Foreword

This criteria act as a guide for the design of all work by Merchants in conjunction with the
provisions of the Merchant’s lease with the Developer. Furthermore, these criteria are
subject to revision by the Developer, and the Developer’s interpretation of these criteria
is final and governing.

All areas exposed to public view are subject to a thorough design review and approval
process by the Developer. Merchants must address storefront and interior design,
materials, colors, signage and lighting. Additionally, specific criteria, applicable to various
locations in the commercial development must be met.

Introduction
This Design Criteria manual is primarily intended as a guide to assist the Lessee and his architect and contractor during
the design and construction phases of his space in conforming to the aesthetic and technical standards set forth for
Ayala North Exchange Office Tower 1

Each Lessee is required to retain the services of an architect or interior designer, engineer, and sign fabricator and to
provide them with the appropriate information contained in this Design Criteria manual.

The Lessor, Ayala Land, Inc (ALI) through the Property Manager shall have the right to review, reject and approve the
plans prior to construction. It is advised that the Lessee coordinate with the Property Manager for approval of preliminary
designs prior to implementation.

The information provided in this document is subject to change at ALI’s discretion without notification to the Lessee
and/or his associates. ALI has the right to modify or revise information or guidelines referenced herein in the best interest
of the project or in the event of conflict.

The interior design and space plan should conform to the National Building Code and Fire Code of the Philippines. The
Lessee shall secure all necessary permits prior to implementation of the fit-out works.

This manual is intended to guide the tenant in the design and to conform to the aesthetic, technical and environmental
standards set by the building designers for the Ayala North Exchange Office Tower 1. The Owner, Ayala Land, Inc.,
through Ayala Property Management Corporation (APMC) shall have the right to review, approve or reject the plans prior
to construction.

The interior design and space plan shall conform to the latest editions of the National Building Code of the Philippines,
Fire Code of the Philippines, and all other relevant local Codes and regulations. The tenant shall secure all necessary
permits prior to implementation of the fit-out works.

1.0 INTRODUCTION

1.1 The leased space form part of Ayala North Exchange Office Tower 1, is managed by Ayala Property
Management Corporation and owned by Ayala Land, Inc.

1.2 Compliance with Code Requirements and the soundness of the plans shall be the sole responsibility of
the Tenant and its consultants.

1.3 The Property Manager will coordinate fit-out of Tenants leased space. If you have any queries
regarding the details required or procedure to be followed, please contact the Property Management
Office.

1.4 This guideline has been prepared to assist Tenants in planning their leased spaces and installing their
business as efficiently and expeditiously as possible. Upon acceptance of Tenant’s offer, the following
will be provided in supplement to thus guide:
1.4.1 Plans
(a) Key Plan showing the location of the leased space
(b) A floor plan to a scale of 1:100 in metric.
(c) A services plan to a scale of 1:100 in metric
Note: The above drawings are extracted from information supplied by the Owner’s
consultants. While the information contained generally reflects the As-built base
building condition, the Owner or their representatives will not be held responsible
for any deviation of the information from the existing site condition. The Tenant’s
consultant/contractor must verify all dimensions and services on site before
commencing detailed design.

2.0 CONTRACT OF LEASE


2.1 All tenancies are subject to the terms and conditions set down in the standard form of Contract of
Lease, including any special conditions, a copy of which you have signed and initialed.

2.2 The tenant will be provided with and required to complete the formal Contract of Lease prior to the
leased space being handed over to. Possession of the lease prior will not be granted until the tenant
and the Owner has executed the Contract of Lease.

3.0 TURN-OVER LEASED SPACE


3.1 The tenant will be informed by the Property Manager of the Possession Date. The tenant or its
authorized representative will be required to attend a turn-over meeting on the leased space and will
affirm that all of the provisions are present and in good and tenantable condition.

3.2 When the tenant has taken over the leased space, the tenants shall be responsible for its upkeep,
cleanliness, and security. Moreover, the tenant shall immediately restore my losses and damages to
the premises and shall abide by the fit-out guidelines.

4.0 DESIGN PROCEDURES


4.1 Submission of Plans
4.1.1 Upon receipt of this guideline, Tenants are required to submit 4 sets of preliminary plans to
the Property Manager on the form specified herein. All submissions should be addressed to
Ayala Property Management Corp., 2F MSE Bldg Ayala Ave. Makati City.

4.1.2 Turnover of the premises will be affected upon such date as will be advised in writing to
Tenant by the Property Manager.

4.1.3 Fit-out of leased space will not be allowed to commence in the absence of plans, building
permits, licenses, and approvals as required by the local government authorities and noted
as approved by the Owner, whose approval shall not be unreasonably withheld. However,
the rent-fee period will not be extended on account of Tenants’ failure to submit plans and
other documents in accordance with these procedures. Tenants should ensure all

documents are submitted.
4.2 Reviewing Fee
4.2.1 A fee will be charged in respect of the involvement of the Owner’s nominated reviewing
consultants or Building Administrator in the review and approval of fit-out plans and
coordination with the nominated contractors for any alteration and/or additional works
required. The fee involved will be solely done by tenant.

4.2.2 The review fee should be paid direct to the Owner’s reviewing Consultant, together with the
submission of the fit-out plans.

4.3 Fit-out Deposits / Refund


4.3.1 A refundable construction deposit equivalent to one month’s gross rent is required to cover
deductions for violations/sanctions of construction rules and regulations. The Property
Manager shall release the Construction deposit net of deductions (as may be necessary)
after the issuance of clearance.

4.4 Project Coordinator


4.4.1 A liaison person (i.e., one coordinating the works) shall be appointed by the tenant and his
name, contact number (i.e. telephone and mobile number) shall be given by the Property
Management Office for purpose of easy communication. The liaison person shall be
responsible for coordinating the execution of the fit-out / renovation works and shall
observe all instructions given by the Property Manager time-to-time.
This will be the only contact for the Property Manager. No other persons / comments
/ correspondences will be recognized.

4.5 Work / Access Permit/Hotwork permit


4.5.1 Any work carried out should secure a work permit from Property Management Office. The
tenant is required to submit, for security reasons the particulars of his contractors /
authorized representatives so that their access into and departure from the building can be
monitored by the security personnel.

4.5.2 The Hot work permit form is required by APMC to ensure fire safety of the building during
work that will entail welding, electrical works etc.
4.5.2.1 No hot work shall be allowed without ensuring that a fire watch is available in the
area.
4.5.2.2 The tenant is mandated to apply for hot work permit to BFP.
4.5.2.3 APMC and its authorized representatives reserve the right to order work
stoppage for failure of the merchant to get the necessary permits. Work stoppage
shall also be issued by the CE if the merchant’s workers violate the House Rules
and instructions of the BA. If the merchant’s workers continue to defy work
stoppage or orders from the CE/ALMI has the right to confiscate materials or
equipment to effect the stoppage. Proper documentation shall be done at all
times.

4.6 Comprehensive General Insurance


4.6.1 The tenant shall secure a Comprehensive General Liability Insurance to accredited
insurance company of the owner for bodily injury, for property damage to the building
and/or any third party for the whole duration of the fit-out construction. A copy of the
insurance coverage shall be submitted to the Property Manager.

4.7 Construction Permits


4.7.1 The tenant’s contractor shall secure the following permits from the Building Official:
4.7.1.1 Building Permit
4.7.1.2 Electrical Permit
4.7.1.3 Mechanical, Sanitary and Structural Permits (when applicable)
4.7.1.4 Signage Permit (when applicable)

4.8 Notice to proceed


4.8.1 This is the written notice given by the Property Manager to the tenant to start with the fit-out

construction of the leased space. The notice will only be released after items required in the
Pre-Construction Phase of the Tenant’s Comprehensive Checklist have been complied
with and the leased space has been properly boarded up. A copy of this Notice to Proceed
must be displayed at the construction site at all times.

5.0 Lease Remeasurement (LR) Guidelines


GENERAL PROCEDURE

5.1.1 Present on the day of Lease Remeasurement are Merchant or his/her duly authorized Representative
and Ayala North Exchange Representatives. Lease Remeasurement shall not begin if any of the
aforementioned parties are absent.
5.1.2 Ayala North Exchange Representatives shall proceed to get dimensions of the perimeter walls as
witnessed by the merchant and as specified hereinafter. All dimensions shall be indicated on the plan.
5.1.3 Once the Lease Remeasurement exercise is completed, all Representatives shall affix their signature
on the Plan as witnesses. A copy will be given to the merchant in the next working day.
5.1.4 The merchant is given a period of 5 working days upon receipt of the CAD Drawing from the owner to
contest the validity of the Floor Area presented. Absolutely no complaints regarding the Plan and Floor area
shall be entertained after this period.

SPECIFIC GUIDELINES

The Floor Area computation guidelines for all Ayala Land, Inc. RETAIL and OFFICE merchants shall be as
specified below:
5.2.1 Multiple Merchant Floor

5.2.1.1 The Rentable area on a Multiple Tenant Floor be measured FROM THE OUTSIDE FINISH OF:
5.2.1.1.1 PERMANENT OUTER BUILDING WALLS
5.2.1.1.2 WALLS DIRECTLY FACING OFFICE AREA
5.2.1.1.3 WALLS DIRECTLY FACING OTHER COMMON AREAS (e.g. SERVICE
CORRIDORS)

5.2.1.2 The Rentable area on a Multiple Merchant Floor for Office Merchants shall be measured from
the center of partition walls that separate the areas from the adjoining spaces.

5.2.1.3 NO DEDUCTIONS SHALL BE MADE FOR COLUMNS LOCATED WITHIN THE LEASED
PREMISES.

5.2.2 Single Merchant Floor

5.2.2.1 Rentable Area for both RETAIL and OFFICE MERCHANTS shall include all areas within outside
walls EXCLUDING:
5.2.2.1.1 STAIRS
5.2.2.1.2 ELEVATOR SHAFTS

5.2.2.2 Toilets within and exclusively serving only that floor shall be measured from the outside finish of
the toilet walls.

6.0 SUBMISSION OF PLANS AND SPECIFACTIONS

6.1 Technical Meeting


It is imperative that prior to the preparation of plans, the Merchant, his designers and/or designated
representative, shall set a technical meeting with the Ayala North Exchange Building Administrator to
discuss pertinent matters regarding Merchant Design Guidelines.

6.2 The tenant is required to submit plans and specifications regarding his fitting-out approval. The plans
and specifications shall:

6.2.1 Be signed by the tenant and signed and sealed by his designer or professional consultant.
(Architect, Prof. Electrical Engineer, Sanitary, Plumbing and Prof. Mechanical Engineer)

6.2.2 Comply with the A1 (594mm x 841mm) submission format as stipulated in the National
Building Code.

6.3 Timeline for the installation of the above-mentioned works and load requirements during installation are
required for review and comments by the Property Manager.

6.4 Four (4) complete sets of preliminary plans and specifications are required for review and comments by
the Owner’s reviewing consultant. All plans must be to a scale of 1:100 in A1 size. All technical
information (dimensions and specifications) must be in metric units.

6.5 Four (4) complete sets of final plans and specifications, incorporating comments by reviewing
Consultant, are required for statutory submission.

6.6 For both submissions, the following are required:

6.6.1 Floor Plans showing clearly


a) The internal layout of the leased space, including fittings and fixtures, specifying
the materials to be used.
b) Any wall or partition the tenant wishes to build or dismantle, specifying the height
and materials to be used.
c) The location of any unusual heavy loads, with full details of size and weight.
d) The location of proposed sanitary fittings, if any, scale 1:50 meter.
e) Any area of raised flooring for computer installations or similar equipment
f) Proposed modifications and additions to the electrical system, including the
location of power sockets and any electrical appliances.
g) Calculations of total power consumption from all electrical equipment.

6.6.2 Ceiling Plans showing clearly


a) Any partition which penetrates into the ceiling void and details of work inside the
ceiling void and materials to be used.
b) The location of light fittings, which are connected to the air-conditioning system and
those which are not.
c) Any proposal to change the location of the standard and non-standard light fittings
and any additional light fittings, clearly indicating those which have diffuser
attachments.
d) The location of the thermostat control units and any proposed modifications.
e) Details and the location of proposed air diffusers, level of false ceiling and public
address (PA) system, and all other installations or fixtures intended to be placed in
or hung from the ceiling.
f) Note: No combustible materials or exposed cables are permitted within the ceiling
void.

6.6.3 Electrical Layout Plans / Schematic to show clearly


a) Rating, type and location of the main switchboard and any local switch boards.
b) Single line diagrams showing the proposed power and lighting circuits. The
diagrams shall indicate the size of the cables, rating of breakers, wattages of light
fittings, sources of power for normal and emergency lighting and location of
electrical meter(s).
c) Electrical maximum demand calculation

6.6.4 Plumbing and Drainage Plans showing clearly.


a) Proposed plumbing and drainage connection points with pipe diameters and
materials.
b) Additional plumbing requirements such as backing through the walls or floor slabs
and piping route must be clearly marked. Drawings must show sections and details
of penetrations through affected wall and floor slabs. All drawings for plumbing
works must be endorsed by the Tenant, Tenant’s licensed / registered plumber and
structural engineer. In addition, Tenant shall undertake in writing to maintain the
pipes and fittings and to be responsible for any leak or damage caused by the
installation of these additional pipes and fittings.
c) Details of pantry floor waterproofing proposal.

6.6.5 Other Services Plan to show clearly


a) Proposed independent unit (e.g. AHU or FCU) for tenant’s computer room. The unit
must be chilled water type AHU or FCU.
b) Proposed detectors for the tenant’s computer rooms to be connected to the
Building’s alarm system. Special fire suppression equipment for the computer room
should be an independent unit.
c) Details of any special services should be shown in a separate drawing. The location
of the Building and the tenants’ signal interface point must be well indicated as well.
d) Drawings indicating proposed works required to spread the loading of heavy
equipment, if any, complete with calculations.

6.6.6 TO AVOID ANY DELAYS, PLANS MUST BE SUBMITTED AS SOON AS POSSIBLE.
PLEASE ENSURE YOUR PLANS ARE AS CLEAR AS POSSIBLE AND INCLUDE ALL
THE DETAILS REQUIRED.

6.6.7 NO EXTENSION OF FIT-OUT PERIOD WILL BE ALLOWED ON ACCOUNT OF PLANS


NOT BEING READY OR APPROVED FOR FAILURE TO COMPLY WITH THESE
GUIDELINES.

6.6.8 IT IS ADVISABLE THAT THE TENANT(S) DESIGN CONSULTANTS SHOULD CONSULT


WITH THE PROPERTY MANAGER. AND ACCREDITED DESIGN CONSULTANTS OF
THE OWNER PRIOR TO PREPARATION OF FIT-OUT DESIGN PLANS TO AVOID
DELAYS.

NOTES:

1. Incomplete plans shall not be received for evaluation


2. The owner, through APMC and the design consultants reserve the right to
approve, disapprove or give conditional approval to the merchant’s submitted
plans and drawings.
3. The efficiency of the design for the merchant space & the performance of the
materials used shall be the responsibility of the merchant’s
designer/contractor.
4. Approved plans must always be at the construction site. These plans are
considered the construction plans and must be followed by the merchant’s
contractor (any deviation from the approved plan is considered a violation).
APMC reserves the right to issue a work stoppage to the merchant if this
requirement is not met.

Architectural Design Standards
1.1 FLOORING

1.1.1. The leased space is provided with straight to finish concrete surface ready to receive
carpet. Tenant will provide, at his own and exclusive expense, a floor finish that is
lightweight, non-toxic, Low-VOC and has a class 1 flammability rating/smoke
generation.

1.1.2. Toilet, pantry and other areas within the leased space deemed likely to be exposed
to liquids, accidentally or for cleaning purposes, will be required to provide adequate
3-ply membrane waterproofing below the floor finish. Tenant shall provide sleeve,
fire stop, waterproofing and caulking to all floor penetrations. Such sleeves shall
extend 50 mm (2’’) above the floor finish.

1.1.3. Chipping or scarring of floor slabs is not allowed except coring for drainpipe
penetration for plumbing and drainage subject to the approval of the Owner.

1.1.4. For single tenant floors: The elevator lobby provided by the Owner shall be
maintained. Entrances to leased space shall be constructed flush to the wall. Such
entrances shall not be set back or project beyond the demise line.

1.1.5 For multi-tenant floors: The Owner shall identify the central circulation hallway, which
will be part of the limited common area and shall provide the floor, wall, and ceiling
finishes together with the required building services.

1.1.6 The central core walls provided by the Owner may not be altered or disturbed.

1.1.7 Construction of mezzanine floors is not allowed in any part of the leased spaces.

1.1.8 The tenant shall indicate in his submissions the details of all proposed ramps and
steps within the leased spaces.

1.2 PARTITIONS

1.2.1 Wall structures, installation, paints, coatings, and other wall coverings should be
non-combustible, non-asbestos, and Low-VOC. Interior walls must terminate at or

above ceiling level (2.70m at 5 to 17 ) in a manner that would allow the ceiling to
function as return air plenum. It is recommended Gypsum Wallboard be used for the
partitions: (Refer to Section 1: Appendix A & Appendix B)

1.2.2 For party walls between adjacent tenants, the full extent of the party wall, from floor
to slab soffit shall incorporate security mesh within the wall construction. The wall
construction should be designed with a sound transmission class (STC) rating of at
least 42 db. (Refer to Section 1: Appendix C)

1.2.3 The following installation shall require the Owners approval:

1.2.3.1 Slab-to-slab partition-application must include plans, details of attachments


and air return transfer ducts.

1.2.3.2 Fire-rated assemblies–application must include materials, accessories and


manufacturer’s technical specifications.

1.2.3.3 Furred wall linings to central core wall. Drawings must include details of
system and junction to existing core wall, doorways, and frames, fire hose
cabinets and the like.

1.2.4 If wood paneling or other combustible materials are proposed as wall cladding, this
should be installed on a sub-wall made of non-combustible material and treated with
fire retardant coating, approved by the Owner/Building Administration.

1.2.5 For multi- tenant floors: The central circulation hallway shall form part of the limited
common area. In the hallway wall, the outer envelope (the side facing the hallway
only) consisting of gypsum boards, metal studs and finishes shall be provided by the
tenant but subject to owner’s approval. While the wall boards and finishes on the
inner envelope (the side facing the leased space) shall be the Tenant’s sole and
exclusive expense.

1.2.6 Anchoring methods for partitions on floor slab and ceiling should be submitted for
review and approval of the Owner/Building Administration.

1.2.7 Partitions terminating to an exterior wall should be aligned or terminate on the


vertical mullion of the exterior glass wall. (Refer to Section 1: Appendix D for
recommended termination details). At no instance shall the mullion, sill closure or
any part of the curtain wall be subjected to any pressure. A resilient material, e.g.
rubber gasket, is recommended to separate the office partitions from the mullion/sill
closure. The window sill closure must not be subjected to induced load. No
permanent fixing of any kind is permitted to any section of the curtain wall.

1.2.8 No window penetrations shall be allowed.

1.2.9 The paint coating of the curtain wall may not be disturbed or changed in any way.

1.2.10 The internal wall and column surfaces will be cement plastered, unpainted. The
Tenant shall provide the final finish subject to the review and approval of the
Owner/Building Administration.

1.3 CEILING

1.3.1 The Tenant shall provide the ceiling to his leased. The ceiling finish shall conform to
the following materials and specifications.

1.3.1.1 Acoustic tile on suspension grid system: 600 x 600 x 17mm square lay-in
mineral fiber ceiling board with NRC rating of at least 0.50 and Class A
flame spread. The preferred material is ‘Armstrong Ultima-Fine Texture
RH99’ or equivalent. The suspension system shall be standard 25x25 white,
hot dipped galvanized steel grids.

1.3.1.2 12mm thk. Gypsum board on galvanized steel ceiling frame.

1.3.1.3 Preferred lighting fixture is LED or equivalent, suitable for air


handling systems, with 3-36w lamp.

1.3.1.4 All ceiling materials & finishes shall be Low-VOC.

1.3.2 The perimeter ceiling module, inclusive of light fixtures shall be constructed as
shown on Section 1: Appendix E. The design and specification shall be strictly
followed to maintain uniformity of office floors.

1.3.3 The ceiling grid should be adequately supported to prevent sagging of carrying
channels and tiles. It should be able to withstand zone 4 seismic forces.
1.3.4 Wood or any combustible material shall not be allowed above the ceiling. No ceiling

hangers shall be connected to existing sprinkler lines and other utility lines.

1.3.5 Non-standard ceiling may be allowed but is subject to the approval of the Owner.
This may be allowed on special areas such as boardrooms and reception areas.
Generally, finish colors should complement the building standard ceiling color.
Access manholes should be provided for maintenance of utilities above the ceiling.

1.3.6 Ceiling junction to wall with windows, glazed walls and shop fronts shall be
provided with continuous ceiling cove to conceal sun shade and screen/roller shade
housing fabricated from powder coated bent GI sheet or extruded aluminum
section. (Refer to Section 1: Appendix F).

1.4 GLASS CURTAIN WALL/WINDOW SHADE OR SUNSCREEN

1.4.1 Tenants may install curtain wall/window shade or sunscreen. Color should be white.

1.4.2 Horizontal and/or vertical PVC or plastic blinds are not allowed.

1.4.3 Installation of the sunscreen shall conform with the mounting detail as shown on
Section 1: Appendix F.

1.5 OPTIONAL TOILET / WET PANTRY

1.5.1 The tenant may propose an executive toilet and/or wet pantry, if he so desires. Its
location should be within the immediate vicinity of the soil stack provided at pipe
chases. Tenants should submit plans and details for approval by the Owner/Building
Administration.

1.5.2 Masonry units may be used as partitions. However, these should be non-load
bearing concrete hollow block and made with lightweight aggregates.

1.5.3 Toilet fixtures shall be ‘HCG’, ‘American Standard’ models or approved equal.

1.5.4 High quality membrane 3-ply waterproofing materials must be provided on the
flooring with slope towards the drain. The waterproofing installation should be tested
for leaks (24-hour flood test) and certified by the Building Administration prior to
installation of finishing materials.

1.5.5 All utility lines shall be connected to the existing provision of the building, provided
with gate valves and tested accordingly. The Tenant shall install a digital water
meter in accordance with the building specifications. The tenant shall submit
calibration certificate to the Building Administration prior to installation.

1.6 MAIN DOORS AND FRAMES

1.6.1 For aesthetic purposes, the Tenant shall provide the main door
900mmx2100mmx12mm thk., of double leaf, clear or obscure tempered glass with
stainless steel push/pull handles. (Refer to Section 1: Appendix G & Appendix H)
Secondary entrance door shall match the main door. (Refer to Section 1: Appendix I)

1.6.2 All entrances should be flushed with the hallway walls. No element of the entrance
shall project beyond the demise line of the leased spaces.

1.6.3 If the Tenant so desires, Electronic Locks maybe installed at his expense. However,
this should have “fail-safe” features during emergencies. Location of such devices
shall be in accordance with design standard. (Refer to Section 1: Appendix G,
Appendix H & Appendix I).
1.6.4. All security devices and electronic surveillance monitors must be within the tenant

space. All door interlock shall be interfaced to the buildings FDAS panel.

1.6.5 The tenant shall provide emergency exit doors along the common corridor.
Emergency Exit Doors shall have a minimum 1 ½ Hour Fire Resistance Rating.

1.7 EXIT LIGHTS

1.7.1 Illuminated exit signs, whether ceiling or wall mounted, should be self contained,
surface mounted with slender surface profile, 3-hour maintained emergency lighting
duration.

1.7.2 Exit signs should have aluminum trim finish to match ceiling, polycarbonate
prismatic diffuser underside opening and may be used as single or double sided.

1.8 GRAPHICS / SIGNAGE

1.8.1 The tenant shall install signage as specified below:

1.8.1.1 Tenant shall provide signage limited to trade or business name.


Specifications for material, location, dimension and mounting height
shall be in accordance with the design standard. (Refer to Section 1:
Appendix J)

1.8.1.2 No work shall be allowed that may disturb the service core finishes.

1.8.1.3 Graphics and signage of any type shall not be allowed on glazed doors.

1.8.1.4 No other sign, notice or advertisement of any form shall be allowed at the
common areas except the Tenant’s nameplates allowed by the guidelines
in designated locations.

Structural Design Standards
The structural floor of the typical office is designed to carry a live load of 60 psf. Please refer to
Structural plans for specific locations.

2.1 GENERAL GUIDELINES

2.1.1 Design Loads

For Live loads requirements, refer to below. Live loads shall be limited to the following values as
specified by the National Structural Code of the Philippines, 2010: 6th edition.

2.1.2 Maximum topping thickness shall be 50 mm inclusive of floor finish material. No additional
topping/floor finishing shall be allowed without the approval of the administration. Overall
weight of floor finish including concrete topping and material should be limit to 25 psf only.

2.1.3 Partitions within the Tenant’s area shall be limited to gypsum board or equivalent lightweight
partitions. No concrete masonry unit partitions shall be permitted unless approved by the
Engineer-of-Record (EOR), Owner, and Property Manager.

2.1.4 Heavy data room shall only be allowed on certain designated areas of the building and shall
not exceed the design live load. For designated heavy load areas, Refer to Section 2:
Appendix B

2.1.5 Office vaults shall only be allowed on certain designated areas of the building. Only
lightweight records vaults are allowed. No cash vaults meeting the Central Bank of the
Philippines requirements will be allowed. All vaults to be placed inside the building shall be
subject to Administration’s approval prior to installation.

2.1.6 Maximum weight of ceiling including utilities shall be 5 psf.

2.1.7 Maximum partition load for all leasable spaces shall be 25 psf.

2.1.8 Chipping-off of any structural member (slabs, beams, girders, shear walls, columns, etc.)
shall not be permitted unless in extremely necessary situations (as in testing), and unless
recommended by the EOR and allowed by Owner or Property Manager.

2.1.9 No welded connections shall be allowed on structural reinforcing bars.

2.1.10 Channeling or cutting of structural slab shall not be permitted.

2.1.11 Drilling or cutting of structural slab is not allowed. Coring of 150 mm shall be allowed for local
area network wiring, Executive Toilet and/or wet pantry as long as there is/are no
reinforcement bar/s.

2.1.12 Drilling of expansion bolts or any hanger for any utilities maybe allowed provided the floor
tenant load limitation is satisfied. But chipping off of any structural members shall not be
allowed.

2.1.13 Construction of mezzanine floors/additional areas shall not be permitted.

2.1.14 Any change in occupancy or area use shall be brought to the attention of the EOR. Should
there be any modification or retrofitting requirement, refer to item 2.1.11.

2.1.15 Tenants shall inspect / visit the premises to familiarize themselves with the site condition prior
to fit-out construction.

2.2 SLAB CORING GUIDELINES

Slab coring by Tenant shall be allowed on a case-to-case basis and shall be located as approved by
EOR. The following guidelines shall be observed:

2.2.1. Coring in slabs shall be located at least a distance “Ts” from the face of an adjacent column or
beam element. Ts refers to the slab thickness. Cores should be located such that no existing steel
reinforcement will be cut during the process.

a) Unless otherwise permitted by the EOR, the maximum diameter of cored slab shall be 75mm.

b) Consecutive cores (or adjacent cores) shall be spaced not less than 250mm center-to-center
or 100mm clear distance. Maximum number of cores shall be two (2) at any given area
adjacent to a beam/girder.

c) Prior to start of any coring works, the Tenant must obtain a copy of the framing plan of the
specified location to serve as reference in setting-out the locations of the proposed coring.
The Tenant shall then indicate on plan the size of the required concrete cores. The locations
shall be reflected on the plans and submitted to APMC for clearance.

d) Only coring with the use of a rotary drill coring equipment will be permitted. Coring by
hammering is strictly prohibited.

e) Once locations have been set-out, chip-off the slab concrete cover (top and bottom) to
expose the slab reinforcements.

f) As an alternative to chipping-off the slab cover, Tenant may use FERRO Scan to establish
the location of the slab reinforcements.

g) In no case shall cutting of existing slab reinforcements be allowed. Coring shall immediately
be discontinued once there are indications of presence of rebars that may be cut as a result
of the coring.

h) Overcutting of concrete core shall not be permitted.

i) Tenant shall see to it that any coring activity will not adversely affect the integrity and
soundness of the adjacent structural members or any adjacent electrical/mechanical utilities
or equipment.

j) After coring, Tenant shall clean the area and restore any chipped-off cover in excess of the
actual core diameter.

k) All cored slab opening shall be sealed and fire-proofed once utilities/conduits have been run
through them.

l) Final coring or cutting locations are to be indicated on the drawings and submitted to APMC
marked as “AS-BUILT”.

m) If tenant will require three (3) or more coring sample at any location of the existing structure,
then coring will be subject to EOR’s review and will be charged according to proposal.

2.3 SEISMIC GAP GUIDELINES

2.3.1 Tenant shall fill the top space of the floor to floor expansion joint with their respective floor
finish.
2.3.2 Tenant shall provide ceiling to ceiling expansion joint aligned with the ceiling to ceiling
expansion joint detail (See Section 2: Appendix A)

Electrical Design Standards
LESSEE GUIDELINES FOR ELECTRICAL INSTALLATIONS

The guidelines for electrical installations are prepared and intended for Lessees of Ayala North
Exchange Office Tower 1 for new, renovation or expansion works.

3.1 GENERAL GUIDELINES

The maximum normal electrical load for each merchant shall be limited to the values as shown on
the cut up plans. Any service upgrade beyond the allocated load shall be submitted for owner’s
evaluation. The approval of the upgrade shall depend on the availability of spare capacity of the
building. Such upgrade shall be for the merchant’s account. The current load allocation for each
tenant space as per design is 150VA/sq.m of GFA.

All exposed wiring system shall be done in intermediate metallic conduit (IMC). Limited use of
Metal flexible conduits is allowed up to 1800mm maximum for hard to reach areas, drop ceilings
and on light fixtures and outlet termination. Conduit termination to electrical boxes shall use the
proper type of adapters or connectors. Use of MICA tubing shall be limited to a length of six
inches (6”) on light fixtures and outlet termination.

3.1.1 General: The interior fit-out works shall be executed in accordance and in
compliance with the provisions of the latest edition of the Philippine Electrical
Code, the rules and regulations of the locality and the building general provisions.
Upgrade requirement by tenant shall be approved by Consultant/Admin.

3.1.2 Riser Feeders: Each typical office tenant floor of Ayala North Exchange Office
Tower 1 draws power from plug-in type busduct risers which draws power from its
corresponding low-voltage switchgears (LVSG):

3.1.2.3. Each office floor is provided with 700A power provision with a metered 400A
distribution panel for Tenant lighting, small power and FCUs at the EE room as
shown on the plans.

3.1.3 Supply Voltages: Both normal and redundant power risers are supplied at a nominal
voltage of 400 Volts line-to-line (230 Volts line-to-neutral), 3-phase, 4-wire plus
ground, 60 Hertz.

3.1.3.1 A 400A distribution panel per floor was provided for Tenant’s tapping point.

3.1.3.2 Lighting and convenience receptacles are already provided at the male and
female toilets, electrical and telephone riser rooms, and mechanical utility
rooms of the typical office tenant floors.

The normal power riser is supplied at a nominal voltage of 400V/230 Volts


(+/-5%), 3-phase, 4-wire plus ground and 230V, 1-phase, 2-wire plus
ground, 60 Hertz.

3.1.4 Normal/Primary Power Risers: Commercial power shall be provided by Meralco. The
normal/primary power risers are derived from the building’s low- voltage switchgears
which are connected to the primary power transformers. When Meralco power fails,
the synchronized generator system operates to supply emergency power to the
tenant through the same normal/primary power busduct risers.

3.1.5 Tenant Electrical Loads: The typical office floor tenant can connect his electrical
power requirement up to 80% of the stub-out capacities as indicated in the cut-up
plans.

Should the Tenant need voltage other than building supply voltage of 400/230V (+/-
5%) the Tenant shall provide step down transformer at his own cost. Location of
step down transformer shall be inside Tenant space.

3.1.6 Generator Power: Emergency power is provided by synchronized diesel-fueled


engine-generator sets. Upon loss of Meralco power, the generators are started
automatically and power is made available through automatic transfer switches
(ATS). Power supplied from the generators is at 400V/230 Volts (+/-5%), 3-phase, 4-
wire plus ground and 230V, 1-phase, 2-wire plus ground, 60 Hz.. Upon return of
Meralco power, power is restored automatically by the ATS. The Tenant space is
served with 100% emergency power (time of response is at least 10 seconds).

3.1.7 Redundant Power Busduct Riser: Redundant power supply is provided to typical
office floors via the Redundant Busduct risers.

In the event that the normal/primary power risers, where the typical office floors
tenant loads are tapped, becomes disabled (or will be subjected to the annual
electrical preventive maintenance works), these loads can be transferred to the
redundant power riser provided for this purpose. The redundant power risers are
derived from the building’s low voltage switchgears which are connected to the main
power transformers.

Note: Manual transfer switches shall be operated only during emergency


condition. No transfer shall be done during normal power condition.

3.1.8 Electrical Consumption Metering: The typical office tenant floor is sub-metered by
the Building Administration by means of digital meters, capable of KWHr, KW
demand, among other functions.

3.1.9 Panel Boards

3.1.9.1 Main Circuit Breakers and Branch Circuit breakers shall be bolt-on
type with internal common trip mechanism unless noted otherwise. Plug-in
circuit breakers are not allowed. Panel boards shall be provided by the
Merchant.

3.1.9.2 Grounding lugs shall be provided inside the panel boards, tenant
spaces for grounding connections of outlets and equipment.

3.1.9.3 Size of the circuit breaker - Total Load Current shall not exceed
eighty percent (80%) of the Circuit Breaker rating.

3.1.9.4 Wiring termination inside the panel boards shall be done in


acceptable manner and industry standards. No dangling wires are
allowed.

3.1.9.5 All panel boards shall be properly tagged indicating the main
amperage and branch circuit ratings.

3.1.9.6 The space and clearances between the breakers, busbars & panel
enclosure shall comply with the requirements of the Philippine
Electrical Code, Part 1, Volume 1, latest edition.

3.1.9.7 No panel board or control system shall be located directly below any
liquid conveying pipe.

3.1.9 Wiring Methodology: The Tenant’s horizontal feeder distribution shall be via
intermediate metal conduits (IMC) for better physical and mechanical protection of
cabling works. Use of uPVC conduit pipes for exposed installations shall not be
allowed. Branch circuit design shall be based upon a maximum of 3500 volt-
amperes per 20 Ampere, 230 Volt branch circuit. Single-strand solid copper
conductors in electrical metallic tubing (using compression-type connections) will
be used for branch circuits. All branch circuits, whether for lighting or receptacle
outlet circuits, shall be provided with a separate grounding conductor.

3.1.10 Lighting System: Lighting fixtures at the typical office tenant floor shall be provided
by the Tenant. Lighting fixtures shall be properly supported and not supported from
the outlet box, unless such box is designed for this purpose are recommended for
tenant areas. Emergency battery back-up packs must be provided for selected
emergency lighting fixtures, including exit signage lights.

3.1.11 Light Switches: In general, rating of switches shall conform to the voltage of the
power supply system for the fixture and equipment controlled.

3.1.12 Convenience Outlets: Convenience outlets at the typical office tenant floor shall be
provided by the Tenant. Duplex receptacles rated at 15A, universal type with
grounding terminal shall be provided by the Tenant. Use pop-up type for floor
outlets. The proposed brand of wiring devices must be submitted as part of the
technical specifications for the Building Administration or EOR’s comments and
approval.

3.1.13 Grounding: All panel boards, transformers, UPS equipment, wiring systems, etc.
provided by the Tenant shall be effectively grounded.

3.1.14 Telephone System: The Tenant shall provide a telephone terminal box located
inside the tenant area. Allotted lines per merchant are as indicated in the tabulation
of power and telephone provisions per tenant. The tenant is responsible for the
application and maintenance of telephone service connection from the building’s
telephone provider. The telephone providers will provide the requested telephone
connections, as these become available. All telephone wiring (i.e. horizontal,
vertical and cross-connect), terminal cabinets, terminal blocks and outlet devices
shall be for the Tenant’s account.

3.1.15 Fire Detection and Alarm System: The fire detection and alarm system (FDAS)
provided within the tenant space consists of automatic photoelectric type smoke
detectors. The detectors can be relocated to suit space arrangement. No room or
area shall be left unprotected by smoke detectors and where needed, additional
smoke detectors shall be provided by the Tenant. For spaces where smoke

detectors will cause nuisance false alarms by nature of its use, automatic heat
detectors shall be provided. In no case shall the area of coverage of each detector
exceed 90 sq. meters for a mounting height of 4 meters and lower. Additional and
replacement detectors shall be of the same brand and type as what is existing to
ensure compatibility with the existing FDAS control equipment. All FDAS wiring
shall be provided by the tenant, including those needed should additional loops be
required by the design or FDAS control panel specifications.

The tenant is required to, and be responsible for, coordinating directly with the
building’s original FDAS installer, for any relocations and additions to the FDAS
within his unit. All installation shall follow pertinent NFPA and PEC standards. All
wiring shall be done in Intermediate Metallic Conduit (IMC). Limited use of Metal
Flexible Conduits are allowed up to 1800mm maximum on hard reach areas, drop
ceilings and on detector termination. Conduit termination to Auxiliary boxes shall
use the proper type of adapters and connectors.

3.1.16 Background Music and Public Address System

3.1.16.1 All installation shall follow the pertinent NFPA and PEC Standards.

3.1.16.2 All wiring shall be done in Intermediate Metallic Conduit (IMC). Limited use of
Metal Flexible Conduits are allowed up to 1800mm maximum on hard to
reach areas, drop ceilings and on detector termination. Conduit termination to
Auxiliary boxes shall use the proper type of adapters and connectors.

3.1.16.3 Heavy wall Rigid Steel Conduit (RSC) “UL Listed” or Intermediate Metallic
Conduit (IMC) “UL Listed” where required on the plans shall be zinc
galvanized and as manufactured by Sumitomo, LTV Steel, Matsushita, Allied,
or approved equal.

3.1.16.4 Background Music and Paging system plans shall be subject to Owner’s
approval. The tenant’s speaker system shall be designed to allow override
from the building’s Fire Alarm System

3.1.17 All overhead conduits shall be provided with independent hanger rods, angle bars,
u-bolts and metal clamp supports painted properly with primer and finish coats.
Galvanized wires used as support are not allowed.

3.1.18 All junction boxes and pull boxes shall be covered to protect wires from physical
damage. Pull boxes shall be GA.16 & Galvanized and at least 54mm deep.

3.1.19 Expenses: All construction and fit-out expenses (e.g. Consultancy fees, voltage
improvements, and other tenant improvements) shall be for the Tenant’s account.

3.2 INSTALLATION GUIDELINES

3.2.1 All electrical designs and installations shall be done in accordance to the provisions
of the latest edition of the Philippine Electrical Code, Part1, the laws and
ordinances of the local Code enforcement authority and the rules and regulations
of the local power and telephone utilities.

3.2.2 Electrical plans, computations and technical specifications duly signed and sealed
by a registered Professional Electrical Engineer (PEE) shall be submitted to the
Ayala North Exchange Office Tower 1 Building Administrator (and/or his
reviewing consultants) for verification of compliance to guidelines as prepared by
the Administration. A signed certification of approval from Ayala North Exchange
Office Tower 1 Administrator (and/or his reviewing consultants) shall be secured
before the start of installation works.

3.2.3 Electrical installation works shall not commence until such time a Wiring Permit is
secured from the local building official and/or city engineer. At completion, a
Certificate of Final Electrical Inspection (CFEI) from the same government officials
shall be presented (as part of the Occupancy Permit requirement) to Ayala North
Exchange Office Tower 1 Building Administrator before the acceptance of the
electrical works in the tenant space by the Administrator.
3.2.4 The electrical installation shall be done by a contractor who is duly accredited and
licensed by the Philippine Contractors Accreditation Board (PCAB) as an electrical
specialty contractor, unless waived by the Ayala North Exchange Office Tower 1
Building Administrator. The electrical installation work shall be supervised by a
licensed and Registered Electrical Engineer retained by the contractor. Likewise,
the electrical contractor shall assign a Safety Engineer at the construction site for
the duration of the installation works.

3.2.5 All electrical works shall be properly coordinated with those of other trades and
done in a workmanlike manner based on accepted international norms and
standards.

3.2.6 Temporary power for construction shall be coordinated by the contractor with the
Ayala North Exchange Office Tower 1 Building Administrator or his authorized
representative who will instruct the contractor as to where and how this power can
be tapped. The following shall be required of the contractor together with his
request for temporary power:

3.2.6.1 Amount of power needed together with supporting load schedule and
computations.

3.2.6.2 Date power is needed and duration.

3.2.6.3 Circuit breaker to protect the temporary feeder.

3.2.6.4 Electrical Kilowatt-hour meter.

3.2.6.5 Once the Administrator points out the tapping point for temporary power,
the contractor shall prepare a construction plan indicating the routing of the
temporary feeder run and the materials to be used for a safe installation.
Installation work cannot be started until said plan is approved by the Ayala North
Exchange Office Tower 1 Administrator.

3.2.7 No chipping works on existing concrete and masonry works shall be done without
the written approval of the Ayala North Exchange Office Tower 1 structural
consultant.

3.2.8 All power and lighting circuit wires shall be color coded as follows:
Red – all hot wires phase A
Black – all hot wires phase B
Yellow – all hot wires phase C
White – for all neutral wires
Green – for all grounding wires
Multicolor for multiwire cables – 400/230 V, 4W + G
Brown and other colors – for control wires

3.2.9 Electrical race ways shall be intermediate metal conduits (IMC), subject to the
Materials Guidelines.

3.2.10 All non-current carrying metal parts and enclosures of the wiring system and
equipment shall be properly grounded and bonded in accordance to the

requirements of the Philippine Electrical Code, Part 1 (latest edition).

3.2.11 Transformer secondary shall be properly bonded to the transformer enclosure and
grounded in accordance to the requirements of the Philippine Electrical Code, Part
1 (latest edition).

3.2.12 All outlet boxes and pull boxes shall be accessible for inspection and rewiring, if
needed. No wiring box shall be left uncovered and all pull boxes shall be provided
with appropriate fittings and covers.
3.2.13 Conduit and other raceways for wiring inside dropped ceilings shall be properly
supported in accordance to the requirements of the Philippine Electrical Code, Part
1 (latest edition).

3.2.14 Lighting fixtures shall be properly supported and not supported from the outlet box,
unless such box is designed for this purpose.

3.2.15 All lighting fixtures shall be LED type with integral high power factor LED driver and
life cycle of 50000 burning hours.

3.2.16 Lamp transformers: If applicable, should be rigidly installed on the ceiling slab,
concrete walls, metal supports and away from combustible materials.

3.2.17 Merchant shall provide at least one (1) pilot/security light inside the space.

3.2.18 Merchant shall provide emergency lights and emergency exit lights inside the space.

3.2.19 Before start of electrical installation, the electrical contractor shall submit to Ayala
North Exchange Office Tower 1 Building Administrator a list of materials and
equipment intended for the works for verification of compliance to Materials
Guidelines of the Administration.

3.2.20 Any electrical works observed to be not in conformance to Ayala North Exchange
Office Tower 1 Building Guidelines shall be corrected by the electrical contractor
to the satisfaction of the Ayala North Exchange Office Tower 1 Building
Administrator. A punch list corrective works report shall be submitted for
acceptance by the Administrator.

3.2.21 At the completion of electrical installation, the electrical contractor shall submit As-
Built electrical plans; three (3) sets of prints and one (1) set of reproducible
originals. Of these, one (1) set of print and the originals will be retained by the
Ayala North Exchange Office Tower 1 Building Administration, and two (2) sets
of prints will go to the tenant. The As-Built plans shall be subject to the verification
by Ayala North Exchange Office Tower 1 Building Administrator before
acceptance by the Administrator.

3.2.22 In addition to the As-Built plans, electrical systems installed shall be tested and
commissioned in the presence of the tenant’s representative, and Ayala North
Exchange Office Tower 1 Building Administrator and/or his authorized
representatives. Testing and commissioning reports shall be jointly signed by the
tenant’s representative, the electrical contractor and the Ayala North Exchange
Office Tower 1 Building Administrator. Any unsatisfactory test results shall be
addressed by the electrical contractor to the satisfaction of the parties involved with
the testing and commissioning effort. Tests and commissioning shall be in
accordance to accepted electrical practice and the Testing and Commissioning
Guidelines of Ayala North Exchange Office Tower 1 Administration and/or
APMC-TSG testing standards.

3.2.23 The acceptance of the punch list corrective action report, As-Built plans, the

acceptance of the testing and commissioning reports/results and the CFEI
constitutes the documentation necessary for the acceptance of the electrical
installation of the tenant space.

3.4 TESTING AND COMMISSIONING GUIDELINES

3.4.1 Visual Inspections

3.4.1.1 In the course of the electrical installation works, visual inspections be done

authorized representatives at agreed milestone dates. The electrical
contractor shall accompany the Administrator’s representatives in the
visual inspections, and deficiencies needing correction recorded.

3.4.1.2 The record of deficiencies shall become the basis for subsequent
inspection(s).

3.4.2 Megger Tests

3.4.2.1 Upon completion of wiring installation works, meager tests of all feeders
and branch circuits shall be done. Instrument to be used shall be a 500 volt
DC insulation tester. Tests on branch circuits shall be done when all
lighting fixtures, light switches and receptacles are mounted in place.
Appliances and other plugged-in receptacle loads shall be removed from
the receptacle outlets prior to the tests.

3.4.2.2 Test results shall be recorded together with the date, time, humidity and
temperature conditions at the time of test.

3.4.2.3 The test results shall be interpreted by the Ayala North Exchange Office
Tower 1 Building Administrator or his authorized representatives. Feeders
and branch circuits registering unacceptable readings shall have their
wiring, splices and terminations rechecked for grounds and re-meggered
thereafter.

3.4.2.4 Megger test results shall be accepted only when the Administrator or his
representatives are satisfied that no unintended ground is present.

3.4.3 Load Tests

3.4.3.1 Feeder and branch circuit load tests shall be conducted using a true
RMS (i.e. Root Mean Square measurement to include line harmonics
content clamp-on ammeter. Loads switched-on in the normal operation of
the tenant space shall be turned-on and the readings recorded. Tests
shall be done in the presence of Ayala North Exchange Office Tower 1
Building Administrator or his aauthorized representatives.

3.4.3.2 Any measured overloads shall be corrected by the tenant and the
electrical contractor to the satisfaction of the Administrator or his
representatives.

3.4.4 Voltage Tests

3.4.4.1 Each and every receptacle outlet shall be tested for correct voltage
reading. A voltmeter shall be used for the tests. The tests shall be done in
the presence of Ayala North Exchange Office Tower 1 Building
Administrator or his authorized representatives.

3.4.4.2 Any errors observed shall be corrected to the satisfaction of the


Administrator or his representatives.

3.4.5 Grounding Continuity Tests

3.4.5.1 The continuity of the grounding system from the supply source (tapping
point) to the light and receptacle outlets shall be tested in the presence of
the Ayala North Exchange Office Tower 1 Building Administrator or his
authorized representatives.

3.4.5.2 The tests shall be carried out using the installed feeder and branch circuit
wires by intentionally grounding one circuit wire to the ground conductor
(e.g. Metal conduit or provided ground wire) at one end and measuring
the “ground circuit” continuity at the other end.

3.4.5.3 A multi-meter with resistance measurement capability shall be used for
the tests. A zero reading will indicate good grounding continuity, while an
infinite or non-zero reading will indicate a break in the grounding continuity.

3.4.5.4 Any indication of a broken grounding continuity shall be corrected to the


Ayala North Exchange Office Tower 1 Building Administrator or his
authorized representatives.

3.4.7 Follow-up Tests

3.4.7.1 After the electrical systems have been under normal operation for four (4)
hours on the first day of tenant occupancy, Ayala North Exchange Office
Tower 1 Building Administrator or his authorized representatives together
with the electrical contractor shall check every circuit breaker and
termination for abnormal heating indicative of a loose connection.

3.4.7.2 Any observed abnormality shall be corrected and rechecked to the


satisfaction of the Administrator or his authorized representatives. A record
of observed loose connections shall be retained for future maintenance
reference.

3.4.8 Smoke Detector Tests

3.4.8.1 Smoke detectors shall be tested with smoke simulations. The expected
response at the fire alarm control panel shall be checked for proper
operation. Tests shall be done in the presence of the Ayala North
Exchange Office Tower 1 Building Administrator or his authorized
representatives.

3.4.8.2 Any errors noted in the tests shall be corrected to the satisfaction of the
Administrator or his authorized representatives.

4.1 GENERAL GUIDELINES

These parameters have been prepared and developed to guide Merchants in the use
and application of utilities related to Mechanical System. The following Merchant Design
Criteria shall serve as guidelines. Any requirement beyond the specified provisions will
require prior application & approval by ALI/APMC.

4.1.1 Office Space Lessees are required to submit plans and technical specification
signed and sealed by a Professional Mechanical Engineer for their proposed
construction within their unit to the Building Administrator for approval prior to start
of installation.

4.1.2 Technical Meeting: It is imperative that prior to the preparation of plans, the Lessee,
his designers and/or designated representative, shall set a technical meeting with the
Ayala North Exchange Office Tower 1 Building Administrator to discuss pertinent
matters regarding Tenant Design Guidelines.

4.1.2 All drawings submitted to the Building Administrator for review must be complete as
follows:

a) Properly labeled

b) Complying with the Ayala North Exchange Office Tower 1 Design Standards

c) Air-Conditioning System: Fresh and Exhaust Air Ductworks Ventilation System &
Chilled water piping system. Isometric Drawings Specifications of the above.

d) All fit-out plans should be provided with size and capacity of existing duct stub-
outs & chilled water pipe stub-out.

e) Produced in standard size sheet measuring 20 inches by 30 inches and shall


follow the front/cover sheet format, margins and title block standards as stipulated in
the latest edition of the National Building Code, Scale should be 1:200 for plan &
1:10 for details.

f) Signed by the Lessee.

g) Signed and sealed by a Professional Mechanical Engineer.

h) Construction documents for approval should be submitted in 4 sets on blue


print format.

4.1.3 These drawing shall be the basis for a more detailed evaluation of the submitted
design proposal. The Consultants and Building Administrator or APMC-TSG shall
place all comments on the drawings.

4.1.4 Processing and evaluation period for plans and specifications is ten (10) working
days. Plans received after 3:00PM shall be considered submitted the following
day.

4.1.5 Start of installation shall only be allowed to commence after the Contractor receives
the plans from the Building Administration with the stamp “FOR CONSTRUCTION”

4.1.6 The submittal shall include an equipment schedule of the proposed Air Conditioning
and Ventilation System for installation including its technical manual and
specification. The plans shall be prepared in the latest Autocad format (refer to
Building Administrator for the acceptable AutoCAD Format and the submittal shall
include an electronic file of the plans and specification in “re-writable” CD (compact

disk).

4.1.7 It shall be responsibility of the Lessee to coordinate closely the installation work
with the Building Administration especially in cases where the Contractor will have
to access the ceiling of the floor below or will require a temporary shutdown of
electric power.

4.1.8 All partitions extending up to the floor slab of the succeeding floor shall be provided
with sufficient openings for return air passage. Acoustically designed transfer ducts
and security grilles shall be provided as necessary.

4.1.9 Installation works shall be done in a neat, workmanlike manner and in accordance
with the standard engineering practice.

4.1.10 The Lessee shall secure all necessary government permits and shall pay for the
costs incurred in securing these permits.

4.1.11 The Lessor shall provide the following air conditioning system for the use of the
building tenants:

4.1.11.1 Central chilled water plant with packaged water chillers, cooling towers
and water circulating pumps.

4.1.11.2 Chilled water distribution piping system to each building.

4.1.11.3 Chilled water booster pump system at each building.

4.1.11.4 Flow meter (or equivalent) for each building and/or for each tenant, so
that the billing of AC use shall be based on actual consumption (not
flat rate).

4.1.11.5 AHUs suitable for ducted VAV operation using individual room thermostat.

4.1.11.6 VFD for AHUs complete with pressure sensor/actuator.

4.1.11.7 Chilled water modulating 2-way valve for each AHU complete with
supply air temperature sensor/controller.

4.1.11.8 Fresh air ducted to the indoor AHUs located in the tenant spaces.

4.1.11.9 Supply and Return air duct stub out are provided from AHU unit

4.1.11.10 Chilled water stub out are provided for server rooms.

4.1.12 The lessee shall include in their fit-out work the following:

4.1.12.1 All VAV’s and the corresponding thermostat for each room or zone. (In
relation to the energy conservation and green building philosophy of
the project, no AC outlet or grille can be installed without the
corresponding VAV and thermostat).

4.1.12.2 Insulated supply and return duct distribution system complete with
balancing dampers and other accessories.

4.1.12.3 Supply grilles, diffusers, and return air passages.

4.1.12.4 AHU commissioning and air balancing in the AC distribution


system, complete with signed reports from a TAB engineer.

The tenants will not be allowed to use packaged AC units (water or air-cooled) or
any other type of AC system that will not comply with the green building
philosophy of Ayala North Exchange Office Tower 1 project.

4.1.13 All pipe and duct penetrations thru walls, floor and roof structure shall be provided
with pipe sleeves and intumescent firestopping materials. The substance should
have a physical property if increasing its volume under the influence of heat or fire.

4.1.14 Pipe hangers, duct hangers, uninstalled piping and other ferrous metal work that
have not received factory painting and shall be thoroughly clean and given two (2)
coats of rust preventive paint and final coat of enamel paint. All pipe should be
supported with a hanger or brackets and independent from ceiling, lighting fixtures
and duct supports.

4.1.15 All new mechanical equipment shall be properly isolated from the building structure
by standard vibration isolator units (spring type). All floor mounted equipment shall
also be provided with a concrete housekeeping pad with a minimum thickness of
100mm.

4.1.16 Three (3) copies of “as-built” plans signed and sealed by a Professional Mechanical
Engineer shall be submitted to the Building Administration after all installation,
balancing and testing works have been completed. Electronic file of the “as-built”
plans in the latest AutoCAD format (refer to Building Administrator for the
acceptable AutoCAD format) and stored in compact discs shall also be submitted
together with the print copies.

4.1.17 The Lessee shall submit to the Building Administration a copy of the mechanical
permit, permit to operate and all other required government permits and licenses
approved by the City Engineer.

4.1.18 All other air-conditioning and ventilation equipment such as fan-coil units, additional
AHUs, ventilating fans, fresh air fans, exhaust fans, heat exchangers, computer-
related AC units, process cooling devices, exhaust hoods and filters, and other
equipment necessary to meet the particular requirements of the tenant, but not
provided by the Lessor, can be installed at the expense of the Lessee upon
submission and approval of the necessary plans and other documents.

4.1.19 All insulated pipes & ducts exposed to weather shall be provided with aluminum
cladding #26.

4.2 MECHANICAL AIR- CONDITIONING & VENTILATION GUIDELINES

4.2.1 Office units – regardless of size shall be provided with Supply and Return duct stub-
out from individual Air Handling Units and a 65mm dia. chilled water pipe stub-out.
Tenant shall provide all the necessary auxiliary devices (e.g., thermostat control,
temperature/pressure gauges, automatic balancing valves, motorized solenoid valve,
two way modulating valves, VAV’s, etc.),Y-strainer, flexible connectors, FCU auxiliary
drain pans/drain lines, and electrical power feeder. 3.1.1 Provide P-trap on
condensate drain line from the FCU. P-trap and condensate drain line shall be
insulated.

4.2.2 Provide proper FCU mounting/support with spring type vibration isolators on hangers.
Split type air-cooled type A/C and window type are not allowed.

4.2.3 Auxiliary drip pan shall be constructed from Ga.18 G.I. sheets and insulated with
25mm thick closed cell rubber insulation and provided with final coat of bituminous
asphalt material.

4.2.4 Condensate drain lines 50mm dia. and smaller from fan coil units shall be insulated
with 25mm (1”) thick rubber insulation and wrapped with a vapor barrier. Condensate
drain lines 65mm dia. and larger from fan coil units shall be insulated with 25mm (1”)
thick rubber insulation and wrapped with a vapor barrier.

4.2.5 FCU drain lines shall be connected to the drain stub-out within of closest to the
Tenant space.

4.2.6 Provide clearance for air conditioner control units at least 1.5 m each.

4.2.7 Ceiling mounted FCUs shall be installed at a minimum of 2.70 m to the bottom of the
unit from the Finished Floor Level.

For ceiling, concealed FCU's, locate manholes directly below the unit. Minimum
manhole size shall be equal to the unit size.

FCU’s shall be provided with MERV 8 air filters.

4.2.8 Provide isolation valves for repair and servicing.

4.2.9 CHW pipes shall be hydrostatically tested at least 200 psig for 4 hours.

4.2.10 Tenant’s Mechanical contractor shall conduct chilled water pipe cleaning and
flashing prior to connection to the office chilled water line.

4.2.11 All VAV’s and the corresponding thermostat for each room or zone. (In relation to
the energy conservation and green building philosophy of the project, no AC outlet or
grille can be installed without the corresponding VAV and thermostat. The tenant
shall provide their own pressure independent Variable Air Volume with its
accessories such as temperature sensor, electrical wiring.

4.2.12 Proposed Tenant supply air distribution system shall follow the locations indicated in
the plans. Provision for supply air ducts and diffusers shall not be tampered or
blocked by Merchant’s construction.

4.2.13 Plenum return air openings at demising partitions shall typically be required and shall
not be revised or hampered by Tenant’s construction. The Tenant shall be
responsible for its own security.

4.2.14 Tenant to install air conditioning supply and return ducts from the provided AHU
stub-out. The ducts shall be of low pressure construction and fabricated as per
SMACNA standards and other acceptable criteria.

i. Air ducts shall be properly insulated with Flexible mineral fiber blanket of 48 kg/m3
and maximum k-factor - with reinforced aluminum foil vapor
barrier on one side. Insulation thickness shall be 25 mm (1.0”). The materials shall not
have a flame-spread rating more than 25 and a smoke-developed rating not more than
50 in accordance with NFPA 255, ASTM E 84, or UL 723. UL label or satisfactory
certified test report from an approved testing laboratory will be required to indicate that
fire hazard ratings for materials proposed for use do not exceed those specified

4.2.16 Supply air plenums to supply linear diffusers shall be fabricated from aluminum.

4.2.17 Air distribution requirements by the Tenant other than those indicated on plans,
including air duct accessories (e.g., fire dampers, volume dampers, flexible
connections and other standard equipment) shall be provided by the Merchant.

4.2.18 All FCU provided by the Tenant shall be suitable for chilled water type AC system.

4.2.19 Any changes to existing design shall be subject to Ayala North Exchange Building
approval.

4.2.20 Ductworks shall be pressure or smoke tested at 5% allowable leakage. Air-


conditioning ducts, as well as kitchen exhaust ducts, shall be insulated after testing
passed.

4.2.21 Provide adequate return air.

4.2.22 Provision for chilled water supply and return pipe stub out are provided for server
rooms. Extension of chilled water piping to the server shall be for the account of the
tenant.

4.2.23 Airflow balancing against room temperatures must be done by qualified TAB
Engineer for ducted A/C unit to ensure proper air distribution and provision of correct
room temperatures.

4.2.24 Self-contained/split packaged direct expansion air conditioners shall not be allowed.

4.2.25 Extension of duct works from the supply and return stub out going to the VAV units
shall be for the account of the tenant.

4.2.26 Chilled water pipe extension shall be Seamless or welded Schedule 40 black steel
pipe conforming to ASTM A53, grade A, standard weight. Chilled water insulation
shall be Performed or sheet foam closed cell flexible rubber insulation fire and smoke

4.3 CLADDING SPECIFICATIONS FOR FIRE RATED WALLS AND FLOORS

4.3.1 Cladding thickness shall be based on the duct size, with a one-hour fire rating as
minimum.

4.3.2 Air space clearance of the duct shall be equal to the exterior cladding thickness with
spacers at the centers.

4.3.3 Cladding materials shall be calcium silicate boards or Promat™, complete with
brackets and supports.

4.4 CLADDING SPECIFICATIONS FOR NON FIRE RATED WALLS AND FLOORS

4.4.1 All-around air space clearance of the duct shall be based on the duct size, with one
inch (1”) as minimum.

4.4.2 Cladding shall be gauge no.22 metal sheets with continuous external weld on joints.

4.4.3 The duct shall be insulated all around with 1” fiber glass, wrapped around with wire
mesh and with non-combustible spaces.
4.4.3.1 Ductwork shall comply with SMACNA standards.
4.4.3.2 Ventilation rate shall be within 30 to 40 air change per hour (ACH).

4.5 NON COMPLIANCE WITH THE ABOVE GUIDELINES

4.5.1 Merchant Design Plans shall be subject to re-submission, pending final approval until
all comments/rectification and requirements indicated on the Submitted plans are
complied with.

4.5.2 Ayala North Exchange Office Tower 1 Building reserves the right to modify or
provide additional design guidelines should the need arise and shall ensure that the
Merchants will be immediately informed of any changes to the existing guidelines.

4.6 RENOVATION REQUIREMENTS

4.6.1 Merchants are required to renovate every three (3) years, provided their Lease
Contract is renewed every year. They shall provide a new store design concept while
maintaining the corporate image of the store.

4.6.2 All the General Design Requirements of this guideline shall apply to any form of
renovation.

4.7 GROUND FLOOR COMMON (AREAS)

4.2.1 Common areas such as the lobby, are air-conditioned spaces using chilled water type units,
air handling units-ducted, fan coil units-ceiling suspended free blow, as shown in the drawing. All
necessary chilled water piping and valves from the packaged water cooled unit, condensate drain
lines, electrical power feeder and circuit breakers including accessories and standard components
shall be furnished by the Lessor.

4.2.2 All FCU condensate drain pipes shall be provided with the necessary p-traps and to
be discharged to the nearest floor drain from the cooling coil drain pan. Insulated
with a vapor barrier polyethylene tape.

4.2.3 The Lessor shall provide all the necessary air conditioning supply and return air
ducts to be installed in accordance with the Construction Drawings and
Specifications. Ducts shall be of the low velocity construction and manufactured as
per SMACNA (Sheet Metal and Air Conditioning Contractor’s National Association,
Inc,) standards. Ducts shall be fabricated from G.I sheets with thickness as per
SMACNA standards. Ductworks shall be complete with fire dampers, volume
dampers, flexible connectors, hangers and all related accessories.

4.2.4 All air-conditioning ducts shall be insulated with 25mm thick, 48kg./m3 density fiber
glass /rubber insulation with factory applied 9cm reinforced aluminum foil and factory
applied acrylic adhesive backing, thermal conductivity of 0.032 w/mk or approved
equal.

4.2.5 All grilles and diffuser to be installed shall be fabricated from Ga. 22 B.I sheets
painted in accordance with the technical specification of and standard engineering
practice.

4.3 FIFTH TO EIGHTEENTH FLOOR OFFICE AREA (TYPICAL)

Note : Installation works, labor and supervision by the Lessor, thru Makati Development
Corp. (MDC)

4.3.1 The office area is air-conditioned using Air Handling Units (AHU) suitable for duct
connection and shall be furnished by Lessor including condensate drain lines,
electrical power feeder, controls and circuit breakers including pressure and
temperature gauges.

4.3.2 The Lessor shall provide the following air conditioning system for the typical 5 to

18 floor tenants:

4.3.2.1 Central chilled water plant with packaged water chillers, cooling towers
and water circulating pumps.

4.3.2.2 Chilled water distribution piping system to each building.

4.3.2.3 Chilled water booster pump system at each building.

4.3.2.4 Energy meter (or equivalent) for each building and/or for each tenant,
so that the billing of AC use shall be based on actual consumption
(not flat rate).

4.3.2.5 AHUs suitable for ducted VAV operation using individual room thermostat.

4.3.2.6 VFD for AHUs complete with pressure sensor/actuator.

4.3.2.7 Chilled water modulating 2-way valve for each AHU complete with
supply air temperature sensor/controller.

4.3.2.8 Fresh air pre-cooler ducted to the indoor AHUs located in the tenant
spaces.

4.3.3 The lessee shall include in their fit out work the following:

4.3.3.1 All VAVs and the corresponding thermostat for each room or zone.

4.3.3.2 Insulated duct distribution system complete with balancing dampers

4.3.3.3 Supply grilles, diffusers, and return air passages.

4.3.3.4 AHU commissioning and air balancing in the AC distribution system.

The tenants will not be allowed to use packaged AC units (water or air-cooled) or
any other type of AC system that will not comply with the green building
philosophy of Ayala North Exchange project.

4.3.4 All necessary supply and return air ducts including hanger supports and
miscellaneous materials shall be furnished by Lessee.

4.3.5 The Lessee is required to submit shop drawing of the proposed air conditioning
ducts and air diffuser to be installed. Each Lessee shall conduct air distribution
balancing after the installation and coordinate with the Building Administrator as
well.

4.3.6 The Lessee shall provide all the necessary air conditioning supply and return air
ducts to be installed. Ducts shall be of the low velocity construction and
manufactured as per SMACNA (Sheet Metal and Air Conditioning Contractors’
National Association, Inc.) standards. Ducts shall be fabricated from G.I. sheets
ASTM A 525 designation G.90 galvanizing and lock forming quality with thickness as
per SMACNA standards. Ductworks shall be complete with fire dampers, volume
dampers, flexible connectors, hangers and all related accessories.

4.3.7 All air-conditioning ducts shall be insulated with 25mm thick, 48kg./m3 density flexible
fiber glass / closed cell rubber insulation with factory applied 9cm reinforced aluminum
foil and factory applied acrylic adhesive backing, thermal conductivity of 0.032 w/mk or
approved equal. The materials shall not have a flame-spread rating more than 25 and a
smoke-developed rating not more than 50 in accordance with NFPA 255, ASTM E 84, or
UL 723. UL label or satisfactory certified test report from an approved testing laboratory
will be required to indicate that fire hazard ratings for materials proposed for use do not
exceed those specified.
Other type of Insulation can also be considered with approval of APMC and
Consultant. A written request and justification shall be provided by the lessee
installer.

4.3.8 All grilles and diffusers to be installed shall be fabricated from aluminum Grilles.
Exterior and exposed edges shall be rolled, or otherwise stiffened and rounded. Steel
parts shall be factory zinc-phosphate treated prior to priming and painting or have a
baked-on enamel finish. The inlets and outlets shall be sound rated and certified in
accordance with ADC l062 R4, in dB of noise criterion (NC) based on sound power
level minus 10 dB (l0 Exp. minus l2 watts ref.) in each octave band

4.3.9 In case the Lessee decides to construct enclosed rooms within the space, the
Lessee should provide additional air ducts distribution system for supply and return
air and its related accessories shall be for the account of the Lessee.

4.3.10 Lessees are required to submit shop drawings of the proposed ducts and air outlets
to be installed for approval of Building Administrator or his/her authorized
representative.

4.3.11 Location of air outlets in the perimeter of the space shall conform to the standard
ceiling layout set forth in the Architectural guidelines. Deviations or changes shall
be submitted to the Building Administrator for approval prior to installation.

4.3.12 All other air-conditioning and ventilation equipment such as fan-coil units, additional
AHUs, ventilating fans, fresh air fans, exhaust fans, heat exchangers, computer-
related AC units, process cooling devices, and other equipment necessary to meet
the particular requirements of the Office tenant, but not provided by the Lessor, can
be installed at the expense of the Lessee upon submission and approval of the
necessary plans and other documents.

4.3.13 The Lessee shall submit the required catalogs and technical specifications of the

VAV boxes and thermostats being proposed for use by the Lessee at the 5 to 18
floors of the Office buildings. The VAVs and thermostats must be compatible and
shall be selected based on an operating sound level not exceeding 40NC. All
ductworks shall conform with the standards of SMACNA (Sheet Metal and Air
Conditioning Contractors' National Association, Inc.). All ductwork system must
include the suitable insulations, balancing dampers, UL Listed fire dampers and
sensor/actuators, flexible connectors, hangers, supports, seismic restraints, and all
related accessories.

4.3.14 All grilles and diffusers to be installed shall be fabricated from Aluminum.
Grilles shall be bonded after lubrication and shall be finished with powder coating.

Supply air outlets shall be provided with opposed blade volume damper. Linear
diffuser shall be fabricated from extruded aluminum sections with adjustable vane.
The inlets and outlets shall be sound rated and certified in accordance with ADC l062
R4, in dB of noise criterion (NC) based on sound power level minus 10 dB (l0 Exp. minus
l2 watts ref.) in each octave band.

4.3.15 In case the Lessee requires controlled temperature and humidity conditions in his
Computer of IT (Information Technology) room, a precision type (chilled water) air
conditioning unit should be provided by the Lessee.

4.3.16 Lessees are required to submit catalogs of the precision type air-conditioning units
proposed to be installed to be approved by APMC and Consultant. Each precision
type unit should be complete with an electric heater and all related accessories.

4.3.17 If it is necessary to extend or split the existing chilled water piping stub-out., Lessee
should use Sch. 40 B.I ASTM A53 (black iron) pipes and Sch. 80 standard pipe
fittings. Valves shall be of the 300 lbs. Class. All related costs shall be for the
account of the Lessee.

4.3.18 Condensate drain piping shall be 50mm diameter PVC pipe with field to fabricated
P-trap and shall be insulated with 20mm thick, thick pre-molded elastomeric closed
cell rubber insulation, wrapped with polyethylene tape to be approved by APMC
and Plumbing Consultant.

4.4 EXECUTIVE TOILETS AND UTILITY AREAS

4.4.1 In case the Lessee would require executive toilets, pantries and other building
utility, plan or drawing layout showing specific location of termination point should
be prepared and submitted in advance, for coordination and approval of the
Building Administrator or his/her authorized representative. Location of the
executive toilets and pantries should be located adjacent to the building core.

4.4.2 Executive toilets, pantries and other utility areas shall be provided with individual
ceiling mounting type exhaust fans with built-in back draft damper. Lessees are
required to submit catalog or shop drawing of the exhaust fan proposed for
installation.

4.4.3 The Lessee is required to coordinate the electrical requirements of the exhaust fans
with the Building Electrical Consultant or with the Building Administrator prior to
purchase of the equipment. The electrical power connection shall be complete with
a circuit breaker that shall also serve as the disconnect switch and other electrical
accessories.

4.4.4 Lessee shall provide the necessary exhaust ducts, which shall be fabricated from
Ga. 24 G.I sheets and manufactures as per SMACNA standards.

4.5 TESTING AND BALANCING

4.5.1 Upon completion of the installation and when the system is ready for operation, a
competent and experienced engineer to be furnished by the Lessee’s Contractor
shall conduct capacity and general tests. These tests shall demonstrate the
specified capacities of the equipment.

4.5.2 All instruments to be used shall be of the Industrial grade, recently calibrated and of
the proper type to suit the type of system being tested and balanced.

4.5.3 All low velocity construction ductwork shall be subject to smoke testing. All leaks

shall be repaired and test repeated.

4.5.4 The leakage of air ducts shall not exceed 5% of design volume.

4.5.5 Air balancing shall be accomplished using a recently calibrated barometer or flow
hood or other instruments approved by the Building Administrator or his authorized
representative. The Mechanical Contractor shall submit balancing reports and
random sampling shall be under taken by the Building Administrator or his
authorized representative to ensure accurate, factual and credible air balancing. The
air distribution system shall be balanced so that the total fresh air quantity to each
space should be within 5 to 10% of design amount. Each outlet within the same
space should be adjusted within the following:

Single outlet - plus or minus 5%

Two outlets - plus or minus 10%

Three outlets - plus or minus 10%

4.5.6 All final air quantities should be obtained without generating noise.

4.5.7 All testing must be attested by the Building Administrator of their testing schedule
at least 2 days before the date of test.

4.5.8 Lessee shall inform the Building Administrator of their testing schedule at least 2
days before the date of test.

4.5.9 The Building Mechanical Consultant must approve all the testing and balancing
reports for all Mechanical Works.

4.5.10 Lessee shall be responsible for making all arrangements and payments with the
Building nominated Mechanical Consultant for carrying out all works required by
the tenant fit-out. The Lessee and/or its authorized representative shall be
responsible for all construction related works including supervision. The Building
Administrator takes no responsibility for any works unsatisfactorily discharged and
for acts of neglect or omissions by the Building nominated Mechanical Consultant.

Section 5
Sanitary & Plumbing Design Standards
5.1 GENERAL GUIDELINES

5.1.1 All fixtures shall be vented individually and waterline shall be valve by group.

5.1.2 All cold water lines shall be Polypropylene Random copolymer pipes and fittings
(PPR) PN20 conforming to DIN 8077 and DIN 8078, jointing shall be by socket
fusion.

5.1.3 All water line tapping shall be provided with isolating gate valve (rising stem),
(Class 250) 125 psig or approved equal.

5.1.4 Maximum pipe size to be used shall be the pipe stub-outs as indicated in the
detailed engineering drawings.

5.1.5 All potable and non potable waterlines shall be Polypropylene Random copolymer
pipes and fittings (PPR) PN20 conforming to DIN 8077 and DIN 8078, jointing shall
be by socket fusion. Size of which shall not be greater than the size of the tapping
point, as indicated in the cut-up plans.

5.1.6 All hot water lines, if any, shall be Polypropylene Random copolymer pipes
and fittings (PPR) PN20 conforming to DIN 8077 and DIN 8078, jointing
shall be by socket fusion.. Water heaters shall be by the Merchant.

5.1.7 Valves and fittings for potable and non-potable water lines shall be
hydraulically tested to a minimum of 150 pounds per square inch (psi) rating
for 2-hours without reduction in pressure.

5.1.8 Merchant shall provide a water meter (MWCI/OWNER approved),


accessible to a person assigned to take the water consumption. This water
meter shall be located within the common area easily accessible for
readings and inspection.

5.1.9 Provide steel pipe sleeves on pipes penetrating concrete walls and floors. All sleeves
must be sealed fire stopping sealant maintaining the integrity of walls and floors.

5.1.10 No interconnection tapping shall be allowed for sewer and waste / drainage lines.

5.1.11 All pipes shall be provided with proper hangers and /or supports.

5.1.12 All soil/sewer pipes (domestic waste) shall be PVC pipes and fittings series 1000,
conforming to ASTM D2729. Jointing shall be by solvent cement conforming to ASTM
D2564. Sewer, waste lines shall be tested for any leaks.

5.1.13 All pantry sink waste lines shall be PVC pipes and fittings series 1000,
conforming to ASTM D2729. Jointing shall be by solvent cement conforming to
ASTM D2564.

5.1.14 All vent lines shall be PVC pipes and fittings Series 1000 conforming to ASTM
D2729. Jointing shall be by solvent cement conforming to ASTM D2564. These pipes

are not allowed to be embedded in the walls constructed by the Owner.

5.1.15 All FCU drain line shall be PVC pipes and fittings series 1000, conforming to
ASTM D2729. Jointing shall be by solvent cement conforming to ASTM D2564.

5.1.16 Aircon unit drain lines shall be PVC Blue Class 150. All condensate waste lines
shall be PVC pipes and fittings series 1000, conforming to ASTM D2729.
Jointing shall be by solvent cement conforming to ASTM D2564. Merchant
condensate drain pipes shall be connected to the condensate drain stubout
provided. All piping conveying condensate drains shall be insulated at full
length.

5.1.17 No inter-tapping of sewer, waste and drainage lines shall be allowed.

5.1.18 All floor cleanout (FCO) and floor drain (FD) shall be brass finish with cast-iron
housing locally manufactured.

5.1.19 All valve (rising stem) and fittings for cold water line shall be hydraulically pressure
tested to a minimum of 150 psi rating. Also, sewer and vent lines shall be tested
by gravity method for any leaks for at least 24 hours.

Should any failure(s) arise from these tests, the Plumbing Contractor responsible
for the installation must correct the work immediately.

5.1.20 No alternation in any pipe riser or in the pipe chase is allowed.

5.1.21 The Tenant shall provide a water meter at his expense, to properly monitor water
consumption. This water meter shall be located within the premises in an area
easily accessible to the person assigned to take the water consumption readings

5.1.22 Maximum plumbing fixture load to water line for each Tenant shall be limited to a
tank type water closet and lavatory with a maximum pressure of 20 PSIG.

5.1.23 Maintain proper housekeeping to maintain cleanliness and avoid water contamination.

5.1.24 No tenant shall allow anyone to do any work or any portion of the building
plumbing Water, Sanitary, Waste and Vent Systems of the building unless
supervised by the Building Administration Personnel.

5.1.24 All pantry sinks shall be provided with individual grease trap per sink (5 GPM
(Minimum) and provided with approved garbage disposal units.

5.1.25 All plumbing installation shall be complying to the National Plumbing Code of the
Philippines.

5.1.26 All floors clean-out (FCO), clean-outs (CO) and all other plumbing fittings shall be
accessible for maintenance. The merchant shall provide a manhole if such
installations is inside the ceiling.

5.1.27 Tenants shall provide detail drawings to ALI and/or APMC prior to their
implementation.

5.1.28 All pipe lines shall be provided with proper hangers and/or supports.

5.1.29 Soil and Waste pipes shall be labelled accordingly marked SP for soil pipe and WP
for waste pipe and direction of flow.

5.1.30 Vent pipe shall be labelled accordingly marked VP and direction of flow.

5.1.31 Cold Water Line shall be labelled accordingly indelibly marked CWL and direction of
flow.

5.1.32 When the merchant completes the design of the ceiling ahead of the merchant
directly above him, there is presumed inconvenience on the part of the merchant
above is to be installed. The merchant above must coordinate with the merchant
below on the dismantling and reconstruction of the ceiling of the merchant below to
allow him to complete the installation of his piping. Cost implications and scheduling
of work should be arranged and settled by both parties prior to the commencement of
any works.

5.1.33 FCU unit invert elevation should be workable to the existing FCU drain stub-out.

5.1.34 All plumbing installation shall be compliance to the Uniform Plumbing Code of the
Philippines and other regulations of local authorities having jurisdiction.

Fire Protection Design Standards
6.1 GENERAL GUIDELINES

6.1.1 All installation shall be done in conformance with NFPA 13 Standards and Fire Code of
the Philippines.

6.1.2 The installed sprinkler system is based on non-combustible materials. Ceiling, floor,
partition and other materials should be non-combustible and should have a Class I fire
rating.

Only authorized sprinkler contractors shall be allowed to install any relocation due to
partition or replacement of heads as maybe required by the occupant. The contractor
is required to closely coordinate with the Building Administrator prior to the start of
work.

6.1.3 Fire lines shall black iron (B.I.) pipes, schedule 40 conforming to ASTM A53 with first
and final coating of safety red paints. Fittings shall conform to ASTM 53/A153. Use
schedule 80 for intermediate and high zone piping system subjected to a static
pressure of 300 psi or more.

6.1.4 In areas where non-combustible drop ceiling will be installed (e.g. acoustic, mineral
board cement fiber board, etc.), use semi-recessed pendent-type sprinkler heads of
the same type and brand as provided in the building.

6.1.5 In areas without drop ceiling, otherwise called “open or exposed ceiling”, use upright
type sprinkler heads.

6.1.6 Sprinkler shall have a metric discharge coefficient of 81 and a 15 mm nominal orifice.

6.1.7 The sprinkler heads that will be provided shall be chrome plated with 15mm (1/2”)
standard orifice, 5 mm fusible glass bulb type and shall be UL listed same brand as
provided in the building.

6.1.8 Partitions from floor to ceiling must be positioned in such a way that the maximum
space shall not exceed more than 2.25m from any existing sprinkler heads. If the
partition fall on the same location of the sprinkler heads, the head shall be located on
one side of the partition and additional head/s shall be provided on the other side.

6.1.7 Maximum distance of sprinkler head (pendent or upright) to a wall or high partition must
not exceed 2.25 m.

6.1.8 Maximum distance of the sprinkler he ad from the slab soffit should be 300mm.

6.1.9 Maximum protection area coverage of one sprinkler head (pendent or upright-type) shall
be is equivalent to a room hazard as follows:

a. 12.10 m2 for ordinary hazard (class I)


b. 18.60 m2 for light hazard

6.1.10 All pipes shall be supported with hanger rods or brackets and shall be independent

6.1.13 Do not conceal fire hose cabinets and portable fire extinguishers.

6.1.14 Duct / pipe penetrations in walls or slabs shall be sealed with fire rated materials.

6.1.15 Sprinkler heads shall not be used for hanging decorative items such as Christmas
lanterns, which can damage the fusible links or the sprinklers and will impair the
protection coverage.

6.1.16 All fire extinguishers shall be 2-1A (10 lbs.) or 1-2A (20 lbs.) FE-36 chemical, multi-
purpose pressure gauge type (UL Listed and FM approved). The distance from PFE
will be 15 m from each other. Clean agent fire extinguishers HCFC and FM 200 are
required for server rooms/ee rooms and work areas, shall conform to NFPA 13.

6.1.17 Provide at least one [1-2A (20 lbs.)] Multi-purpose (ABC) fire extinguisher with pressure
gauge in the pantry / coffee (indicate maximum area coverage).

6.1.18 Provide automatic sprinkler system on commercial type cooling equipment and
ventilation system, if necessary or as required by the authority having jurisdiction. Fire
sprinkler installation shall conform to NFPA-13. Provide fire suppression systems to
electrical equipment rooms. Hoods or shields installed to protect important electrical
equipment from sprinkler discharge shall be noncombustible.
Exception: Sprinklers shall not be required where all of the following conditions
are met:
a. The room is dedicated to electrical equipment only
b. Only dry type electrical equipment is used.
c. Equipment is installed in a 2-hour-fire rated enclosure including protection for
penetrations.
d. No combustible storage is permitted to be stored in the room.
For items to be consider:
e. Consult with fire protection consultant to identify the right “sprinkler head
temperature”.
f. Put allowable “sprinkler head guard”.
g. Put the sprinkler not directly above the electrical panel (consider clearance).

6.1.19 Before any interruption of service in the sprinkler system, the Building Administrator
must be notified in writing so that the Maintenance Engineer can prepare the
requirements prior to shutting-off and opening of the sprinkler control valve
affected by the interruption.

6.1.20 Any hanging material such as lighting fixture, decorative elements and alike shall not
be attached to the sprinkler heads or any part of the sprinkler system. Painting and
other forms of finishes applied to the sprinkler heads that may damage the fusible
links will not be permitted.

6.1.21 During the construction, fire extinguisher shall be required during the whole
construction period. Cooking and designation of sleeping areas within the work place
will be strictly prohibited. Extra precautionary measures shall be undertaken specially
during sprinkler heads relocation work.

6.1.22 Tenant shall provide proper signage.

TENANT FIT-OUT GUIDELINES
6.1.23 Any modifications to the existing automatic fire sprinkler layout shall be subject to Fire
Protection System Consultant’s approval and Building Operator. In such case a
proposed plan in 4 copies (20 x 30) signed and sealed by a PME shall be submitted
for evaluation.

6.1.24 Provide upright sprinkler heads for open ceiling areas and pendent sprinkler heads for
areas with ceiling.

6.2 TESTING

Upon completion of the installation and when the system is ready for operation, a competent and
experienced engineer to be furnished by the Tenants contractor shall conduct capacity and
general tests. All instruments to be used shall be of the Industrial Grade, recently calibrated and
of the proper type to suit the type of system being tested and commissioned and shall be
witnessed by Building Administrator’s representative.

6.3 FIRE SAFETY DURING CONSTRUCTION

 A fire extinguisher must be provided and a fire water must be assigned where
welding/ waterproofing grid to be performed.
 When the relocation of this sprinklers and firing work are ongoing fire safety
measures must be implemented. The fire extinguisher must always be ready and the
assigned fire watcher must be present until sprinkler pipes have been loaded and
tested.
 Cooking and smoking are strictly prohibited.
