EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS

That this Extrajudicial Settlement of Estate with Waiver of Rights is made and
executed by and among:

Carmen Estel Barnes, married, Filipino, of legal age and a resident of Ballarat,
Victoria, Australia;

Atanacio Estel, Filipino, of legal age, married and a resident of Antipolo, Rizal,
Metro Manila;

Dominga Estel, Filipino, single of legal age and a resident of Pungtod, Oslob,
Cebu;

Alfredo Estel, Filipino, of legal age, married and a resident of Parang, Marikina;

Juliana Estel MacFarlane, Filipino, married of legal age, and a resident of

Oregon , USA;

Lourdes E. Zakrzewski, Filipino, of legal age, married and a resident Washington

State, USA;

Maria Concepcion E. Berdon, Filipino, of legal age, married and resident of

Pungtod, Oslob, Cebu;

Epifanio Estil, Filipino, of legal age, married and resident of Pungtod, Oslob,
Cebu;

WITNESSETH THAT:

WHEREAS, the above named individuals are the lawful and surviving heirs of
the late Spouses VALERIANA ESTEL and JUAN ESTEL, who died on September 20,
1979 and September 8 2007, respectively;

WHEREAS at the time of death of the said deceased VALERIANA ESTEL, she
left a parcel of land located in Pungtod, Oslob, Cebu, more specifically described as
follows:

“Lot 7354 part, bounded on the North by Julian Jumalon; on the South
by Primitiva Estelles; on the East by Seashore on the West by Provincial Road….
Containing an area of Three Hundred (300) Square Meters, more or less and
covered under Tax Declaration No. 31-0019-14315.”

WHEREAS, to the best of the knowledge and information of the heirs named
above, the said deceased left no outstanding debts to his estate;

WHEREFORE, for and in consideration of the foregoing premises, and pursuant

to Section 1 of Rule 74 of the Revised Rules of Court of the Philippines, the above-named
heirs do hereby settle and adjudicate unto themselves, the above-described parcel of
land.

That for and in consideration of the sum of FIVE HUNDRED THOUSAND

PESOS (P500,000.00), Philippine currency, in hand paid to us by Jane Cirfel Rojas
Andrews married to Joseph Andrews, of legal age, , Filipino and a resident of Ilawod,
Poblacion, Barili, Cebu, in full satisfaction by and receipt of which is hereby
acknowledged from said _ Jane Cirfel Rojas Andrews , We, Carmen Estel Barnes,

Atanacio Estel, Dominga Estel, Maria Concepcion E. Berdon, Juliana Estel MacFarlane,
Lourdes E. Zakrzewki, and Alfredo Estel, DO HEREBY SELL, CEDE, TRANSFER, and
CONVEY unto the said Jane Cirfel Rojas Andrews, her heirs and assigns, ABSOLUTELY
AND FOREVER the above-described parcel of land.

WE hereby warrant unto said Jane Cirfel Rojas Andrews, the following: that the
said real property has not been brought under the operation of the agrarian laws of the
Philippines; that it is not tenanted; that it is free from any liens and encumbrances of
whatever nature and character; peaceful enjoyment, possession and clean title over the
land; and that the provision of Art. 1623 of the New Civil Code has been complied with
this sale.

IN WITNESS WHEREOF, the parties have hereunto set their hands this
