RESPONSIBILITIES:
* Managed all building operations for Johnson & Johnson research and development
labs in Cranbury New Jersey. Designed and achieved $317,000 cost savings for en
tire facility through reduced electrical usage and overall cost effectiveness, r
esulting in being awarded (employee of month) for entire northeast region for (A
pril-2009).
* HVAC maintenance and repairs on rooftop units, boilers, hot water pumps, chill
ed water pumps, VAV boxes, fume hoods, Phoenix valves, and all fire alarm associ
ated equipment. HVAC repairs and maintenance consisting of compressors, condense
rs, evaporator , relays, contactors, dampers, switches and all associated BAS co
mponents.
* Responsible for water treatment for entire complex. Test and treat all water r
elated piping and boilers, pumps and HVAC related piping and equipment.
* Responsible for all contractors on site; overseeing all billing, job performan
ce and overall due diligence. Also providing support for all site safety service
s. Performing all fire drills and evacuation drills for entire site.
* Responsible for tracking and trending all HVAC problems through BAS system; en
suring tenant comfort and reduced down time of all associated equipment. Trouble
shoot and repair all issues with Johnson Controls BAS system.
* Other responsibilities include overseeing entire custodial staff, responding t
o work orders from tenants, and interacting with township officials during all i
nspections and code enforcement of site.
* Received four "outstanding performance" citations from Johnson & Johnson in Oc
tober 2006, February 2007, May 2007, and February 2009. Received (employee of mo
nth) award for eastern facility operations region on four separate occasions. Fa
cility was awarded FM Excellence designation 2 straight years under my supervisi
on.
EXPERIENCE: Centerpointe at Bridgewater; 1130, 1140, 1150, 1160; Rt. 22
POSITION: Senior Lead Engineer: August 2002-June 2006
RESPONSIBILITIES:
* Managed nine man maintenance staff at eleven buildings.
* Responsible for the four building complex at Centerpointe in Bridgewater.
* Managed facility and grounds maintenance for 975,000 sq feet of class A commer
cial office properties and 811 acres of total property. Including all landscapin
g, snow removal, janitorial and all contractors and vendors working on all sites
within portfolio.
* Responsible for overseeing all vendors and contractors working at this site, i
ncluding fit-outs of a new 120,000 square foot office building.
* Managed the scheduling of jobs and interacted with township officials concerni
ng job site safety and inspections and compliance of facilities services.
* Assisted in repairs to building automation systems, fire alarm systems, securi
ty systems, and all HVAC for the entire complex.
* Verified and ensured the completion of all work orders. Accounting for a 97.5%
tenant satisfaction rating. Achieving highest tenant ratings in company portfol
io.
* Responsible for ordering all repair parts, tools, and inventory of all related
hardware and equipment for entire complex.
* Site safety coordinator for entire complex: Arranged fire drills and all evacu
ation procedures.
