The proposed cultural tourism centre is situated in Coastal area of Ratnagiri. The
Project site, in Kurli village covers a land area of about 57,000 sq. m. The site is located in the
outskirts of Ratnagiri which is situated on a cliff. It is a heritage centre which comprises of stay
facility for the tourist and exhibition centre for the people coming for stay and also for the
visitors, it also comprises of workshop space which also helps in the making of food items and
other handicrafts which are kept on exhibition. It caterers to about 600 people and which has
stay facility for 100 people, visitors exhibition caterers to about 400 to 500 people. It comprises
of different programs such as exhibition space, view deck, parking, restaurant etc.
In today’s world due to the technology people are forgetting there culture and the age
techniques which were followed by their grandparents for a better lifestyle. This Heritage
centre is an initiative to remember all the age old activities and the food which were practiced
and made back then. Due to the technological advancements such as mobile phone, computers,
iPad etc, children do not know what it is to go out and play in the natural air, this is also because
of the developments and the new constructions in the cities which have led to reducing almost
finishing all the open spaces which were back then used as playgrounds for children. This
centre will also include many open spaces and green pockets which will be helpful for the
children to come and truly live their childhood.
As on 18th March, 2020, the Air quality index of Ratnagiri is 125 which is healthy
compared to the other cities like Mumbai, Pune, Sangli, Satara, Pune. In the case of
construction of the project, there will be very high cut-down in the transportation cost as
materials such as laterite, Mangalore tiles and black stone in used which is locally available
there and which is also eco-friendly. In addition, the planning and the block placement is done
such that there is minimum use of cut and fill technique which also cuts down in the cost factor.
Practical measures to be implemented include provision of electric vehicle charging facility
within the site which cut downs on the air pollution within the site.
The project site is situated besides the CRZ zone of the city and no major roads are
connected adjacent to it. It is surrounded by roads which are not majorly used thus it is restricted
from air pollution and noise pollution outside the site. Which ensures complete fresh air and

proper openings provided for cross ventilation in the exhibition spaces. Use of concrete is also

downs on the paver blocks etc.
Sewerage and storm water system shall be designed to separate the sewage and
uncontaminated surface runoff completely with provisions to collect the contaminated surface
runoff. Also, as is it a heavy rainfall region there is lot of soil erosion and also as it is a contour
site, thus bund walls are provided on the sloppy area of farming land in a distance of ever 7m
as soil erosion can be avoided. Rainwater harvesting is done for every block as they are
provided with slopping roof all the rainwater of all the blocks is collected and stored in a
common place. Kitchen waste and farming waste is collected and used for bio mass generation.
So that the restaurant kitchens can be run on the bio mass which is generated. Possible available
raw material on site is Edible matters from crops, Environmental spoiled grains, fruit seeds,
plantation debris, livestock waste from fields, solid waste, sewage sludges, kitchen waste. Also
available raw material quantity per day will be 3m cu. Thus available raw material can run 4
m3 floating drum plant which will be used for kitchen burners. Solar energy is used for the
generation of electricity on site. Solar panel size used is 75inches X 39inches panel generates
370 watts energy is a day, consumes 1.8m2 space, which can run 7 60 watts bulb for 8 hours.
The bulbs which run on solar energy are lighting pathways, emergency lights, lighting
passages, parking area lights. Total no. of lights 125(approx.) no. of solar Panels required are
18 and the area which is required for the solar panel installation is 35sqm. Also solar water

to experience the nature and the water body near the site. Development is intended primarily
for the provision of outdoor open-air public space for active and/or passive recreational uses
serving the needs of local residents as well as the general public. These open spaces will also
help cater to the needs of the tourists visiting the centre coming from the crowed cities it will
be a place for them to relax and enjoy the nature. The soil on the site is suitable for the trees
which will help in good growth of the trees planted and which will also be suitable for the
farming which will be done on site. Proper glare protection will be ensured in terms of
landscape lighting so as to not affect users or terrestrial ecology. External lighting will be
appropriately positioned or shielded so that the illumination will not be affected adversely.
There are no heritage structure present on site or near to the site therefore cultural
heritage impact assessment is not required. Watershed management will help in percolation of
the water in to ground which will help in rising the water level of the area. Measure will be
taken for water contamination and waste water management also there will be a continuous
track of the air quality on site and as there are few water bodies provided on site they will also
