterior walls, Unit terminating against beam or slab Soft fits shall be wedged
tight with mortar.

3. Lintel shall be of concrete and shall be enforced as shown on the drawings.

IV. TILE WORKS

A. FLOOR TILE INSTALLATION

1 Do not start floor tiling unless wall tile setting has been completed.
2. Before spreading setting bed, establish borderlines center wires in both direction to
permit laying pattern with minimum of cut tiles. Lay floors without border from
centerline outward. Make adjustment at walls.
3. Clean concrete sub floor and moisten it without soaking. Sprinkle dry cement over
surface. Spread setting bed on concrete and tamp to assure good bond over the entire bed
thickness at ¾” but never less than ½”

B. WALL TILE INSTALLATION

1. Scratch coat for application as foundation coat be at most ½”. While still plastic, deeply
crossed scratch coat. Protect scratch coat and keep shall be cure for at least two days
before starting tile setting.
2. Soak wall tile thoroughly in clean water before setting. Set wall tile by trawling neat
Portland cement skim coat on float coat or apply skim coat to back of each tile units.
Immediately float tiles in place. Make joints straight, level and perpendicular. Maintain
vertical joint plumb.
3. Grout joint in wall tiles with neat white color cement immediately after suitable area of
tiles has been set.

C. WORKMANSHIP

1. Executive rough carpentry in best, substantial workman likes manner. Erect framing
through to line, level and dimension square, aligned, plumbed well spliced and nail, and
adequate brace.
2. Secure to grounds, otherwise fasten in position to hold correct surfaces, lines and level.
Make finish work flat, plumbed, and true.

C. CEILING
1. All interior ceiling shall be gypsum board 9mm and metal framing.
2. All exterior ceiling shall be hardiflex ¼ mm and metal framing.
3. Ceiling eaves use painted spandrel.

VI. PLUMBING WORKS

A. MATERIALS
1. belden type pipes for all water lines
2. Neltex PVC pipes for soil, waste and vent pipes.
3 Water Closet –Equivalent brand
4. Lavatories –Equivalent brand

B. INSTALLATION
1. Install plumbing fixtures free and open afford easy access for cleaning.
2. Install plumbing fixtures as indicated n drawings, furnishing all brackets, cleats, plates
and anchors required to support fixtures rigidly in place.
3. Install all fixtures and accessories in location directed in accordance with
manufacturers instruction.
4. All soil drainage pipes shall be secured strongly by hooks to building framing.
5. Vertical pipes shall be secured strongly by hooks to building framing.

C. ROUGH-IN
1. Provide correctly located opening sizes where required in walls and floors for passage
of pipes.
2. All items to be embedded in concrete shall be thoroughly clean and free from all rust,
scale and paint.
3. All changes in pipes on soil, wash and drain lines shall be provided with reducing
fittings.
4. All pipes shall be cut accurately to measurement, and worked into place without
forcing.
5. Care shall be taken so as weaken the structural portion of the building.

V11. ELECTRICAL WORKS

A. MATERIALS AND WORKMANSHIP

1. Power service: ---------/230 volts. Two Phase.


2. Raceways: All power and control wiring shall be in Moldflex corrugated conduits.
3. Panel board : Furnish and install the circuit breaker/electrical panel board as shown in
plan.
4. Wiring.
a. THHN Wires Shall be Phelpes Dodge. Columbia or approved equivalent.

b. No wire shall be drawn into a raceway until it is complete with all necessary
fittings, boxes support. Connections shall be securely fastened such as not to
loosen under vibration and normal strain.
5. Receptacles, Switches and outlets
a. Provide as indicated in drawings the switches and receptacles with proper cover
plates.
b. Switches and Convenience outlets shall be of quietmatic type, national,Panasonic
or royu brand..
6. Lighting outlet at ceiling shall be provided with 4” junction box.
7. Lighting fixtures/Electric meter: All lighting Fixtures and Electric Meters shall be
furnished by the owner

VIII. PAINTING

A. MATERIALS AND WORKMANSHIP

1. Exterior and interior Masonry Surfaces


a. Use construct permaplast for surface preparation.

b. Surfaces to be painted must be thoroughly clean and dry, free of dust, grease, rust,
grease or mortar.

c. Use boysen or davies coat brand
