DEED OF ABSOLUTE SALE

KNOW TO ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE made and executed by and between:

MA. LUZ A. SANIEL married to Alejandro E. Oreta, of legal age, Filipino, with
residence address at Brgy. BagongBayan Mauban, Quezon, hereinafter referred to as the
VENDOR;

-and-

SPS. MARTE BACALLA and MARIA BACALLA, both of legal age, Filipinos, with
residence address at Manhattan St. Provident Village, Marikina City, hereinafter referred to as
the VENDEES.

-WITNESSETH-

WHEREAS the VENDOR is the true and registered owner of parcel of land located at
Brgy. Ipilan, Tayabas Quezon, containing an area of 82 square meters covered by Transfer
Certificate of Title No. T-331015 issued by the Registry of Deeds for the Province of Quezon
and more particularly described as follows:

A parcel of Land (Lot 37 Blk. 12 of the subd. plan Psd-045647-071995, being a


portion of Lot 5306-M, Psd-04-016535 (OLT), L.R.C. Rec.No.), situated in Brgy.
Ipilan, Mun. of Tayabas, Prov. of Quezon, Island of Luzon. Bounded on the E.,
alongline 1-2 by Lot 35 Blk. 12; on the S/SW., along lines 2-3-4 by Road Lot 8;on
the W.,along line 4-5 by Road Lot 13;& on the N., along line 5-1 by Lot 39 Blk-12
all of the subd. plan. Beginning at a point marked “1” on plan, being
N.25deg.45’E.,787.31 m. from BBM No. 26,Cad-140, Tayabas Cadastre. Thence
S.3deg.01’W.,9.00 m. to point 2; thence N.86deg.59’W.,7.70 m. to point 3; thence
N.41deg.57’W.,2.12 m. to point 4; thence N.3 deg. 01’E.,7.50 m. to point 5; thence
S.86deg.59’E.,9.20 m. to the point of beginning;containing an area of EIGHT TWO
(82) SQUARE METERS. All points referred to are indicated on the plan and are
marked on the ground by PS cyl. conc. mons. 15x60 cm.;bearings true; date of
original survery, July 1918-July 1923 and that of the subdivision survey, April 1-
15, 1994 and was approved on June 20, 1994.

Hereinafter referred to as the “PROPERTY”.

NOW, THEREFORE, for and in consideration of the sum of FOUR HUNDRED


THOUSAND PESOS ONLY (P 400, 000.00) Phil. Currency, receipt whereof is hereby
acknowledged by the VENDOR from the VENDEES to the entire satisfaction of the VENDOR,
the said VENDOR does hereby sell, transfer and convey in a manner absolute and irrevocable in
favor of the VENDEES, his/her/their heirs and assigns the absolute-described parcel of land with
improvements.

VENDOR hereby warrants valid title to and peaceful possession of the Property and
shall defend VENDEES against any and all third party claims whatsoever, that there are no other
transactions that are currently pending registration with the Registry of Deeds for the province of
Quezon that will affect the rights of VENDEES over the Property.
