DEED OF ABSOLUTE SALE of REGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:


This DEED OF ABSOLUTE SALE, made and executed by :
VIRGILIO G. GO, single, of legal age, Filipino with residence and post office address
at Km. 3, Marcos Highway, Davao City, hereinafter called the VENDOR, in favor of –
IRISH D. ALMAZAN, of legal age, single , Filipino, with residence and post office
address at No. 30 St. Therese, Dominican, Davao City, hereinafter called the VENDEE.
WITNESSETH:
WHEREAS, the VENDOR is the registered owner of a certain parcel of land situated
in Barrio of Puti, Sto., Tuba, Davao City, containing an area of 10,000 square meters covered
and embraced by Transfer Certificate of Title No. T-41616, Davao Registry and more
particularly described as follows, Vis:

“A parcel of land (Lot 2-A-2, Psd-1-06147, being a portion of Lot 2-A (LRC) Psd-
158382, L.R.C.REC. NO. 5) situated at Bo. Puti, Mun. of Tuba, Prov. Of Davao, Island of
Mindanao: Bounded on the SE., & S. along lines 6-1-2 by Public Land; on the SW., along the
line 2-3 by Lot 2-A-1; of the subdivision plan; on the N., along line 3-4 by Lot 2-B (LRC) Psd-
158382; on the NE., along line 5-6 by Lot 2-E (LRC) Psd-158382; Beginning at a point marked
“1” on Lot 2-A-2, on plan, being S. 6 deg. 04’W., 2137 M. from Triangulation Sta.
“BAKAKENG”, Baguio T.S thence S. 75 deg. 20’W., 163.91 m. to point 2; thence N. 18 deg.
04’ W., 39.52 m. to point 3; thence N. 73 deg. 25’E., 166.36 m. to point 4; thence N.deg. 54’E.,
68.00 m. to point 5; thence S. 29 deg. 34’E., 41.54 m. to point 6, thence S. 50 deg. 54’W., 79.74
m. to point of beginning; containing an area of TEN THOUSAND (10000) SQUARE METERS.
ALL points referred to are indicated on the plan and are marked on the ground as follows:
Point 2 & 3by P.S. cyl. conc. mons. Data of original survey on July 10-11, 1964; Date of
subdivision survey on Feb. 4-5, 2019 and approved on March 30, 2019”.
NOW THEREFORE, for and in the consideration of the sum of TWENTY FIVE
MILLION PESOS (P25,000,000.00) Philippine currency, receipt of which is hereby
acknowledge from the VENDEE by the VENDOR, VENDOR does by these presents hereby
SELL, TRANSFER and CONVEY, unto the said VENDEE, her heirs and assigns, the above-
mentioned real property;
That the above-mentioned real property is not tenanted and nor primarily devoted to the
production of rice and corn in whole or in part as of Oct. 21, 1972 and/or on the date of
registration.
That the provisions of Article 1623 of the New Civil Code and the Land Reform Code
has been complied with.
IN WITNESS WHEREOF, the parties hereto have set their hands at Davao City,
Philippines, this15th day of January, 2020.
