W I T N E S S E T H:
That for the consideration of the rental to be paid by the LESSEE unto the
LESSOR, the said LESSOR does hereby lease unto the LESSEES the above-
mentioned SPACE, subject to the following terms and conditions:
I. TERM OF LEASE
This contract shall be for a period of TWO (2) YERAS, beginning on
____________, 2015 and ending on __________________, 2017
renewable upon agreement of the parties.
II. RENTALS:
The monthly rental shall be P15,000.00, Philippine currency. Upon
the execution of this contract however, the LESSEES agree as they hereby
agree to make an advance rental equivalent to three (3) or the amount
of FORTY FIVE THOUSAND PESOS (P45,000.00).
III. USE/PURPOSE:
The LESSEES shall use the leased premises as extension of their current
business including glass and aluminium works/supply.
V. MAINTENACE:
For the purposes of maintaining the leased premises in good condition,
the LESSEES hereby allows the LESSOR and his duly authorized
representative to conduct inspection thereof at any reasonable time while
the OCCUPANTS/LESSEES or his representatives are present.
VI. CHARGES/SERVICES:
The LESSEES shall pay all city services such as but not limited to electric,
water, telephone, and all other city services.
VII. DAMAGES:
Damages on the leased premises brought about by the negligence or
carelessness of the LESSEES or their representatives shall be at their own
account and expense. Those brought about by force majeure and ordinary
wear and tear shall be for the account of the LESSOR.
VIII. DELIVERY:
The Leased premise is in good and habitable condition when delivered to
the LESSEES and MUST be in the same condition when turned over at the
termination of the contract.
8.a The LESSEES shall immediately deliver/turn over the leased premises
unto the LESSOR at the termination of this contract without the need of
any demand; and
8.b Should the LESSEES fail to make such delivery, the LESSOR is hereby
authorized by the LESSEES to apply reasonable force to obtain possession
of the leased premises without the necessity of a judicial action.
IX. LIRIGATION:
Any action or suit that may arise in connection with the enforcement,
interpretation or implementation of this contract is hereby agreed upon to
be brought or filed with the appropriate Courts in La Trinidad, Benguet to
the exclusion of all other venues.
