Scope of Work Quantity Surveyor

Project cost and expenses will be reviewed by QS and incorporated in to a certain documentation
and report throughout the project sequences.
The scope of QS services is generally link with construction sequences which comprises two
main sections namely Pre Contract and Post Contract as indicated below:

1. Pre Contract
Together with “ Owner Representative” and “Project Manager” to manage and implement the
following:
a. Manage and implement the Services Quantity Surveying period related to the Pre Contract
Work : Mechanical & Electrical Installation, Architectural & Finishing Works.
b. Assisting Project Manager and Owner Representative to manage the tender process , such
as preparing tender documents, made the assessment report of the tender, to prepare a
recommendation and a letter of appointment of the awarded contractors and prepare
contract documents.
c. Attending meeting of consultants, meetings coordination of planning, meetings in project
and other meetings as may be necessary to effectively protect the financial interest Owner
Representative.
d. If for any obstacles and the design change that resulted Bills of Quantities that have been
completed should be changed/recalculated more than once, requiring additional resources/
working hours then the added cost will be charged/ paid by the “Owner Representative” to
QS (minor changes will be done by QS with no added cost).
e. If for any decision the client, QS should do Services Quantity Surveying beyond the Scope
especially item …..- Not Include, the added cost will be charged/paid by the Owner
Representative to the QS.
2. Post Contract
Together with Owner Representative and Project Manager to manage and implement the
following:
a. Manage and implement the Services Quantity Surveying Services and Post Contract related
to Mechanical & Electrical Installation, Architectural & Finishes Works.
b. Checking progress work in the project and issue certificates of payments related to be
signed by Owner Representative.
c. Setting up the status of project cost, the estimated final cost of the project, expenses,
payment status, variation and differences in price/cost that has not been agreed.
d. Access and calculate the variation based on the additional work order signed by the Project
Manager and changes to the design that impact on the cost of the project.
e. Recommend and negotiate the variation work.
f. Attending monthly project meetings and coordinate with Owner Representatives and
Project Manager to monitor the status of the progress work.
g. Prepare and recommend the final account, to be examined, approved and certified/signed
by Owner Representatives and the Contractor.
h. If due to obstacles the services Quantity Surveying increase longer than the program are
listed below , the added cost will be charged/paid by Owner Representatives to the QS

i. If for any decision, QS will be working on Quantity Surveying Services more than these
scope, the added cost will be charged/paid by Owner Representatives to the QS.
j. If for one reason or another, post contract period exceeding 4 months additional services
Quantity Surveying related additional will be charged.

3. Exclusions
a. Measuring quantity and assessing prices in connection with fittings, furnishings and
equipment such us : fixed and loose fittings and furniture, curtains, loose carpet, decorative
lamps, sculptures and other art works.
b. Measuring quantity and assessing prices in connection with specific function equipment
such as kitchen equipment, laundry equipment.
c. If for any obstacles and then design change that resulted recalculating of Bill of Quantity
more than once, requiring additional resources/working hours then this additional cost will
be charged /paid by the Owner Representative to QS.
d. Furniture and equipment (Fitting and furnishing) are not included in this scope or work.
