Introduction

Background to the project

Our clients Mr and Mrs Mark have request we provide an oversight and leadership
role in planning and scheduling of their proposed single storey one-bedroom granny
flat in Kwa Zulu Natal, Durban, and Glenwood. The granny flat will serve as a
retirement home for our clients .We are to supervise progress, on behalf our client
from the planning to the completion of the entire granny flat
.

Design brief

Our clients requested us to provide oversight and leadership role in planning and
scheduling of their proposed single storey granny flat in Durban Glenwood. It
includes one bedroom, a bathroom, kitchen, lounge and a single garage. The house
has to be a simple modern comfortable design suitable for older occupants
The bedroom has built in cupboards and carpet floorings .The bathroom has vinyl
tiles a wash closet, sink, shower and bathtub. The kitchen has a kitchen sink and
built in cupboards. The lounge has simple carpet flooring and the garage has
untinted grano flooring.
All exterior doors and windows are aluminium and are to be fixed according to the
door and window schedule. The interior doors will be timber doors also fixed
according to the door schedule
Interior walls are to be finished with cement plaster and interior quality PVA emulsion
paint. Exterior walls will either be finished with FBA red facebrick or cement plaster
and exterior quality Pva emulsion paint according to the architect’s drawings
The roof will be a hipped roof with fibre cement covering to be completed by
nominated sub-contractor according to Architects drawings.
All electrical and plumbing works will be completed according to the architects
specifications by nominate sub-contractor.

Project requirements

 A detailed site plan from site clearance to super structures and all the
specification of improvement all in compliance to the SANS 10400 of the
SANS
 A prepared bill of quantities or an estimate of the cost and budget, materials
to be purchased or used on site.
 Contractors or home builders must be registered with the NHBRC and also
the building must comply with the NHBRC regulations
 A work breakdown structure that identifies all major activities
 Scheduled start and end dates for each activity
 Linkages between activities that clearly identify sequence, floats and critical
path
 Intended working hours and resource allocations (plant and labour)
 The contractor’s payment weekends
 Monthly cash flow projections
 Key dates in respect of information required
 A risk assessment schedule with plans that could prevent the due completion
date from being met

Materials inspection and construction

 Most importantly, all materials to be used in the construction of the two


bedroom granny flat must be in compliance with the SABS regulations
throughout the whole project
 Foundation level have to be determined and approved by structural engineer
on site
 Cement screed, concrete on DPC, sand blinding on compacted filling to 93%
mod AASHTO
 Brick on edge lintels to be precast and only used over openings on the east
side of the flat
 Brick reinforcement after every 3 course of brickwork in super structure and
substructure
 Big one fibre cement roofing with softwood purlins on fabricated roof truss
designs and approved the truss manufacturers
 Ceiling rhino boards with brandering on the interior to be approved by the
truss manufacture
Tasks Involved In the Project

 Site clearance
The site has to be cleared from all debris, vegetation, shrubs and trees not
exceeding 2mm girth according to the standard system of building. Trees and
hedges has to be removed from the site. Site clearance also involves the
removal of top soil, as it may stimulate the growth under the building and
make the building unstable
 Excavation
Excavation of surface trenches has to be done in order to create a stable
stand for the walls , excavation must not exceed 2mm depth .excavation can
be done differently, some excavations include having to excavate the whole
area where the structure is going to be built and some excavations include
excavation of walls separately
 Soil poising
Soil poisoning has to be done on the sides and bottom of the foundation in
DPC 200 to prevent growth to improve the durability of the structure
 Concrete
20mpa unreinforced concrete to be poured on the surface trenches to make
the. Foundation for brickwork and Concrete after brickwork has been laid

 Brickwork And brick reinforcement


Brickwork above concrete footings has to be built with brick reinforced brick
force after every three course until super structure

 Installation of door and windows


A schedule of doors and windows should be created and there must be
special selection of doors and windows since the structure is for ageing
clients, precautions must be taken as how can the client reach to the window
and it must not be too complicated

 Roof and ceiling construction


Roofing must be done accordingly and it must be ensured that the type of
ceiling selected is chosen with regards to the the type of truss at that point
Site location conditions

Location of the site is in Kwa Zulu Natal, Durban Glenwood (ERF NO. 1057) is on a
sloping site.
This is because of the difference in natural ground level, with a boundary wall
(Vibrate wall1, 8m high all around) of 21850mm x 30200mm. EX municipal sewer to
the north next to the stopcock and meter along the boundary wall.
There are three trees on site and two will have to be removed before work
commences. 60mm diameter tree and the 210mm diameter tree. The Brazilian
pepper tree will have to remain on site. 7510mm long x 1500mm high hedge on site,
which will also have to be removed once work starts.
The site has loose sandy material, which is sand whose state is significantly looser
than its critical state. This means the soil has low density or is uncompact and this
causes it to have a tendency to compress when load is applied.

Site Establishment, Power Supply and Other Services

The contractor is to make his own arrangements concerning the supply of electrical
power, running water and other essential services. No direct payment will be made
for the provision of these services. The cost thereof is deemed included in the rates
and amounts tendered for the various items of work for which these services are
required.

The contractor shall seek and provide a suitable site for the site camp and
accommodation if necessary.

Small Contractor Development, training and community


liaison

It is required of this project those tenderers to familiarise themselves with the


specifications that relate to the transformation of the construction industry through
the following:

(i) Adherence to the policies defined by the Reconstruction and Development


Programme and other similar Government initiatives
(ii) Adherence to sustainable building measures and specifications as defined by
SANS10400
(iii) Arrangement of generic skills, engineering skills and entrepreneurial skills
training programmes should be made
(iv) Construction using labour and materials maximisation principles
(v) Active participation with community-based structures
Requirements of the Occupational Health and Safety Act
and Regulations

The Principal Contractor is and remains accountable for the quality and execution of
the health and safety programme for his employees according to the Occupational
Health and Safety Act, Act 85 of 1993. Its regulations together with SANS codes
legally set out minimum standard about Occupational Health and Safety.

While the Principal Contractor may have his own Occupational Health and Safety
measures in place, this specification is included to guide the Principal Contractor in
compiling his health and safety system according to these specifications in order to
legally comply with the Construction Regulations, GNR.84 of 2014. It is the duty of
the Safety Officer and the Principal Contractor to communicate and comply with the
requirements and conditions contained in the various legislation about their
professional capacities in accommodating safety measures in their scope of works.

HSE Policy
Contractors are required to have their own Health and Safety Policy. This policy
should declare their attitude and approach to HSE and the welfare of their
employees and others. The contractor in his capacity as the employer heeds the
responsibility to provide as far as reasonably practicable a safe and healthy working
environment for his employees.

The Principal Contractor should place it upon himself to employ competent workers
where required by the OHS Act and Regulations. This must be done in writing, as all
employees on the project are responsible for their own health as well as the safety of
persons who may be affected by their acts, as per Section 14 of the OHS Act.

Health and Safety Plan

The following issues must be emphasised in every stage of the project:

 There shall be a system in place to determine the traini.ng requirements of each


individual, based on the tasks assigned to them with special attention to new
employees
 Every contractor or safety officer shall ensure that employees and site visitors
are inducted into the companies HSE Training
 Records of all training must be kept by the contractor and readily available
 Ensure that any inherent risks are communicated and cited in the health and
safety specifications
 Regular evaluation of the site conditions and HSE requirements to always be in
compliance with the health and safety plan
 Employees to undergo regular medical examinations to be declared fit for work
 Provision of trained first aider and first aid box according to GSR 3(4)
 Provision of clean hygiene facilities for each sex on the construction site shall
be made according to Section 30 of the Construction Regulations
 Regular safety audits to be done by the contractor, the designated safety
officers/representatives or the client to verify compliance with his OH&S
Management system
 The contractor should ensure that his workers are covered for any occupational
injuries and illnesses

Project Parameters?
It is any piece of data that needs to be shared by members of a project or certain
characteristics that can define a project or its aspects.

Project parameters include:

Quality specification- It is the specifications on the project efficiency, capabilities


and effectiveness of its results

Cost budget- It is the determination of money that the project will most likely
consume to be completed

Time schedule- It is the duration of a project and life span of its result

Scope- It is the actual working content that a project embraces

What are project teams?

Project team is a team whose members usually belong to different groups, have
different functions and are assigned by the project manager to activities for the same
project. They are only used for a defined period.

Project teams include:

Main contractor- Is responsible to find and hire right subcontractors and individuals
to complete the job.

Quantity surveyor- Give advice of the construction costs by accurate


measurements of the work required on a regular basis, the application of the expert
knowledge of costs and prices of work, labour, material and plant required together
with understanding of the implications of design decisions at an early stage to ensure
that good value is obtained for the money to be expended.

Construction project manager- Oversees and directing construction projects from


conception to completion and reviewing the project in-depth to schedule deliverables
and estimates costs also oversees all onsite and offsite constructions to monitor
compliance with building and safety regulations.

Architect – Create designs for new construction projects, alterations and


redevelopments using their specialist construction knowledge and high-level drawing
skills to design buildings that are functional, safe, sustainable and aesthetically
pleasing.

Supply officer/specialist- Provides advice/ guidance on the procurement tool


available (e.g. standing offers and supply Arrangements, buy and sell) for the various
categories of services and office furniture and furnishings
