Title Note in respect of Land bearing Sy.No. 171/1 measuring 01 Acre, situated in
Kattigenahalli Village, Jala - 2 Hobli, Bangalore North (Additional) Taluk, Bangalore
Urban and duly converted from Agricultural to non-agricultural Residential Purposes
vide Deputy Commissioner’s Order bearing No: ALN: (NA) JALA/S.R: 30/07-08 dated
22/03/2010 and bounded by:

East : Sangeetha Farm,


West : Private Layout,
North : Sangeetha Farm and;
South: Bagalur Main Road

The above land shall hereinafter be referred to as Schedule Property for convenience.

The Schedule Property earlier an agricultural land formed portion of Larger Property that is
land bearing Sy.No.171/1 measuring 2 Acre 25 Guntas, situated in Kattigenahalli Village, Jala
Hobli later Jala - 2 Hobli, Bangalore North (Additional) Taluk earlier Devanahalli Taluk,
Bangalore Urban District.

One Sri.Chinappa, Sri.Ramaiah and Sri.Venkatappa sold the Schedule Property in favour of
Sri.Utarid in terms of a Sale Deed dated 14/08/1974. The said Sri.Utarid inturn sold the
Schedule Property in favour of Smt.Vijaya Narasappa in terms of a Sale Deed dated
30/12/1994. Pursuant to the sale in favour of Smt.Vijaya Narasappa, Khata was mutated in
her name in the Revenue Records as per Mutation Extract bearing No.53/1995-96.

Smt.Vijaya Narasappa secured conversion of the Schedule Property from agricultural to non-
agricultural Residential Purposes vide Deputy Commissioner’s Order bearing No: ALN: (NA)
JALA/S.R: 30/07-08 dated 22/03/2010. (Complete Copy of the said Order is not available).
It appears that phodi was affected in respect of the Larger Property wherein 1 Acre 35 Guntas
owned by Sri.Sanjeev Prakash and Sri.Suraj Prakash (earlier owned by Sri.Prakash Chandra)
was assigned with Sy.No.171/3 and balance 1 Acre that is the Schedule Property owned by
Smt.Vijaya Narasappa continued to bear the same Sy.No.171/1.

In terms of a Gift Deed dated 29/09/2011, Smt.Vijaya Narasappa gifted 75% undivided share
in the Schedule Property in favour of her daughter Smt.Shivamala Narasappa and balance
25% undivided share in the Schedule Property in favour of her husband Sri.M.S.Narasappa.
Smt.Shivamala Narasappa and Sri.M.S.Narasappa entered into a Joint Development
Agreement with M/s Mid West Builders Private Limited, No.09,old No.402, 30th Main,
J.P.nagar, 1st Phase, Bangalore - 78 for development of the Schedule Property into multi
storied apartment building.

Revenue Records
 RTC 1995-96, 2006-07 and 2010-11 reflects the name of Smt.Vijaya Narasappa.
 Pls clarify whether fact of conversion was recorded in the RTC.
 Tippani is furnished and the same reflects the name of one Sri.Venkataramanappa
and one Sri.Muni Venkatappa as karda in respect of Sy.No.171.
 Village Map confirms the location.

Endorsements
Endorsement issued by the Special Tahsildar Bangalore North (Additional) Taluk, Bangalore
bearing No.LRF.CR:303/2007-08 dated 02/07/2007 states that the name of Kattigenahalli
Village and its Survey Numbers are not mentioned in the Tenancy Claims Register.
There are no proceeding registered under Section 79 (A) and (B) of Karnataka Land Reforms
Act 1961 vide Endorsement issued by the Assistant Commissioner Bangalore North Sub-
Division, Bangalore.
