The project manager is the overall in charge of construction work including the liasioning and
coordinating with other agencies. i.e. Architectural, Structural, Plumbing &Sanitary works till
the completion of the project. He also looks after the quality control.

8. If the project is managed by a P.M.C?

Yes the company does have a PMC for their projects.


9. What are most commonly used project scheduling technique( PERT/ CPM/ Bar chart)

The project scheduling technique used by the company is mostly BAR chart.

10. List the services that are out sourced.

The company outsources the designing part. i.e architecture, structural, plumbing and
electrical

11. Describe the quality assurance and quality control procedures/ policies of the construction
company

They quality assurance and quality control procedures are done as per the IS Code.

12. What is the extent of mechanizations of construction operations in the organization

The company has partly manual and partly mechanized system of working

For example: The mixing of the concrete is done in the mixers but are manually transported
to the place of requirement manually . It is then manually placed in the required quantity.
13. Name the operations that normally employ construction equipment.

The operations are as pouring of Ready Mix Concrete, Earth moving, Computing, Lighting etc.

14. Does company own construction equipment or hire from other agencies

The company partly owns and partly hires the equipments as when required. The necessity to
hire equipments is when there are simultaneous projects and deadlines colliding. The other
reason for hire is if they deal with unique construction techniques when the client demands
it. Otherwise well equipped.

15. List the equipments that are owned and equipment that are hired

16. What are the distinct benefits and disadvantages of the mechanization to company?
The company has to deal with construction tools and tackles

It depends on the type and scale of project which makes the team to come to a conclusion of
whether to use manual or mechanized form of work. The advantage of using mechanization is
that the work gets done at a faster rate and the probability of profits is higher.

The main disadvantage of using mechanized form of work is that there is a lot of
maintenance involved and there are security and transportation issues which need to be
dealt with.

17. How does the organization address safety issues on construction site? Describe (availability
of safety manuals/ safety gears and accessories/ training and awareness)?

They safety equipments or the safety gears provided on the site are as follows:

a. Helmets

b. First aid kits

c. Health insurance

18. Does the company have a manual of “good practices”?

Yes it does.
19. Is it an ISO Certified organization?

No

a. If ‘No’ why the company not opted for ISO Certification?

AS the company is only 5 years old this has not been done. Hopefully in the future.

ARFA PROPERTIES located in Shivajinagar, Bangalore was established in 2005. They mainly
specialize in Residential and commercial projects. It has 6 employees which include the
managing director, a project manager, two site engineers, an accountant and a peon. The
project manager interacts with the site engineers. The project manager is the overall in
charge of construction work including the liasioning and coordinating with other agencies. i.e.
Architectural, Structural, Plumbing &Sanitary works till the completion of the project. He also
looks after the quality control. The site engineer takes charge of all the execution work. The
company has a PMC for their projects and the most common scheduling technique the firm
uses is a bar chart. Quality control is assured according to IS standards. The company partly
owns and partly hires any construction equipments that are required. Safety issues are
ensured by using helmets, first aid kits and providing health insurance to the employees. The
organization is not yet an ISO certified organization as it is only 5 years old.
