This is the fourth in a series of stories about the building
of an affordable, green house in Santa Fe

Getting closer to move-in time

The Summa house project on Coyote Ridge Road is
looking more like a finished home. During a mid-October
visit, work had shifted to the inside. The exterior was
freshly stuccoed and as the property looked less like a
construction site, the close-in grape vines, trees, and
other intact plantings made obvious the care taken by the
builder, Dennis Niedermier, and his crew to build a house
with minimum disturbance around the perimeter.
He pointed out that the owner, Amy Summa, had
decided to add a little more construction time, and about
$5,000, to have 3-coat plaster on all interior walls except in
the bedrooms.
“It was an example of ‘What can I afford?’” he said.
“We’re doing that in-house. You can’t plaster until the
cabinets are in. The kitchen cabs come today and we install
them.”
Summa talked about the plaster and other materials
they had chosen, then enthused, “I will have an induction
cooktop in the island.” She looked at Niedermeier with a
hopeful smile as she added, “Believe it or not, I’m moving
in on Oct. 31.”

consumed their house on June 18, 2009. The previous
September 27, their husband and father, Henry Summa,
a renowned glass artist and volunteer in the Adaptive Ski
Program, died of cancer at age 59.
Amy Summa worked on the design for the new house
with David Tinker, the Albuquerque architect who
had designed their first house 18 years earlier. She and
Niedermier are going for the green on this one. Beyond
satisfying the city of Santa Fe’s Green Building Code, they
hope the house will earn a “Gold” certification from the
BuildGreen New Mexico program.
The house, about 1,964 square feet, is taking shape.
Besides the finished exterior, it’s getting easier to see the
layout of the interior spaces. The two larger rooms in the
house have mildly peaked ceilings, a nice aesthetic touch.
The windows, supplied by Sierra Pacific Windows,
bear “Sustainable Forestry Initiative” labels. According
to sfiprogram.org, that label “is a sign you are buying
wood and paper products from a responsible source.” The
initiative’s standard “is based on principles and measures
that promote sustainable forest management and consider
all forest values.”
Most of the floors in the Summa house are ceramic
tile, set in a Versailles pattern. The bedroom floors are

“In my old house, I had renovated the bedroom just
before the house burned down,” Summa said. “I had taken

top veneer, and I was happy with it, but when I saw this fir,
just the feel of it, I loved it. It’s a little softer under foot.
“It has been really fun to be involved in building this
house, from the beginning with my old architect that built
our house, then with Dennis, who is very excited about
building and will talk your ear off about any element of it.
“It has been really satisfying, but also at times pretty
stressful. There are so many little decisions on the finishes.

it was like, ‘That’s what I have to have.’ But you get docked

“Also, this design is so open and to have such an intense,

furniture, so I decided on a beautiful sandstone.”
“It’s all quarried and finished within 500 miles,”
Niedermeier said. “If you have granite from Brazil, what’s
the carbon footprint of getting it here? And most of these
sandstone quarries we use are on public lands and are
relatively small and worked by hand and then they’re
refilled and revegetated.”
Countertops were a big decision. It’s one of those areas
bedeviled by variety and competing notions of practicality

“It’s organic,” Neidermeier said. “If you’re thinking about
the best way to put the product together, you end up with
a house that works, and the whole process is sustainable
when you’re thinking about the carbon footprint and all
the products that go into it.”
The boiler he described as “95-plus percent modulating
and condensing. This is the smallest modulating
condensing boiler on the market: 50,000 BTUs. It has a
5:1 turndown ratio, which means it will operate efficiently
at 20 percent, which is where this house will be operated
much of the time.”
For the rooftop photovoltaic system, they’re using
Enphase micro-inverters. “It will come off the roof as AC.
There will be no large DC inverter,” he said. “This will be
an easily expandable system, so if Amy gets a bonus and
wants to add another panel to add another 250 watts, it will
be easy.”
Pretty soon — especially after the cabinets are installed
and walls plastered — Summa will start the process of
moving belongings out of the studio.
“Now that I’m getting closer to moving in... it’s been a big
focus for more than a year,” she said. “Having my husband
die and my kids go off to school, it’s like, OK, this is my
house. That’s the good news, and the bad news, because I’ll
be the only one here most of the time.
“I often wonder what would Henry think. Sometimes I
hear him saying, ‘You don’t need to spend money on that,’”
she laughed, “and sometimes I listen to him and sometimes
I don’t, just like when he was alive.”

Pacheco Park, the cluster of buildings developed in the
early 2000s on Pacheco Street, is a virtual design hotbed.
One of the many business there catering to aficionados of
architecture and design is Santa Fe Modern Home. Walk
in and check out the cool coffee table, consisting of a slab
of mesquite wood nestled into a notch on a thin, steel slab
bent to form both top and legs.
“I like the combination of modern and rustic,” said
owner Page Kelleher. The table is one of her own design;
she’s planning another that will show off a gorgeous hunk
of walnut from Silver City. Another of her tables, again
employing a mesquite top, is nine feet long and seats 12.
“I was a faux finisher for 25 years in San Francisco and I
decided to be a furniture designer when I moved to Santa
Fe,” Kelleher said, noting that many of the pieces in her
store are locally produced. Another is the chair with back

Several of the pieces in Santa Fe Modern Home come
