SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That we, SEGUNDINA AUSTRIA, single, VERONICA AUSTRIA, widow, and

both residents of Paco, Obando, Bulacan, RICARDO RAMOS and NICASIO RAMOS,
both widower, and both residents of Lawa, Obando, Bulacan, all of legal age, Filipinos,
do hereby APPOINT, NAME and CONSTITUTE SIMEON STO. TOMAS, of legal age,
Filipino, married, and resident of 1153 Paco, Obando, Bulacan, as our true and legal
representative, to act for in our names and stead, and to perform the following acts:

1. To execute and file an Affidavit of Loss of title of our property covered by OCT
No. O-6484, located at Lawa, Obando, Bulacan, and described as Lot 3726;

2. To file our Petition for Issuance of Second Owner’s Copy of the above-
mentioned title with the Regional Trial Court of Bulacan, City of Malolos, until
the final disposition of the action;

3. To make admissions and submit as well as to accept and approve

compromise proposals upon such terms and conditions he may deem fit;

4. To submit and/or receive the papers and documents necessary in the

accomplishment of this objective;

5. To represent us in the hearing of the petition in court;

6. To receive and sign all papers and documents relative thereto;

7. To perform such other function in connection therewith.

HEREBY GIVING AND GRANTING unto our representative full power and
authority to do and perform all and every acts and things whatsoever requisite and
necessary to be done in and about the premises, as fully to all intents and purposes, as
we might or could do if personally present, with all power of substitution and revocation
and hereby ratifying and confirming all that our said attorney or his substitute shall
lawfully do or cause to be done by virtue thereof.
