CONSTRUCTION SPECIFICATIONS
The set of, Specifications shall govern the methods of materials to be used for the proposed building shown in
the plans and details drawings and plans, detail drawings.
The plans, detail drawings and these Specifications shall be considered as complementing each other so that
what is mentioned or shown is one, although not mentioned or shown in the other, shall be considered as appearing on
both in case of conflict between the two, the same should be referred to the designing Architect/Engineer for resolution.

GENERAL CONDITIONS:
All parts of the construction shall be finished with first class workmanship to the fullest talent and meaning of
the plans and these Specifications, and to the entire satisfaction of the Architect/Engineer and the Owner.
The construction shall conform to all the requirement of the National Building Code, as well as the local rules
and regulations of the Municipality of Baliuag, Bulacan.

CLEARING THE SITE:


The building site shall be leveled according to the plans and cleared of rubbish, roots and other perishable
matters to a suitable subgrade.
All such unsuitable materials shall be removed from the building site and spread uniformly over the areas
adjacent to the proposed buildings, or otherwise disposed of as may be directed by the Architect or Engineer in charge
of the construction.

STAKING OUT THE BUILDING LINES:


The building shall be staked out and all lines and grades shown in the drawings established before any
excavation is started. Batterboards and reference marks shall be erected at such places where they will not be disturbed
during the excavation of the building.

EXCAVATION:
All excavation shall be made to grade indicated in the drawings. Where the building site is covered with any
kind of fill, the excavation for footings should be made deeper until the stratum for safe bearing capacity of the soil is
reached.
Whenever water is encountered in the excavation process, it shall be removed by the bailing or pumping, care
being taken that be surrounding soil particles are not disturbed or removed.

BACKFILLS:
After concrete for foundations is hard enough to withstand pressure resulting from fills, the materials removed
from excavation shall be used for backfill around them.
Backfills and fills shall be placed in layers not exceeding 150 mm in thickness, and each layers shall be
thoroughly compacted by wetting, tamping and rolling.

CONCRETE WORKS:
All concrete shall be mixed thoroughly until there is a uniform distribution of the cement and aggregates, and
should be deposited as nearly as practicable in its final position, care being taken to avoid segregation of the aggregates
Water to be used for mixing concrete shall be clean and free from injurious amount of oil, acids, alkalis, salts
and other organic materials.

PROPORTIONING OF CONCRETE:
All concrete works shall be done in accordance with the standard specifications for plain and reinforced
concrete as adopted by the Government Cement to be used shall be Republic cement. Alternative cements so selected
must meet the requirements set and approved by Architect or Engineer in charge of construction.
Unless otherwise indicated in plans or noted in the specifications the minimum 28 days cylinder compressive
strength of concrete shall be as follows:
1. Foundations, pedestal, columns, wall footings
beams, girders, suspended slabs, shear wall
stairs 20.7 Mpa (3000 psi)
2. Slab on fill, side walk curbs and gutter 17.0 Mpa (2500 psi)

The following proportions of concrete mixtures shall be used for the various parts of the building:
Columns and footings -Class A(1 : 2 : 4)
Conc. hollow. block footings -Class B(1 : 2 ½ : 5)
Reinf.Conc. Beams and slabs -Class A(1 : 2 : 4)
Concrete slab floor on fill -Class C(1 : 3 : 6)
Septic Vault Cover -Class A(1: 2: 4)
Class A Concrete shall be a mixture of 1 part cement, 2 parts fines aggregate and 4 parts coarse aggregate by
volume, plus enough clean water to make the mixture into a pliable paste.
Class B concrete shall be a mixture of 1 part cement, 2 ½ parts fine aggregate and 5 parts coarse aggregate by
volume, plus enough water to make the mixture into a pliable paste.
Class C concrete shall be a mixture of 1 part cement, 3 parts fine aggregate and 6 parts coarse aggregate by
volume, plus enough water to make the mixture into a pliable paste.
The fine aggregate shall consist of natural sand, or of insert materials with similar characteristics, having clean,
hard and durable grains, free from organic matter or loans.
The coarse aggregate for concrete shall consist of crushed rock of durable and strong qualities, or clean or hard
gravel. Size of the coarse aggregate to be used shall very from 20mm to 40mm (3/4 “ to 1 ½ “).
All forms of concrete works shall be properly braced or tied together as to maintain the correct position and
shapes of the concrete members. Forms shall be constructed sufficiently tight to prevent bulging and seepage of water.
Concrete shall be deposited in its final position without segregation re-handling or flowing. Placing shall be
done preferably with buggies, buckets or wheel barrows no chutes will be allowed except to transfer concrete from
hoppers to buggies, wheel barrows or buckets in which case they should not exceed six thousand (6000 mm) in
aggregate length.
No depositing of concrete shall be allowed without the use of vibrators unless authorized in writing by the
designers and only for unusual conditions where vibration is extremely difficult to accomplish.
Forms shall not be removed until the concrete has attained sufficient strength to support its own weight and any
loads that may be placed on it. Side forms of beams and girders may be removed earlier than the bottom forms but
additional posts or shoring must be place under the beams or girders until they have attained their strength.

STRIPPING AND RESHORING


General: Do not remove forms or shoring until the concrete members have acquired sufficient strength to
support their weight and subsequent construction loads without defection. Forms shall be removed in a manner to
assure safety of the structure.
Time: Forms and supports shall remain in place until the concrete has attained sufficient strength to support the
loads to be applied, but in no case shall they stripped in less than the following minimum periods.

Columns - 2 days
Walls - 2 days
Sides of Beams and Girders - 2 days
Floor Slabs - 14 days
Shoring for Beams and Girders - 14 days
Beams and Girders - 14 days

Reshore: Reshore immediately after stripping slabs, beams and girders that support subsequent formwork.
Retain reshores for as many levels as required to combine the liveload capacities of cured floors to support the loads of
the subsequent fresh construction and construction loads. Reshore a minimum of two consecutive levels.

CONCRETE SLAB FLOORS ON FILL


Concrete slabs on fill shall be poured on gravel bed of not less than 100m thick. Each concrete slab coarse to be
poured shall be poured alternately to the indicated floor finished.

STEEL REINFORCING BARS


All steel reinforcing bars to be used in this construction shall consist of round deformed bars with logs or
projections on their sides to provide a greater bond between the concrete and the steel. All steel reinforcing bars shall
be accurately placed and secured against displacement by tying them together at each bar intersection with Gauge No.
16 G.l. wire.
The steel reinforcing bars indicated for footings, columns, slabs, beams, girders and other concrete members
shall all conform to the number, size and spacing as indicated in the drawings or schedule of the steel reinforcements.
No metal reinforcement shall be installed in place unless it is free rust, scale or other coatings, which will
destroy or reduced the bond with concrete.

CONCRETE HOLLOW BLOCKS


All exterior concrete hollow blocks to be used for first floor walls shall be at least 125mm thick, while concrete
hollow blocks for interior walls unless otherwise indicated shall be 100mm thick. For interior CHB walls where
plumbing pipes and fittings shall be located, the thickness shall be at least 150mm.
The concrete hollow block walls shall be lead, and the cells filled with cement mortar consisting of 1 Portland
cement and 3 parts sand by volume. They shall be reinforced with round deformed bars, 10mm diameter, spaced not
more than 80mm on centers, both ways.
All exposed surfaces of concrete hollow block walls shall be finished with synthetic adobe, cement plaster or
red clinker bricks as shown in the drawings.
The mixture of cement plaster for concrete hollow block wall finishes indicated in the drawings shall be 1 part
cement, 1 part lime, 3 parts sand.

FRAMES
All wood frames for windows, doors, cabinets, and closet shall be done as much as possible, with carefully
fitted mortise and tenon joints. All door and window frames to be installed on concrete hollow block and other masonry
walls shall be anchored with 76mm ( 3”) common wire nails all around the contact surfaces, and all such contact
surfaces shall first be painted with SOLIGNUM brand wood preservative before the frames are installed in place.
All unexposed lumber such as trusses or rafters, purlins, cleats, ceiling joists, wall studs, etc. shall likewise be
treated with SOLIGNUM preservative after they have been installed in place.

ROOFING
The roof shall be covered with pre-painted gauge 26 G.I. sheets. The roofing sheets shall be secured to the
purlins with 6mm (¼) GI rivets and Gauge No. 26 plain GI straps cut long enough for bending around the specified size
or purlins. The straps shall be at least 25mm wide with corners chipped off at the riveting ends.
Ridge rolls, hip rolls and valleys to be used shall lap the roofing sheets at least 250mm. The ridge rolls, hip rolls
and valleys shall be riveted to the roofing sheets, in addition to the rivets engaging the GI straps in securing the roofing
sheets to the purlins.
All roofing sheets adjacent to concrete hollow block and other masonry walls such as at property line firewalls,
shall be provided with Gauge No. 26 plain GI flashing to extend up to the top and over to the other side of the wall. All
rivets shall be placed at the top of the corrugations of the roofing sheets to prevent water from standing around the
rivets.
PLUMBING WORKS
Piping Installations
General: Piping Shall be installed as shown on the drawings, as recommended by the manufacturer and as
directed during installation, straight and direct as possible, forming right angles or parallel lines with building walls and
other pipes, and neatly spaced. Erect pipe risers plumb and true, parallel with walls and other pipes neatly spaced.
 All piping shall be properly supported or suspended on stands, clamps, hangers or equivalent to
approved design. Supports shall be installed in such a manner to permit pipe free expansion and
contractions while minimizing vibrations.
 Do not install pipes in a manner which interferes with other pipes, ducts, conduits, equipment and
adjacent structures of the building.
 The arrangement, and positions and connections of pipes, fixtures, drains, valves, and the like, indicated
in the drawings shall be followed as closely as possible. The right is reserved by the Project Manager to
change locations and elevations to accommodate conditions which may arise during the progress of the
work, prior to the installation, without additional compensation for such changes.
 The responsibility for accurately laying out the work and coordination of installation with other
contracts rests with this contractor. Any field lay out interferences that occur shall be reported
immediately to the project manager.
 All pipes shall be cut accurately to measurements and shall be worked into place without springing or
forcing. Changes in pipe sizes shall be made with reducing fittings.
 Roughing-in for pipes and fixtures shall be carried along with the building construction. Correctly
located openings of proper sizes shall be provided where required in the walls and floors for the passage
of pipes. All items to be embedded in concrete, shall be thoroughly and free from all rust, scale and
paint.
 Pipe shall not pass through the columns, footings, beam of ribs, except noted on the drawings.

Cold Water System


 The piping shall be extended to all fixtures, outlets and equipment from the gate valves installed in
the branch near the riser.
 All piping above ground shall be parallel with the lines of the buildings unless otherwise shown in the
plans.
 No water pipings shall be buried in the floors unless specifically indicated on the drawings or
approved by the engineers.
 All service pipes and fittings shall be kept at sufficient distance from other work to permit finished
covering not less than one-half inch from such work or from finished covering on the different
service.
 Changes in pipes shall be made with reducing fittings
 No valve shall install with its stem below the horizontal. All valves shall be gate valves unless
otherwise specified or noted on the drawings.
 Unions shall be concealed in the walls, ceilings, and partitions, except where they are enclosed in a
metal frame box and cover.
 All cold water lines shall be tested at 150 psi for a period of two (2) hours before covering.

Soil, Waste, and Storm Piping System


 Fittings: All changes in pipe sizes on soil, waste and drain lines shall be made with reducing fittings.
 uPVC Bell and Spigot Joints: Plain end pipe must be cut square, chamfered and cleaned free from dirt
to allow alignment and effective jointing. Joints must be made by centering the spigot with in the bell
after proper application of appropriate solvent cement.
 Bell and Spigot Joints: Lead joints shall be made by centering the spigot within the bell after the
spigot has been driven home, and the joints yarned with the jute or hemp, closely compacted, so as to
leave a depth of two inches for the lead. Each joint shall be filled with lead in one continuous pouring
from the ladle. Joints shall be poured full and the thoroughly caulked at least three times around with
the proper caulking tools.
 All changes in direction shall be made by the appropriate use of 45 degrees wyes or long sweep
bends, except that sanitary tees maybe used on vertical stacks and short quarter bends or elbows
maybe used in soils and waste lines where the change in direction of flow is.
 No trap which depends for its seal on the action of movable parts shall be used, full S-traps, bell traps
and crown vented traps are prohibited.

Plumbing System Test


 The entire system of drains, waste and vent piping inside the building shall be tested. Water test shall
be with the accordance of the Plumbing Code. Every portion of the system shall be tested to a hydro
static pressure equivalent to at least 10-foot head water. After filling, water supply shall be shut-off
and allow to stand ½ hour under test during which time there shall be no drop greater than four (4).
 Upon completion of the roughing-in and before setting fixtures, the entire cold water piping system
shall be tested at 150 psi for a peiod of two (2) hrs before covering.
 Where a portion of the water piping system is to be concealed before completion, this portion shall be
tested in a manner similar to that described for the entire system
 The Contractor shall furnish and pay for all devices, materials,etc., labor and power in connection
with the tests. All these tests shall be made in the presence and satisfaction of the Sanitary Engineer,
Plumbing and other City Inspectors, and other public utilities having jurisdiction.
 Defects disclosed by the test shall be repaired or if required by the Engineers or his representative,
defective work shall be replaced without extra charge to the owner. Test shall repeat as directed until
all works are proven satisfactory.
 The Contractor shall also be responsible for the other trades that may be damaged or distributed by
the test or the repair or replacement of his own work and shall restore the damage to its original
condition without extra cost to the owner.
 The contractor shall, notify the Engineer, Plumbing Inspector, and others having jurisdiction at least a
week in advance of making the required tests so the arrangements can be made for their presence to
witness the tests.
 All repairs of piping shall be made with new materials at the expense of the Contractor.

PAINTING AND VARNISHING


General : This work includes interior and exterior painting and varnishing and finishing of all items as required
to produced a finished painting job throughout all of the areas affected by work under this contract, except items which
are specifically excluded .
Complete color scheme for the painting and varnishing of the building (exterior and interior) shall be furnished
by the Architect to the Contractor. Color schemes and varnish required by these Specifications and/or by the Architect
shall be submitted by the contractor for approval at the expense.
All exposed work shall be protected while the building is being painted . The floors steps, and all other surfaces
not to be painted shall be well protected during painting by sufficient covers.
Inspections of surfaces: The Contractor shall inspect all surfaces to be painted and all defects shall be remedied
before starting work. Commencing of work by the contractor indicates his acceptance of the surface.
No work shall be started unless the Contractor shall have made certain as to the dryness of surfaces. Tests shall
be made, in the presence of the Architect or his authorized representative, to verify dryness of surfaces to be painted.
Workmanship: All painting and varnish work shall be done in workman like manner be skilled house painters
and varnishers only.
All materials shall be evenly applied, so as to form a film of uniform thickness, free from sags, runs, crawls or
other defects. The use of heavy brush (nylon brushes for oil paints) is required. Light brushes shall not be permitted.
Paint shall be thoroughly stirred so as to have the pigment evenly in suspension while paint is being applied.
In general and unless otherwise specified, and / or instructed by the Architect due to actual conditions on the
job, no less than 48 hours time shall elapse between application of succeeding coats. Each coat of paint shall be allowed
to dry thoroughly and inspected for approval before the succeeding coat is applied.
No oil painting shall be done in damp weather.
Except where otherwise noted or specified all paints shall be applied in three (3) coats (primary body and finish
coats). Each coat shall be roller applied (except as otherwise noted) spread evenly and in full covering body.
No work shall be done under conditions unsuitable for the production of good results. No painting or varnishing
on woodwork shall be done while plastering is in process or is drying.
Surfaces, which cannot be satisfactorily finished on the number of coats specified, shall have additional coats or
such preparation coats and subsequent coated as may required to produce satisfactory finished work without additional
cost to the owner.
Spray gun application shall be used where indicated in the color schedule.
All parts of moulding and ornaments shall be left clean and true to details.
All finishes shall be uniform as to sheen color and texture
The painting contractor since he is the last trade man on the project shall include in his work all final clean up
and washing of window glass, spots on floor, hardware, fixtures. Etc.
Painting schedule: The type of paint specified are intended to illustrate the quality and are taken from BOYSEN
paint catalogue equivalent materials from manufacturers listed herein, which the Contractor desires to use other than
those specified should accompany proposal with such request in writing for approval of the Architect.
 Exterior Walls
Cement Plaster cover concrete give:
o Coat: flat wall latex
o Coats: 100% semi- gloss latex
 Exterior and Interior Work
Metal steel doors, frames, railings, balusters, and grating give
o Coat: Primer paint BOYSEN
o Coats: BOYSEN enamel
 Interior Work
Plywood walls (painted) give: (Roller Painted)
o Coat flat wall enamel washable paint after which putty all over and sand smooth.
o Coat interior Primer and sealer
o Coat flat wall enamel washable paint.
Plywood ceiling give: (Roller Painted)
o Priming coat BOYSEN flat washable paint
o Finish coat flat washable paint
Cement plaster and sandblasted finish over concrete and hollow concrete blocks, give:
o Coat Interior Primer and Sealer
o Coat Flat wall enamel washable paint.

ELECTRICAL SPECIFICATIONS
ELECTRICAL WORKS
The electrical installation shall be done in accordance with the approved plansa nd under the direct supervision
and control of a licensed Professional Electrical Engineer or Master Electrician.
All electrical works and materials shall conform to the provisions of the latest edition of the Philippine or
National Electric Code.
The electrical wiring shall be installed thru MOLDFLEX coilable PVC electrical conduit, fittings and
appurtenances that conform to ISO dimensions.
The type of electrical services to be supplied to the building shall be 220 V, AC, and single phase.
There shall only be one service drop from the nearest Manila Electric Company (MERALCO) pole to the
proposed building. Electric wires for light and power shall not be smaller than 13.5 sq mm. (No. 12), 600 V insulation.
Electrical materials to be used for the electric wire installation shall be as follows:
Automatic Circuit Breaker --------------------------------------------------- EVER brand
Flush wall switches, convenience outlet other wiring devices-------- NATIONAL brand
Wires/Conductors--------------------------------------------------------------PHELPS DODGE
The spare circuit shall be provided with an empty PVC pipe, size 19mm, which should extend at least 300mm
above the ceiling line. The grounding wires shall be identified and all wires shall be color-coded for easy identification.
The panel board shall be provided with a circuit directory.

The work shall include the furnishing and installing of the following each complete and in proper operating condition
unless otherwise stated in these specifications:
 Installing service feeders complete with conduits, conductors, and other accessories from the point indicated in
the plans and as approved by the Local Electric Power Co.
 Furnishing and installing of Main Safety Switch, safety switches for other feeders, and enclosed porcelain
cartridge fuse cutouts with 15-ampere fuses.
 Furnishing and installing all necessary pull boxes, junction boxes, wire gutters, utility boxes and other type of
box as required and/or as indicated in the drawings.
 Furnishing and installing all the necessary feeder and branch circuit with all the necessary conductors, conduits
fittings and other items indicated in the drawings.
 Furnishing and installing all the necessary wiring devices, such as utilization outlets, wall switches, receptacles
all complete with their proper Bakelite cover plates.
 Furnishing and installing of all lightning fixtures.
 Furnishing and installing the time system consisting the time system of a mast clock, bundy clock, time bell,
and slave clocks indicated in the drawing.
Wiring Method: All wiring running underground, and through concrete ceiling or concrete and hollow block
partitions shall be schedule 4 PVC Conduits.
Wiring installations through wooden double wall partitions, shall be PVC pipes or flexible metal or Flexible
PVC Conduits.
In all cases the wiring installations shall be concealed from view.
PVC Conduits shall not be less than 15mm nominal diameter and where so indicated, sizes shown shall be
minimum.
All PVC installation work shall be done during proper stage of construction. Installation shall be concealed by
embedding in concrete with all parts installed in proper places at such stages in the progress of construction so as to
permit cabinets, outlet boxes and device boxes to be flush mounted. All conduit-installed underground shall encased in
concrete, which shall have a minimum thickness of 80mm around the conduit.
All splices, taps, and junctions except those feeder and service conductors shall be soldered or provided with
spring lock type connectors, with rubber tape and protected with friction tape.
For the service and feeder conductors, taps shall be made with heavy-duty, all brass or copper solder less
connectors. Solder type lugs or solder less taps shall not be permitted. After solder less connectors are tightened for
maximum mechanical and electrical rubber and friction tapes for insure an insulation strength equal to at least that of
the insulation of the conductors they join.
Feeders: Feeders shall be laid out in accordance with the diagrams shown in the drawings.
Unless otherwise specified in the Specifications or shown in the drawings. Type TW wires shall be used. The
wires and conduits shown on the drawings shall be in the minimum sizes to be used. Wires shall be Phelps Dodge or
American wire or approved equal.
Feeders shall be continuous and without splices from the main distribution center up to the various load centers.

Outlet and Switches Boxes: All boxes shall be galvanized approved products of reputable manufacturers.
Enamel coating shall not be used in lieu of zinc coating.
All ceiling outlet boxes intended for lightning outlets shall be gauge 16 of the 101mm octagonal box or larger
when required with a depth 50mm minimum.
Convenience and wall switch outlet shall be gauge # 16 of the 100mm x 100mm rectangular, deep, flash type,
except in case where 100 amp., or 20 amp., switches shall be counted in gangs of two or three, therefore the proper
sizes of boxes and cover plates shall be used.
All boxes, including junction and pull boxes shall be of sufficient sizes to provide free space for all conductors
enclosed in the box, in addition to the fittings, such as switch mechanism and receptacles that may be contained in the
box.
All junction boxes, pull boxes shall be fitted with standard flat metal box cover.
Care should be taken to mount all boxes level and true.

Wall Switches and Receptacles: Suitable single-pole and three-way switches of the flush tumbler type with
appropriate bakelite cover plates shall be furnished and installed as indicated in the drawings.
Wall switches intended to control more than eleven or more 40-watt fluorescent lamp using high power factor
ballasts shall be rated no less than 50 amps. , 250 volts.
All duplex receptacles shall be rated no less than 10 amps. , 250 volts A.C. and shall be for flush mounting.
Interchangeable type receptacles shall not be accepted.
Lighting Outlets and Fixtures: Lighting outlets unless otherwise specified shall be furnished and installed by
the contractor. Octagon boxes gauge #16 of the 100mm deep type shall be installed for ceiling lights.
Lighting fixtures shall be furnished and installed as indicated in the drawings by the contractor.
Lighting fixture shall be industrial using two 40w or single 40 watts as indicated in the drawings. Ballast shall
be high power factor pre-heat type. Casing shall be gauge 22 with one coated primer, and a final coat of white baked
enamel on both inside and outside surfaces.
Wiring from ceiling light outlet to fixtures shall be type TW wires in flexible metal conduits. Type ACT (BX)
cables for shall not be allowed. Proper fittings shall be provided for the said installations such as, connectors, bushings
and lock nuts.

Miscellaneous: Although the location of the panel board, safety switches, wall switches, lighting outlets,
receptacles, terminal boxes, etc., are indicated in the plans, the Architect shall be consulted for confirmation of such
location for the exact point as to where they shall be installed.
All defects arising due to the fault of contractor during the construction period shall be corrected by him at his
own expense.
