A. PLUMPING SYSTEM
1. DESIGN STANDARD OF PLUMBING SYSTEM
- Plumbing system of project is designed in accordance with the below
standards:
- Regulation of water supply and sewage water systems inside and outside.
- Water supply – Pipeline networks and works – Design standards - TCXDVN
33:2006.
- Sewage water – Network and work outside - Design standards - TCVN
7957:2008.
- Inside water supply - Design standards TCVN 4513-88.
- Inside sewage water - Design standards TCVN 4474-87.
- BS-8542:2011-Calculating domestic water consumption in non-domestic
building- Code of practice.
- CP-1997 Code of practice on Sanitary Plumbing and Drainage System
- The other relevant standards.
2. GENERAL
2.1 DESIGN PARAMETER
- The rainfall intensity for the calculation: 496 l/s-ha.
- The Velocity of water flowing in the stand pipe water supply and water main
pipe from 1,5 to 2m/s.
- The Velocity of water flowing in the branch pipe water supply to 2.5m/s.
- The minimum hydrostatic pressure of water supply system is 100kPa (1,0bar).
- The maximum hydrostatic pressure of the water supply system is 400kPa
(4,0bar).
- The water supply standards: 15 liter/person/day (for staff) and 5
liter/person/day (for shoppers)

2.2 DESIGN DESCRIPTION


2.2.1 General
2.2.1.1 Cold water supply system.

- Water supply for daily needs and services of Building is taken from municipal
water sources. Water supply is separated from the main pipe of the water
supply pipe of the city, entering 18m3 underground water tank.
- Before going into the water tank, the flow meter is used to measure water flow
on supply pipe.
- From this tank, transfer pumps (1 for standby, 1 for operation) which have
capacity Q=50m3/h – H=60m transfer water to roof water tank with 120m3.
From roof level, using booster pump to booster for level 3, 4 and roof level,
other level will gravitate to used equipment.
- Pipe materials is PPR PN 10 for cold water supply pipes.
- From technical gain, main water supply pipe along the corridor, supply water
for required places. To arrange valves at the input supply point in each WC
and each kitchen provision
- Arrange waiting pipe for each kitchen provision
2.2.1.2 Drainage waste water system
- Waste water from different positions is divided into two main drainage
systems:
+ Waste water from sanitary sewer system will go to underground septic tank
at the first floor. And then, it goes to outside.
+ Waste water from the position containing grease will go to the underground
grease separating trap. And then, it goes to outside.
+ Horizontal draining pipes go in the floor anh ceiling, along with vertical
draining pipes in technical gain leading to treatment tank. Materials of pipe is
PVC PN6.
+ Calculation of grease-trap shall be applied for Indoor water supply and
drainage systems - Code for construction, check and acceptance.
+ Calculation of septic tank applies TCXD-2/2008, Ministry of Construction.

- Ventilation is divided into two main pipe:


+ One pipe from septic tank and grease-trap tank
+ One pipe from waste pipe
+ Ventilation will go to top level
2.2.1.3 Storm water drainage system
- Rain water from the roof of the building being collected in the rainwater funnel
on the roof, will flow to the ground by plumbing system which is connected to
the drainage system of this area.
- Rain water overflowing outside will slope toward to drainage manholes along
the road. At the same time, to build the waterproof parking lots and sidewalks.
2.2.2 Level 1
- Plumping system includes:
+ Supply water and drainage water for public WC
+ Supply water and drainage water for kitchen provisions

- Plumping system includes:
+ Supply water and drainage water for public WC
+ Supply water and drainage water for kitchen provisions

- Installation and connection of water tank for suction pipe and discharge pipe
to water supply system.
- Installation of pipelines from water supply system to the building location and
all equipment of the pipeline.
- Guarantee of technical requirements of digging and installing pipe & fittings;
Inspection and acceptance of pipe pressure; Handing-over before putting into
operation in accordance with current regulations.
- Installation of equipment and water pipework for toilets as shown on the
drawings, complete with accessories and racks. Connection of water supply
pipe to the location of water users.
- Supply and installation waiting pipe with cap for kitchen provision area
- The vent will be connected with waste sewage water pipes and sanitary
equipment.
- Supply and installation of sanitary equipment including water supply taps.
- The septic tank and grease-trap will be designed to treat all wastewater from
toilets, urinals and sink of the building before outside sewage drainage.
- Storm drainage system shall be provided to collect the storm water for the
whole building including outdoor decking of the building and storm drainage
pipes shall be located underground to discharge storm water to outside.
- Do the testing & commissioning work follow to requirement of inspection form
be showed in design document.

B. FIRE FIGHTING SYSTEM


1 DESIGN STANDARDS OF FF SYSTEM
- NFPA 20-2010: National Fire Protection Association – Standards for the
Installation of Stationary Fire Pump for Fire Protection.
- NFPA 13-2016: National Fire Protection Association – Standards for the
Installation of Sprinkler System.
- NFPA 14-2013, Standard for the Installation of Standpipe, Private Hydrant,
and Hose Systems
- NFPA 12-2000, Standard on Carbon Dioxide Extinguishing Systems
- NFPA 10-2007, Standard for Portable Fire Extinguishers
2 DESIGN DESCRIPTION
2.1 DESIGN PARAMETER
- According to NFPA 14-2013, Section 7.10.1.3.2 : “For combined system
(sprinkler and hydrant) in a building equipped with
partial automatic sprinkler protection, the required flow rate shall be increased
by an amount equal to the hydraulically calculated sprinkler demand or 150
gpm (568 L/min) for light hazard occupancies”
- Maintaining time for water: 60 min.
- Outdoor fire hydrant system includes pillar hydrant, breeching inlet & out door
cabinet (with 2 jet nozzle, 2 hose reel DN65-L30m):
- Distance between 2 pillar hydrants is ≤61m (Class I) and ≤39.7m (Class II)
- There should be an isolated valve behind each pillar hydrant for easy
maintenance.
- In addition, hydrant hose will be located in a reasonable position to receive
water supply from fire truck.
- Portable Fire extinguishing equipment shall be installed for Class A Hazards

2.2 DESIGN DESCRIPTION
2.2.1 General
FF system is designed with the following features:
- Extinguishing fire
- Preventing fire from spreading.
- Protecting the works to eliminate the adverse effects of high temperature.
- When & wherever fire occurs, the FF system is designed to meet the above
requirements.
- FF system design includes many types of fighting. This difference will depend
on the characteristics of each fire fighting area (fire fighting areas within the
center will be in danger, explosion and inflammable materials)

- When there is a leak in the system or fire incidents occur in areas where fire
sprinkler nozzle will be broken or when firefighters open the hydrant valve,
hose reel, water pressure in system will decrease.
- When pressure drops 8 bar, jockey pump will be operated to meet the
necessary pressure of the system.
- If pressure compensated pump does not meet the system water, water
pressure continues to fall below 7 bar, while duty electric pump will
automatically start to supply for fire fighting system. During operation, if duty
electric pump will not boot, standby electric pump will be operated.
- In addition, the control system will send signals to active control cabinet and
system control center to alert building fire fighting staff if fire occurred.
- The system of automatic fire pumps will be checked daily and will be run in
the weekly periodical inspection to ensure the system is in top condition ready
for operation when the fire occur.
2.2.2 Level 1
- Fire fighting system includes:
+ External fire Hydrant, class I system
+ Fire department connection
+ Indoor fire hydrant system, class II system
+ Individual fire fighting equipment: portable fire extinguisher
+ Upright sprinkler and pendent sprinkler

- Supply and install fire fighting supply pipe and accessories
- Installation and connection of water tank for suction pipe and discharge pipe
to fire fighting system.
- Installation of pipelines from water supply system to sprinkler and fire hydrant
- Guarantee of technical requirements of digging and installing pipe & fittings;
Inspection and acceptance of pipe pressure; Handing-over before putting into
operation in accordance with current regulations.

The works exclude in the scope of work of the fire fighting contractor:

- The power from the MSB room to fire pump control panel (Fire fighting
contractor supplies and installs fire pump control panel and cable from the fire
pump control panel to pump).
- The monitoring valve status valve (Fire fighting contractor only installs the
on/off switches of valve).
- The water supply for fire water tank.
- Construction of 200mm-high concrete pedestal for the pump system.

2. DESIGN DESCRIPTION
2.1 GENERAL
- The cooling capacity in the areas with air conditioners is calculated according
to the following parameters:
- Temperature outside: 36.1oC/ 50.1%RH
- Temperature inside in the areas with air conditioners: 24oC~26oC
- All outdoor units of air-conditioning system are located on the roof floor, so the
copper pipes from the 1st, 2nd, 3th, 4th floor to the roof are arranged in one riser
box.
- Condensate from the air conditioners will be taken to the main condensate
pipes parallel to the drainage pipes of the building.
- Exhausted air duct of toilet room from 2nd floor to 4th floor will be connected in
one riser box.
- All condensate pipes, copper pipes, air supply duct, air return duct must be
heat-insulated outside.
2.2 AIR-CONDITIONING SYSTEM
- Air-conditioning system by cooling system to make people comfortable when
working.
2.2.1 1st FLOOR
- Each retail shall be partially air conditioned by central air conditioning system
VRV/VRF. Type of air conditioner (indoor unit) will be selected by Tenant

- Corridor, elevator lobby, toilet room on 1st and 2nd floor are air conditioned by
central air conditioning system VRV/VRF, using ceiling concealed air-
conditioner wih air duct & air grilles.
- ELV & FA room are air conditioned by air conditioning system with indoor unit
is suspended type, that is VRV/ VRFS system.
2.2.2 2nd FLOOR
- Each retail shall be partially air conditioned by central air conditioning system
VRV/VRF. Type of air conditioner (indoor unit) will be selected by Tenant
- Corridor, elevator lobby, toilet room on 2nd floor are the same to 1st floor.
2.2.3 3rd FLOOR
- Each retail shall be partially air conditioned by central air conditioning system
VRV/VRF. Type of air conditioner (indoor unit) will be selected by Tenant
- Corridor, elevator lobby, toilet room on 3rd and 4th floor are air conditioned by
central air conditioning system VRV/VRF, using ceiling concealed air-
conditioner wih air duct & air grilles.
2.2.4 4th FLOOR
- Each retail shall be partially air conditioned by central air conditioning system
VRV/VRF. Type of air conditioner (indoor unit) will be selected by Tenant
- Corridor, elevator lobby, toilet room on 4th floor are the same to 3rd floor.
2.2.5 ROOF FLOOR
- Outdoor units of air conditioning system is located on roof floor. Outdoor units
of VRV/ VRF is Fan with up direction; copper pipes to outdoor units are
located in a box with cover.
- Staff room air conditioned by air conditioning system with indoor unit is wall
mounted type, that is split unit system.
2.3 VENTILATION SYSTEM
- Fresh air ventilation by air supply fan system for people to breath
- Exhausted air ventilation by central Fan system to exhaust smell from the
toilet area and to separate kitchen area with other areas people working.

- Exhausted air ventilation from 2nd floor to 4th floor by a central Fan connected
with air grilles, air duct. Fan is located on 4th floor and blow out; exhausted air
ducts from 2nd floor to 4th floor are in one riser box.
2.3.1 1st FLOOR
 Fresh air ventilation
- Each retail is partially supplied fresh air by Fan connected with air grille, air
duct (part from air duct to air grille will be installed later if necessary); the air is
eliminated dust with G4 filter before being taken into the room.
- The cooking stoves are supplied fresh air by Fan connected with air duct; the

4.1 LANDLORD
- All air conditioner & condenser unit, copper pipe & insulation, main horizontal
condensated water pipe & thermal insulation material of retails, corridors,
toilets, ELV & FA room, Staff room

2. DESCRIPTION OF THE ELECTRICAL SYSTEM

2.1 General

2.1.1 Electrical Power Supply System


- Electricity supplied for the building will be provided by a local electricity
company. The power supply must be at 15-22 / 0.4kV - 3-phase 50 Hz.
- The transformer for this project will be 630KVA transformer, 230/ 400V-3-
phase, 50 Hz.
- The transformer is located in the transformer room on the 1st floor.
- The transformer will supply power to main MDB cabinet by Cu/ XLPE/ PVC
low voltage cable.

- An ATS system is an automatic converting power system, which works when


there is a loss of the electricity, the generator automatically starts operating
and supplying the load. When the power is restored, the system automatically
switches back and switches off the transmitter. The ATS system can be
operated automatically or manually.
- The main MDB cabinet supplies the power to each area or cabinets on each
floor.
- The main MDB cabinet supplies the power to cabinets in retail areas and
outdoor cafés with power consumption meters (KWH) to facilitate for tenants
to pay their bills of power consumption.
- There is an electrical room on each floor and electrical gen box axis from the
1st floor to the roof floor. A cable ladder of 600x100x2mm is installed in the
gen box. This ladder is used for cable from MDB cabinets to the floor cabinets
and cables from the generator down to ATS cabinet on 1st floor.
- Cu/ XLPE/ PVC cable, installed on the ladder, is used for supplying the power
to retail areas and cabinets on each floor.
- The corridor of each floor has a cable tray for installation to each retail unit.
- Cu/ PVC cable, protected by PVC conduits, is used for supplying power to
lights/ lamps, sockets and air conditioners.
- Cu/ XLPE/ FR cable is in priority used for supplying power to fire pumps, Low
voltage system.

2.1.2 Lighting system.


- Lighting system must be suitable for service area and architecture.
- Lighting system must be compliance with Vietnamese standards and
regulations.
- The illumination required for the designated areas is as follows:
+ Corridors: 300 lux, using ceiling-mounted downlight LED 9.5W, 1100 Lm.
+ Retail: 50 lux, using batten led 2500mm 16W.
+ WC: 200 lux, using ceiling-mounted downlight LED 5.5W, 600 Lm.
+ Stairs: 150 lux, using ceiling LED 10W, 800lm.

+ Electrical room, Technical room: 200 lux, using batten waterproof LED, floating
mount 19W, 1800 Lm.
- Lighting control method: The lights/ lamps will be controlled by switches on
walls in each area or by timing relays in cabinet to turn on/ turn off.
2.1.3 Emergency lighting system
- Emergency lighting systems and exit lights are located above doors, along
corridors, escape stairs, turns on the escape and easy to see.
- The installation positions among emergency lights, and among exit lights must
ensure that the escape ways are easy to see. Installation distance is of no
more than 30m.
- In normal the emergency lights and exit lights turn off. When the main source
of power fails, the lights will be powered by built-in battery in each light. The
operating time is not less than 6 hours specified by the exiting lighting
standard.
- In the event of a fire incident, the emergency lighting and exit lighting system
must help people find ways to get out of the building.
2.1.4 Lightning protection and Grounding systems
- The lightning protection system for the building is designed with 01 lightning
collecting electrode with protection radius of Rp = 50m, mounted on a 3m-high
pillar on the roof of the building combination with Franklin needle high 0.2m
put at the corner, they are connected by two bare copper cable 70mm2.
- Ground resistance test box of the building is located on the 1st floor.
- Grounding system includes:
+ Ground area for lightning protection system, with grounding resistance <=
10 Ohm.
+ Ground for low voltage with ground resistance <= 4 Ohm.
+ Ground for extra low voltage system with ground resistance <= 1 Ohm.

2.2 The 1st floor

4. SCOPE OF WORK :

4.1 LANDLORD

- The Landlord is object to provide and install the whole electrical system of the
building, except:
+ The Landlord will provide 1 Isolator 3P-125A (80A for retail 1.1, 1.2, 1.3)
and for basic lighting system with lumen of 50 Lux in the area of Retail,
Retailers will complete the electrical system within it.
+ The Landlord will provide 1 Isolator 3P-80A and basic lighting system with
lumen of 50 Lux in the area of outdoors Terrace, retailers will complete the
electrical system within it.

4.2 ELECTRICAL CONTRACTOR


4.2.1 Providing electricity power for the electrical system

- The scope of work is defined from the electrode of the transformer to the main
switchboard and from the main switchboard to the distribution cabinets and
equipment.
- The contractor installs all low-voltage cabinets based on design drawings and
bills of quantity;
- The contractor shall supply and install all low-voltage cables according to the
construction drawings.
- The contractor will supply and install all cable trays, cable ladders according
to design drawings.
- The contractor will supply equipment and labor to install the items of the
grounding and lightning protection system based on the design drawings.
- The contractor will supply and install all electrical wires, cable trays from
distribution cabinets to lighting system and sockets according to the design
drawings.
- Contractor will supply and install sockets, lights, switches and circuit breakers
based on the design drawings.
4.2.2 Providing electricity power for the HVAC system

- The contractor will provide and install all electrical cables, cable trays, and
conduits for the power line from the MDB cabinet to distribution cabinets of
the ventilation system - air conditioning. HAVC cabinets and power cables to
fans, air conditioners will be done by HVAC contractors.
4.2.3 Providing electricity power for the Plumbing & Sanitary system
and Fire-fighting system.

- The contractor will provide and install all electrical cables, cable trays, and

E. FIRE ALARM SYSTEM

2 DESCRIPTION OF THE SYSTEM
2.1 General information
- The fire alarm system of the building is a type of addressed fire alarm system,
including:
 The fire control panel is located at 1st floor - ELV & FA room, including 2 loops,
125 addresses are in each loop. The system will be powered by the DB-ELV
cabinet.
 The fire alarm system has a backup battery 24VDC in case of AC power loss.
Capacity of the battery must ensure at least 24 hours for equipment to operate in
the normal mode and 2 hour when there is fire.
 Smoke detector: Smoke detectors operate according to the sensor principle,
when smoke enters a detector, it senses and transmits signals to the fire control
center for processing.
 Heat detector: Heat detectors are automatically sensitive to the temperature
of the environment where the fire detector is installed.
- The distance between smoke detectors is determined according to NFPA 72-
2013:
 Smoke Detectors: Distance between the two nearest smoke detectors is 30ft
(9.1m). A guide to sample designs.

 Horn or warning light: When a fire incident occurs at any area, the fire control
panel receives signals from devices (fire detectors, buttons) and simultaneously
sends the alarm signals by horns and flash lights.
 Emergency Buttons: When a fire incident, whose conditions are not sufficient
enough for the fire alarm system to operate automatically, is early detected we can
press the emergency button to activate an alarm for evacuating. The distance
between two fire alarm emergency buttons is not greater than 61m.
 Surveillance Module: The module to receive signals from the fire alarm
system sent to the fire control panel to display and control other systems.
 Control Module: The module that communicates with the public address
system to activate operation of these systems in the event of a fire.
 Signal cable: The signal cable connected from the fire detectors in the fire
fighting system controls the peripheral equipment by conventional cables but must
be protected from the affect of heat at least 30 minutes. Copper core cross section
of each signal conductor from the fire detector to the fire alarm panel is not less
than 0.75mm2. Allowing the use of mating cables is a high temperature conductor
(fire resistant cable). The project uses 2C x1.5mm2 Cu / XLPE / PVC cable.
- Signal cables from loop 01 of the central panel at 1st floor, installed in PVC
pipes, connect to fire alarm detectors on each floor, and to fire alarm signal
detectors on floors 2, 3, 4 and roof floor, installed in cable ladder through ELV gen-
box.
- Principle of operation:
 When smoke detectors and heat detectors detect smoke or heat, or the fire
alarm button is pressed, the fire alarm signal is transmitted to the fire control panel.
When there are signals from the detectors during the previous program, the
security personnel will check the transmission signal to verify a fire, they will
activate the alarm center to the control module.
 Control module switches the relay supplying power to the horn, lights. Then,
the horn and the lights will signal the alarm. Or after the set time that security
personnel do not affect the fire alarm, the fire alarm system will automatically
activate alarm.
 Security guards will check and clear the alarm which is considered to be false.
 In addition, the fire alarm system also has other functions such as: report line
fault (wire broken), report the power failure, battery broken ...
 Fire alarm system uses address detector, it is possible to determine the
specific location of the fire.
 Fire alarm system also has a contact to activate the PA system.

 Outside areas of call points shall be equipped for the weather proof type to
IP65.

2.2 The 1st floor


- Retail areas will be equipped with addressed smoke detectors. Retailers with
kitchen provisions will be additionally equipted with heat detectors in those areas.
- Addressed heat detectors will be installed in LV room, ELV & FA rooms,
pumping rooms, bean room, storage rooms and TX rooms.
- Addressed smoke detectors will be installed in corridor area, lift lobby.
- Areas of exit door and outdoors will be equipped with boxes of addressed
buttons, in combination with bells and lights.
- Areas with false ceilings will be equipped with smoke detectors on the ceiling.

2.3 The 2nd floor


- Retail areas will be equipped with addressed smoke detectors. Retailers with
kitchen provisions will be additionally equipted with heat detectors in those areas.
- Addressed smoke detectors will be installed in corridor area, lift lobby.
- Addressed heat detectors will be installed in the electrical room.
- Areas of exit door and outdoors will be equipped with boxes of addressed
buttons, in combination with bells and lights.

- Three surveillant modules for fire fighting pumps are installed in the pump

F. EXTRA LOW VOLTAGE SYSTEM


1 STANDARDS APPLIED
- The ELV system is basically designed in accodance with the BS ( the latest
versio), and IEE, ISO/ IEC, CANELEC and TIA.
2 DISCRIPTION OF THE SYSTEM
a) General
- The ELV panel and PA panel are installed in the ELV & FA room on the 1st
floor.
- Each retail and business area of coffee will be equipped with an ELV junction
box, including one line of telephone, one line of networking and one line of
television.
- There is an electrical room on each floor and electrical gen box axis from the
1st floor to the roof floor. A cable ladder of 200x100x1.2mm is installed in the gen
box. This ladder is used for ELV cables from the ELV cabinet to the floors.

b) Data system
- Design goals: To meet the demand for retail areas and coffee shops. Each
area will have one fiber optic cable for the data system.
- To provide Wifi signal for the floors, from the 1st floor to the roof floor.
- To provide Data sockets for ELV & FA room in the 1st floor and Staff room in
the roof floor.
- The cable for Data and Wifi signal from ELC panel to devices shall be used
CAT6E UTP-4P network cable.
- The "single mode" fiber optic cable is used by networking supplier to the
building; the number of fiber optic cables certainly meets the retal areas’ demand in
number.
- The networking cable from the main box connector (ODF) is located in the
ELV rack, on the 1st floor.
- The networking cables from optical fiber (ODF) cabinets to ELV connectors
are single mode 4 cores.
- The fiber optic line is provided to ELV connectors, in the ELV across the floor,
on the ELV cable tray.

c) Telephone system
- Design goals: To meet the demand for retail areas and coffee shops. Each
area will have one fiber optic cable for the telephone system separately.

- To provide Telephone sockets for ELV & FA room in the 1st floor and Staff
room in the roof floor.
- The telephone cable from the service provider to the main connection box
(IDF) is installed in the ELV rack; the number of cables must be sufficient to meet
the demand.
- The telephone cable from the main connection box (IDF) to the ELV connectors is
CAT5E UTP-4P network cable.

d) CATV system
- The television network of the building is provided with signals from the local
television networking company.
- The cable from the supplier will be through the connection box located in the
ELV & FA room on the 1st floor, and via the ELV electrical axis to distribute to the
floors or areas.
- Model: Use a signal splitter. Signals will go straight from the center along the
technical axis. An amplifier is installed on each floor, the signal is taken from the
tape head, passing through the amplifier and divided into ELV connectors.
- The TV system will be available for retail and coffee areas.
- TV system includes: RG6 signal cable, amplifier, signal splitter, splitter in ELV
connector box.

e) CCTV system
- Design goals: The CCTV system will be equipped for the entire elevator lobby,
outdoor area and inside the elevator.
- Camera system is designed according to IP configuration including a control
center, CCTV center which is located in ELV & FA room on the 1st floor.
- Main components of the camera system consists of the foloowing:
 32-channel recording (NVR): store images in 30-day time, good recording
quality, H264 compression.
 24 Port Switch - PoE: Including 24 camera inputs, with support of PoE power
supply.
 8 Port Switch - PoE: Including 8 camera inputs, with support of PoE power
supply.
 IP dome camera and IP bullet IP camera: Color camera operating under
normal lighting conditions. Infrared camera, day/ night camera operating in weak
lighting conditions or in darkness.
 Computer installed Window 7 or Window 8, 8.1 copyrighted. Hard drives with
a minimum storage capacity of 1TB of data within 30-day time.

- The power supply to the system is the online UPS, installed in an ELV rack,
ensuring continuous power supply during generator start-up (minimum one hour).
- CCTV system records images and send signals to the central control room of
CCTV to monitor the overall area where the camera has been installed
continuously, helping the manager quickly to take action in case of special
situations, preventing fire and explosion incidents ...
- The system will be able to select any camera for any screen. However, the
system administrator must be able to control the viewing rights of other users. The
CCTV system will form a fully integrated system that allows for controlling and
monitoring from the Control Center.
- The system storage of recording capacity can be allowed for two to three
months.
f) Public Address system
- Design goals: The public notification system is designed to deliver messages
or escape instructions in case of incidents. Background music can be played
through the system with adjustable sound levels depending on areas.
- PA controlling panel is installed in the PA rack, in ELV & FA room on 1st floor.
- The system includes: a set of audio controller, microphones, music player and
automatic fire-alarming notices which are ready recorded.
- The PA system is designed to divide the area for easy management.
- The PA system is designed as a type of ceiling mounted, wall and horn
speaker depending on the location and architectural aesthetics.
- The power supply for the PA system is from UPS to ensure that the system
operates during generator start-up, with a minimum of one hour of UPS power.
- Power cable is type of fire resistant in at least 2-hour time.
- The speakers are installed in the following locations:
 The 1st floor: ceiling mounted 6W- speakers are installed in retail
corridor, elevator lobby and retail area
 Floor 2, 3 and 4: ceiling mounted 6W- speakers are installed in
elevator lobby area, retail corridor and retail area.
 Roof floor: one ceiling mounted 6W – speaker is installed in each
lobby area.
 Staircase area: 10W-box speakers are installed in on floors 1, 2, 3, 4
and roof floor.

floor) x 4 cores + 1 (café on the roof floor) x 4 cores + 1 ( wifi and
Data socket) x 4 cores = 52 cores (choose ODF 64 fiber).

- CCTV storage calculation:

 Recording time/ day : 24hour per day.
 Recording time: 90 days.
- So, with 31 cameras, HDD capacity is 51.65TB, recording time is 90 days.

- Choose 01 set of UPS of: 2 kVA.
- Time to backup 1 hour. Use 1 serial batteries.
- Capacity bettery = 1 x 330 /(12(V) x 0.6)= 45.8Ah.

4 SCOPE OF WORK

Tel-data-tivi system
- The Onwer will invest all the costs of the ELV system on the 1st floor.
- The Owner will provide an ELV connection box for each rental area, and a
dedicated cable line, connecting sinal to the ELV connection box on each
floor.
- The Owner will provide wifi for the building.
b) CCTV system
- The Onwer will invest all the costs of the CCTV system.
c) Public Address (PA) system
- The Onwer will invest all the costs of the PA system.
Scope of work by contractors
- The electrical contractor will supply and install ELV cable trays.
