DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by


and between:

______________________________, of legal age, married, Filipino, and with


office address at ________________________________________________________,
Philippines hereinafter referred to as the VENDOR,

-AND-

_____________________________, of legal age, Filipino, married and with


residence and postal address at
__________________________________________________, hereinafter referred to as
the VENDEE.

WITNESSETH:

1. The VENDOR is the absolute owner of one (1) registered parcel of lands with
a total of ______ sq. m. situated in ______, Philippines, and covered by
TRANSFER CERTIFICATE OF TITLE No. _____ issued by the Register of
Deeds for ______ and more specifically described as follows, to wit:

2. For and in consideration of the total sum of _____________________________


(Php _______,000.00) Philippine Currency, receipt of said total purchase
price is hereto acknowledged by the VENDOR, paid by the VENDEE to the
VENDORS, the VENDORS by these present hereby SELL, TRANSFER and
CONVEY, unto the said VENDEE, his heirs and assigns the above-
described parcel of REGISTERED LAND including all improvements;

3. CONTRACT PRICE: Php _________________

Payable in the following manner:

b. Php ____________ to be paid in Twelve (___) equal monthly
installments of Php ___________ per month through ____________

4. It is hereby declared that the boundaries of the foregoing land are visible
by means of natural and man-made boundaries as shown in the survey
plan of the above-described parcel of land;

5. The VENDOR hereby warrants that the above-described parcel of land is
free from liens and encumbrances and further warrant the peaceful
possession by the VENDEE of the hereto sold property;

6. All expenses for the capital gains tax, documentary stamp tax, and fees
shall be for the account of the VENDEE, as well as the expenses for the
transfer registration.

7. DUE DILIGENCE:

That the buyer has already conducted due diligence and has found the
property to be acceptable and buys them on an as-is-where-is condition.

8. PENALTY:

Failure to fund any of the monthly installments shall cause the


termination or cancellation of this Deed of Absolute Sale. All previous
payments shall be forfeited in favor of the VENDOR as liquidated damages.
Buyer shall automatically turn-over possession of the property in its
original condition in good running condition without prejudice to the filing
of the appropriate legal action.
