It is suggested
that sliding doors could be problematic during the operation and maintenance phase, due to sand
grains getting entrapped at the bottom rail. Hence, an adequate alternative to this is requested.
2. The terrace areas enclosed within grids A-C/6-7 & 4-5, are sheltered by a slab, but are devoid
of doors that separates them from the open terrace. Hence, the said area is frequently wetted during
heavy rain. An adequate solution is thus required to prevent logging, seeping of water and soaking
of adjacent walls. (See Fig. 01)
3. Cross section details, slopes, final disposal location and other specific information pertaining to
the storm water disposal drains are required to expedite landscaping work.
4. The downpipe locations, especially with regards to the draining of water from the balcony areas,
have been indicated as shown in Fig. 02 & 03. Since the balconies are to be tiled and since slopes
will have to be maintained for complete drainage of water, the said proposal may have to be
revisited.

6. The external walls of the building are directly exposed to rain, and most walls tend to absorb
and seep water in - thereby, showing damp patches in smooth finished walls. Hence, an adequate
wall primer / weather-shield paint is to be proposed to counter this issue.
7. Concerns have been raised over the water tightness of windows, especially by water seeping
beneath the Aluminium sections at sill level. (See Fig. 05)

8. The BOQ Item No. N040 allows for the construction of 01 rectangular RCC septic tank.
However, the drawings have proposed 01 PRECAST septic tank each on either side of the
building as indicated in the excerpt of the layout plan of wastewater disposal. (See Fig. 06)
This will be resulting in a scope variation.
Hence, it is requested to propose 02 RCC septic tanks (one on either side) or an adequate solution
which doesn’t result in a scope variation.
