Each Floor has its unique features.


• The Lower Ground Floor has mostly Convenience Stores. Brands like Big Bazaar, LG, MI
Stores, Home center by Lifestyle, etc. are located here. Big Bazaar and Lifestyle store is
the main attraction of the floor.

• The Ground Floor and First Floor shops a variety of products of International Brands. For
Example, H&M, Adidas, Arrow, Lewi’s, Van Heusen, etc. Though it offers many brands,
majority of Footfall is generated by selected few brands. Brand Positioning dominates
here.

• The Second Floor is mostly dedicated to Indian Clothing Brands like Raymond, Biba,
Bombay Selections, Geetanjali, etc.

• The Third Floor is the home of a variety of Dining Restaurants. It’s the major Footfall
generator of the mall. Almost every type of dish is available in this area.

• The Fourth Floor is the home of PVR ECX and some major Food Courts like KFC, Burger
King, Subway, etc. PVR is a major footfall generator for the mall with over 7 Screens.

Kiosks and Rental Information


Kiosk's rent purely depends on the location in the Mall. Kiosks rent is most on Ground Floors
(due to easy accessibility) and on the Top Floor (due to PVR ECX).

Anchor Stores in vicinity increases the Kiosk’s rent. Nearness to vertical components like Stairs
and Elevators also add value to the rent and location.

Average Rent on Lower Ground Floor is about Rs.60000-Rs.70000 while Ground Floor has a
rent of about whooping Rs.1 Lakh – Rs.1.5 Lakh.

Shopping Malls Byelaws of Noida


For any Shopping mall being build in Noida Maximum Ground Coverage would be 40%,
Maximum FAR allowed will be 2.00 with no maximum height allowed. An approval from
Airport Authority of India will be required if build above 40m

FAR shall not include


• Basements: Should be used for services, storage, etc otherwise it will be included

• Atrium: There should be no commercial activity otherwise will be included in FAR
• Service Floors for Multi-storey buildings after 4 Floors.

• Open Ramps: Area under ramps should not be used for commercial purpose
otherwise included in FAR
