THIS RENTAL AGREEMENT IS EXECUTED AT CHENNAI ON THIS THE DAY OF 01-

March -2017

between:

Mr. Neelraj aged about 50 years, residing at New 9/5 M H Colony 1 st Main road,Aminjikarai
Chennai 600029. Here in after called the “OWNER” of the ONE PART; AND

Mr. Samuvel Tamilselvan D aged about 26 years, residing 9/5 M H Colony 1 st Main
road,Aminjikarai Chennai 600029.., herein after called the “TENANT” of the SECOND PART;

Allows, shall mean and include their respective heirs, executors, administrators, legal
representatives, successors and assigns;

The OWNER is the absolute owner of the premises being residing at 9/5 M H Colony 1 st Main
road,Aminjikarai Chennai 600029. and more fully described in the schedule mentioned premises
for 12 months only to be occupied for Residential purpose, and OWNER also agreed to let the
schedule mentioned property for 12 MONTHS AS DESCRIBED IN THE SCHEDULE.
NOW THIS RENTAL AGREEMENT WITHNESSETH AS FOLLOWS:

1. The rent for the premises is Rs. 8300/- (Rupees eight thousands and three hundred only) per
month exclusive of Electric charges to be pay directly to Electricity Board as per readings to the
meter.

2. The TENANT shall pay the rent of every month regularly to the OWNER on or before tenth day
of every succeeding English Calendar month.

3. The TENANT has paid a sum of Rs. 8300/- (Rupees eight thousands and three hundred only) to
the OWNER as security deposit. The said Rs.50000/- shall not carry any interest and the sail
amount shall be refundable to the TENANT at the time of vacating and delivering vacant
possession of the premises, after deducting or adjusting any arrears of rents due by him/her. This
advance amount shall not bear any interest whatsoever.

4. If the TENANT commits any damage to a premises leased to her and damages are to be
ascertained at the time of handling over possession and shall be deducted from and out of the
said security deposit and the balance amount shall be paid to the TENANT.

5. The OWNER will pay the Property Tax to the Corporation of Chennai and Water and Sewage
charges CMWSSB whenever falls due.

6. The TENANT shall keep the premises leased out to him in good tenantable condition.

7. A notice of one month on either side has to be given for vacation of the said premises to vacate
before the expiry of the agreement.
8. On expiry of this agreement, the tenant shall hand over vacant and peaceful possession of the
said premises to the owner.

9. It is mutually agreed to by and between the parties that the event of any dispute arising only the
courts at Chennai will have jurisdiction the place where the agreement is entered into.

SCHEDULE

Today both the parties have agreed to all the terms and conditions contained in this agreement of
tenancy together with the following notifications in respect of items No.1 and term No.3 and
agreed to renew this agreement of tenancy for a further period of twenty-three months with effect
from 01 March 2017.

IN WITNESS WHEREOF THE OWNER AND THE TENANT HERETO HAVE PUT
THEIR RESPECTIVE HANDS HERETO THE DAY AND YEAR FIRST ABOVE
WRITTEN IN THE PRESENCE OF:
