Dear Prospective Resident,

Thank you for your interest in 360 State. If you are a 1 or 2 person household interested in a studio apartment and
fit the criteria outlined below you may be eligible for residency at the new 360 State Street residential community
at below market rents as part of the Housing Trust Fund Program.

* Tenants with incomes below the stated minimum may be accepted if they have a guarantor with an income of at least $86,720 (80
times the monthly rent) that is approved by the management team.

**Rent - shows current rents as of May 1, 2010 if all utilities were included.
Rents and income limits are subject to change.

Additional criteria includes:

1. Satisfactory credit check

2. Satisfactory criminal background check
3. Satisfactory references from prior landlords
4. Family Size cannot exceed 2 people.
5. Applicants will need to demonstrate that they can afford their rent. This can be done either by demonstrating
that their annual earnings are 40 times their monthly rent; or by having a guarantor that makes 80 times the
monthly rent.

Application Documentation Required:

1. Completed application form.

2. Completed Resident Selection Form with documentation necessary to substantiate points listed.

3. Copy of a valid driver’s license, age of majority card, current U.S. passport, government or military ID or state
issued ID card with photo with date of birth indicated.

***Note: For applicants with no driver’s license or U.S. passport, identification may be made by a foreign passport
with I-551 permanent residency stamp (green card status) or with valid work Visa or with a Form I-94 or I-94A, or
an Employment Authorization Document with photo (Form I-766).

4(a) Copies of the two most recent pay stubs, Leave and Earning Statements, and electronic copies of paystubs
are acceptable. In case of new employment, a signed offer letter on company letterhead stating income will
be accepted. Employment must begin within 30 days of the lease start date. In lieu of paystubs all applicants
may show 3 months worth of bank statements and/or 2 years of tax returns to confirm income and assets.

4(b) Self-employed applicants must provide the most current annual tax return (submission of 1099’s only is not
sufficient) or a notarized statement from a Certified Public Accountant or attorney indicating the amount of
anticipated income.

5. Applicants relying on a guarantor to demonstrate their ability to afford their rent should also submit a
completed Guarantor Application Form.

Documentation will be processed in the order that it is received. All information will be verified and applicants
will be screened at that time. A check in the amount of $50 per applicant to cover the cost of the resident
screening will be due at that time. All eligible applicants approved for the first 27 apartment homes will be asked
to sign a lease and take occupancy of an apartment located at 360 State Street.
