RENTAL AGREEMENT AND CONTRACT

That Mrs. Rosalina M. Soriano, Landlord of a commercial building at purok 7 bugallon proper
Ramon, Isabela 3319, herein lets and leases one of the space ________ of the said building unto;

___________________________________________________, new residing at


________________________________________________________________________________
For a term commencing ____________________,_____________and ending
____________________,_____________, at a total rent of ________________________________
____________________(₱_______________) payable from month to month at monthly rentals of
(₱_____________) payable on the first day of the said month.

As a security the tenant must pay the security deposit in the amount of (₱_____________).

It is further mutually agreed between the landlord and the tenant the following:

RENT
Rent shall be paid within the day stated above to the landlord .any failure by the tenant to be
pay rent or either charges promptly when due will be automatically added with the interest, or to
comply with any other term or condition thereof, shall at the option of the landlord forthwith terminate
the tenancy. Any action by the landlord shall not constitute a waiver or modification of this unless in
writing by the land lord.

GUEST
Said premises shall be occupied by only the tenant. tenant assumes all legal responsibility of the
acts and conducts of any guest business owners and assumes financial responsibility for any damages
done to premises.

LANDLORD RESPONSIBILITIES
Landlord shall be responsible for the upkeep of the property in accordance with the housing
and building codes for health and safety standards.

TENANT RESPONSIBILITIES
Tenant hereby waives all right to make repairs or alternation of any kind at the expense of the
landlord. All repairs cause by negligence of the tenants ,such a sink, toilet , or broken doors, shall be
repaired at the expense of the tenant, any cost incurred by the landlord for such reasons shall be
collectible on the same basis as rent
Light bulbs shall be replaced by the tenant as needed and will remain in the property when the
tenant vacates.
Tenant must inform landlord promptly in writing when repaired to structure due to natural
causes became necessary ,failure will causes tenant to share in expenses incurred to correct the
problem.
REDECORATION AND RENOVATION OF THE PROPERTY

Any redecoration or renovation project must approved by the landlord before work is started
under no conditions will major structural changes to the building be approved. Nor would tenant be
entitled to charge the landlord for labor or materials without landlord permission.

CARE OF PROPERTY
Tenant shall keep and maintain the premises in a clean and sanitary condition all times, and
upon the termination of the tenancy shall surrender the premises to the landlord ,clean, undamaged
and empty of all personal possessions. The landlord or his agent shall be privileged to visit,enter ,and be
upon the said premises, at any reasonable hour for the purpose of either inspecting the same,
exhibiting it for rent or for the purpose of making repairs and improvement. Tenant agrees to refrain
from creating unreasonable noise or disturbances. Should tenant actions result in the continued
disturbance of the other tenants or neighbours’, land lord will be entitled to serve tenant with a notice
of breach of the lease, should tenant receive two (2) such notice from landlord and fail to prevent
further disturbances, landlord shall have the right to declare tenants under lease forfeited and tenant
shall be responsible for any rent due or damages pursuant to the terms of this contract.

LIABILITY
The landlord or his/her agent shall not be held responsible or liable for any damages, lest or any
injury of the tenant of property from whatever cause arising from the occupancy of said property.

TERM OF LEASE
Tenant agrees to vacate the premises within three days after being notified in writing due to
non payment of the rent, or breach of this contract. The parties further agree that should tenant fail to
reside within the premises for over three (3 )weeks. And further fail to pay the rent due during the
period , or to notify the landlord in writing of a forwarding address ,landlord shall be entitled to
consider said action to be as an abandonment of tenant interest in the property, and landlord shall
further be entitled to enter the premises and arrange for the storage of any personal property or
furniture of the tenant. And the tenant shall be liable to landlord for payment of any storage charge or
incidental expenses. Landlord agrees to use reasonable care in moving and steering personal property
and tenant thereby held landlord harmless from all damage caused to property. tenant further agrees
that if said property is not picked up by the tenant within one month of the commencement of storage
of the same, and if storage and transportation charges are not paid in one month, the landlord may
arranged for the reasonable sales of the said property and may deduct all cost and expenses from the
proceeds, tenant accepts the condition of the property and furnishing at the commencement of this
lease as satisfactory for all purpose of the tenant. The violation of any condition of this shall sufficient
cause of eviction from the said premises.
DEPOSIT
Receipt of ₱________________, is hereby acknowledged as deposit on care of the premises,
this deposit may not be used by the tenant to apply as rent due or about to became due, this deposit
will refunded after the completion of the rental period, if all terms of the contract are met, that is to say
that the premises are left undamaged, clean, rentable condition which is to determined by the landlord
or his/her agent and utility payments are satisfied. Deposit is forfeited at option of landlord if the
tenant vacates the premises before or during the tem of the lease, even if tenant secure an alternative
Replacement.

UTILITIES
The tenant agrees that they have to pay the bill of the water electric consumed, not paying the
said bill will be caused of eviction from the premises.

I undersigned, understand and accept the above contract as a legal document.
