The Environment Management Plan would consist of all mitigation measures for each item
wise activity to be undertaken during the construction, operation and the entire life cycle to
minimize adverse environmental impacts as a result of the activities of the project. It would
also delineate the environmental monitoring plan for compliance of various environmental
regulations. It will state the steps to be taken in case of emergency such as accidents at the
site including fire.

Environmental aspects of building construction and operation should be addressed at

planning stage by identifying Environmental goals and incorporating the requirements to be
implemented. Further, while awarding the contract the knowledge and experience of the
contractor shall be checked. If the contract has been tentatively finalized then the
importance and implementation of Environmental issues should be discussed to ensure the
best possible attention of Environmental aspects.
The design team should work with the construction contractors to adopt following
Environmental guidelines to be followed during construction:

 Construction specifications
 Purchasing construction materials
 Reducing site Environmental impacts
 Dust emission control during construction
 Optimized energy and water Use
 Runoff prevention and waste management.

It is advisable for commercial project to integrate Environmental Management System

(EMS) with Environmental requirements into its buildings to improve the Environmental

performance. A successful EMS facilitates a proactive approach to the Environment rather

than reactive to a crisis situation.

Mitigation measures specific to identify significant Environmental impacts during the

construction and operation phases of the project are presented in below Tables. During
construction phase, 06 monthly monitoring of ambient air, noise and groundwater to be
done while during operation phase indoors air quality, ambient air quality, noise level need
to be monitored on six monthly bases. Waste water quality also to be monitored on
biannually basis. Both during construction and operation phases of the project, a dedicated
person should be responsible to look after Environment, safety and health related issues for
the project.

1. PROJECT LAYOUT AND DEVELOPMENT CONTEXT

BPTP Limited was established in 2003. Today it is one of the key players in the real estate
development industry. BPTP's promoters commenced business in real estate development in
1994 with primary focus on commercial properties. BPTP is a professionally managed and
technology driven company, with a belief that ideas and innovations with the right action
always bring in the desired growth. BPTP Ltd., since its inception, has engaged in developing
various projects in & around the NCR. The promoter started off by building commercial office
spaces in the capital. From there on, the company has stretched its arms into 4 major verticals
of real estate i.e. Residential, IT-SEZ, Retail, Hospitality in the entire NCR i.e. Delhi, Noida,
Gurgaon and Faridabad.

The existing business districts in Delhi are near saturation levels with limited space availability
for future expansions. Majority of the developments undertaken have witnessed infrastructure
bottlenecks, parking related issues, etc. To capitalize on this need gap, this project is ideally
positioned to be developed as an iconic business district within the NCR region. Development
of skyscrapers as part of this project would result in creation of a landmark, comparable to
some of the popular business destinations worldwide

The development of the proposed project is expected to house green buildings with
sustainable design and green architecture to avail lower maintenance costs and environmental
impacts, integrated to create constructive synergies. The development will encompass: the
following components:

 Well designed office spaces - Catering to the corporate offices of the following
sectors:
 BFSI, Manufacturing, Advertising / Media, Consulting, Telecom, etc.
Hotels / Serviced Apartments /Conventional Centre – Catering to the luxury &
business needs
 Integrated Shopping Malls / High Street Retail – Incorporating Retail and
recreational facilities.
Some of the key features of the development include:
 Green building concept to ensure environment friendly structures
 Multiple entry / exit points to the subject development to ensure smooth traffic
flow

The treated water will be used in flushing and horticulture. The sludge generated from
the STP will be used as manure for gardening purpose within the project area.

6. RAINWATER HARVESTING CALCULATION

In the upcoming commercial project there is provision for rain water harvesting pits as
per the required norms. The storm water disposal system in the proposed premises is
required to be self-sufficient in order to avoid any collection/stagnation and flooding
of water. The quantum of storm water run-off depends upon intensity and duration of
precipitation, characteristics of the tributary and time required for such flow to reach
the drains. The drains will be located on either side of the carriage way. Taking the
advantage of road camber, the runoff will flow towards the drains from the roads. The
storm water from various plots and streets will be carried to adjacent drain by a pipe
through catch basins. It has been decided to provide 2 rain water harvesting pits and 2
rainwater harvesting tanks at selected location, which will catch the maximum run-off
from the area.
1) Since the existing topography is congenial to surface disposal, a network of
storm water pipe-drains has been planned adjacent to roads. The water from the roofs
of all buildings will be brought down through rain water pipes.
2) The proposed storm water system consists of pipe drain, catch basins and
storage tanks at regular intervals for rain water harvesting.

44
BPTP International Trade Center Ltd.
Commercial Project namely “Capital city” Plot No. 2B CONCEPTUAL PLAN
Sector - 94, Noida,

3) For basement parking, the rainwater from ramps will be collected in the
basement storm water storage tank. This water will be pumped out to the nearest
external storm water drain.
The Rain water harvesting has been catered to and designed as per the guidelines of
CGWB. The ground water level in the area is 8-10 meters bgl. Peak hourly rainfall has been
considered as 50 mm/hr. The design specifications of the rain water harvesting plan are as
follows:
 Catchments/roofs will be accessible for regular cleaning.
 The roof will have smooth, hard and dense surface, which is less likely to be damaged
allowing release of material into the water. Roof painting will be avoided since most
paints contain toxic substances and the same may peel off.
 All gutter ends will be fitted with wire mesh screen and a first flush device will be
installed. It is ensured that most of the debris viz leaves, plastic bags, paper pieces etc
carried by the rain water from the rooftop will get arrested by the mesh at the terrace
outlet and prevent contamination. It is ensured that the runoff of first 10-20 minutes
of rainfall will flush off completely.
 No sewage or wastewater will be admitted into the system.
 No wastewater from areas having oil, grease or other pollutants will be connected to
the system.

Estimation of storm water load, total volume of storm water and number of pits to
be developed

Roof-top area = Ground Coverage = 14261.85 m2

Green Area = 25162.92 m2
Paved Area = Plot Area – (Roof-top Area + Green Area)
= 57344.10 – (14261.85 + 25162.92)
= 102949 –64723.28
= 17919.33 m2
Runoff Load

Roof-top Area = 14261.85 × 0.050 × 0.7

= 499.16 m3

Green Area = 25162.92 × 0.050 × 0.2

= 251.63 m3

45
BPTP International Trade Center Ltd.
Commercial Project namely “Capital city” Plot No. 2B CONCEPTUAL PLAN
Sector - 94, Noida,

Paved Area = 17919.33 × 0.050 × 0.75

= 671.97 m3

Total Runoff Load = 251.63 + 671.97 m3

(For Rainwater Harvesting Pit) = 923.6 m3
Taking 15 minutes Retention Time, Total volume of storm water = 923.6/4
= 230.9 m3
Taking the effective diameter and depth of a Recharge pit 6m and 3m respectively,
Volume of a single Recharge pit = π r2h= 3.14 × 3 × 3 × 3 = 84.78 m3

Hence No. of pits required = 230.9/84.78 = 2.72 pits say 3 pits. Thus three Rain Water
Harvesting pits are proposed for artificial rain water recharge within the project
premises.

Total Runoff Load (For Rainwater Harvesting Tank) = 499.16 m3

Taking 15 minutes Retention Time, Total volume of storm water = 570.47/4
= 124.79 m3

Taking the effective length, breadth and depth of a rainwater storage tank as 5.5 m, 5m
and 3.5 m, Volume of a single rainwater storage tank = 96.25 m3

Hence No. of tanks required = 124.79/96.25 m3

= 1.29 say 2 tanks

Thus 3 Rain Water Harvesting pits are proposed for artificial rain water recharge and 2
tanks for rainwater storage and reuse within the project premises.
