AGREEMENT OF LEASE E

This agreement of lease is made on the 10th January 2020.

BETWEEN
Md Salim Miah , Oriental latimi Shhopping Mall, Shop C-1, 32 Mirpur Road ,New
market , Dhaka 1205 ,Cell No. 01670775356 here in after called the "LESSOR" (which
expression shall where the context so admit include his heirs, successors, legal
representatives, executors and assignees as the FIRST PARTY.

Ms Li Hongchun On behalf of Global Easy Buy International Trading LTD. House
22 ,Flat 1A Road 12 , Block F , Niketan Housing Society . Dhaka 1212

WHEREAS the FIRST PARTY is the legal owner of parcel of land and offices situated at
C-1(3rd Floor), Oriental Latimi Shopping Mall,32 Mirpur Road , New Market Dhaka-
1205, more fully and particularly described in the schedule here under.

And whereas the LESSOR has agreed to give on lease of the Office in clean condition as it
is now to the LESSEE with the following terms and conditions lay there in after with effect
from 10 th January 2020.

1. That in consideration of the rent hereinafter reserved and the other conditions here in
after contended the LESSOR, the First Party, has agreed to let out the demised
premises to the LESSEE, the Second party with effect from 10th January 2020.

That the lease agreement will be effective initially for a period of 24 months, effective
from the date, the Office is handed over to the LESSEE i.e. 10th th January 2020.

02. That this lease period may be extended further after mutually agreed upon by both
parties at least 04 months before the expiry date of the existing lease period on such
terms and conditions.
03. That this lease deed can be terminated anytime during the stay with prior notice (02
month notice) from both parties. In this case if the Lessee (Second Party) wants to
vacate/leave the Office within 36 months i.e. within initial contract period, then the
advance/security deposit may be forfeited.
04. That the basic Rent of the premises is fixed at Taka 25000.00 (Taka Twenty
Five thousand) only per month. In addition to the basic rents the following
electricity charges and others miscellaneous are to be paid /added as under.

a) Electric Bill of the said Office as per the bill received from the DESCO for the
said Office.
b)The 3 Phase Common Electric bill as received from DESCO divided by All
Tenants. (For Service charge, Water pump, Stair case and common lights).
05. Taka 100000.00 (Taka One lac only) are to be paid as advance caution money . This
advance money is to be adjusted from the last 04 month rent before vacating/leaving the
Office by the Lessee.
06. That the Second party will pay the rent on 15 th of each current month by cash/cheque
to the First Party.
07. Once the Office is occupied by the LESSEE the defect (if any) of any equipment
developed shall be replaced / repaired, paintings of the Office etc. to be done by the
LESSEE at his own cost. On completion of the tenure the Office is to be handed over to the
LESSOR as it was like the handing over condition to the LESSEE. The demurrages (if
any) may be adjusted with the advance deposits or may be charged from the Lessee as
separate bill. An inventory list of the said office is to be prepared and signed by bon
parties before handing/ taking over of the Office.

8. That if the Lease extension has not been mutually agreed by the two parties, two
months before expiry dates of this agreement the LESSOR will give advertisement for
renting the Office to others. The LESSEE will provide full co-operation and allow
prospective tenants to visit the Office in pursuance of LESSORS representatives at the
time and date as necessary to do it.

9. The proper discipline and laid down orders and instructions from the Bangladesh Govt.
are to be maintained/followed and unauthorized/ illegal business is strictly forbidden.

10. Violation of the above contract points will cancel the rent automatically forfeiting the
advance money and the Lessee will be liable to vacate the office as desired by the
Lessor earliest.

11. In witness whereof, the parties signing this Lease of agreement. This agreement will come into
effect from 10th January 2020
