CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Agreement made and entered into at Las Piñas City this 9th day of February 2008 by
and between DANTON UY (LESSOR), of legal age, single and resident of Las Piñas City, and
FALLON FAUSTINO (LESSEE), of legal age, single and resident of Manila, WITNESSETH
that:

1. In consideration of a monthly rental of THIRTY THOUSAND PESOS (P30,000.00)

and the covenants made below, the LESSOR hereby LEASES to the LESSEE a house and the lot
on which it stands, located at 112 Diamond St., BFRV Las Piَñas City, covered by Tax
Declaration No. 3275 (Las Piñas City Assessor’s Office) for a period of TWELVE (12)
MONTHS from signing of this contract.

2. The LESSEE covenants, as follows:

2.1. To pay the rentals on or before the fifteenth day of each month,
without need of demand at the residence of LESSOR;

2.2. To keep the premises in good and habitable condition, making the
necessary repairs and painting inside and outside the house;

2.3. Not to make major alterations and improvements without the written
consent of the LESSOR and in the event of such unauthorized major alterations
and improvements, surrendering ownership over such improvements and
alterations to the LESSOR upon expiration of this lease;

IN WITNESS WHEREOF, the parties have signed this contract on the date and the place
first mentioned.

BEFORE ME, a Notary Public for Las Piñas City, personally appeared on 9 th February
2008, the following persons, with their respective CTC details indicated below:

Fallon Faustino CTC No. 548484 issued at Manila on 7 January 2006.

known to me to be the same persons who executed the foregoing instrument, denominated as a
Contract of Lease, having acknowledged the same before me as their own free and voluntary act
and deed.
