DEED OF ABSOLUTE SALE

WITNESSESTH: THAT

WHEREAS, the VENDOR/S is/are the registered owner in fee simple of that certain
parcel of land located at Brgy. Binibusan, Lian, Batangas, covered by TCT # CLOA-4467
issued by the Registry of Deeds for the Province of Batangas, and more particularly
described as follows:

“A parcel of land (lot x of the subdivision plan Psd-xx-xxxxxx, being a


portion of Lot x4, LRC Record No. ), situated in the address. Bounded on
the SE., along line 1-2 by Lot 53; on the SW & NW., along lines 2-3-4 by Lot
159 & Lot 160, (Road 8 m. wide), both of Pcs-2674; and on the NE., along
line 4-1 by Lot 51-A of the subdivision plan. Beginning at a point marked
“1” on plan being N. 47 deg. 39’W., 6122.90 m. from MBM 3, Cad. 146,
Balayan Cadastre.

thence S. 75 deg. 16’W., 12.65 m. to point 2;


thence N. 09 deg. 54’W., 24.26 m. to point 3;
thence N. 75 deg. 55’E., 11.72 m. to point 4;
thence S. 12 deg. 05’E., 24.06 m. to the point of

beginning containing an area of TWO HUNDRED NINETY FOURT (294)


SQUARE METERS, more or less. All points referred to are indicated on the
plan and are marked on the ground by: P.S. & Old PLS. Cyl. conc. Mons. 15
x 60 cm. bearings true; date of the original survey on August 28-September 1,
9-14 and December 3-8, 1929 and that of the subdivision survey on November
27, 1980 executed by Engr. X and was approved on December 18, 1980.”

WHEREAS, the VENDEE/S has/have offered to buy and the VENDOR/S has/have
agreed to sell the above-described property for the price and under the terms and conditions
set forth hereinbelow;

NOW, THEREFORE, for and in consideration of the premises, and more specifically

VENDEE/S to the entire satisfaction of the VENDOR/S, the said VENDOR/S do/does

the improvements existing thereon;

That the VENDOR/S do/does hereby warrant valid title to, and peaceful possession
of, the property herein sold and conveyed, and further declares that the same is free and clear
of all liens and encumbrances of any kind whatsoever;
