CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS;

This CONTRACT OF LEASE is made and executed by and between;

Post dated cheques shall be issued by the LESSEE to the LESSOR as payment for
months two (2) to twelve (12).
2. ADVANCE
One (1) month advance payment in cash, amounting to ________________________

Currency shall be paid by the LESSEE to the LESSOR which shall be applied to the first
month of the term of the lease;

3. SECURITY DEPOSIT

Currency shall be paid by the LESSEE to the LESSOR as security deposit to secure the
payment by the LESSEE of water, electricity, and other utility bills, and any loss damage
or destruction caused to the unit, or any property found therein, which is not attrributable
to normal wear and tear. The security deposit shall be refunded upon termination of
contract after the LESSEE has vacated the leased premise, and only if the LESSEE has
no unpaid rental fees. The security deposit shall be forfeited in favor of the LESSOR to
cover any unpaid rental fees, utility bills and damage to the unit without prejudice to the
LESSOR resort to other remedies to collect any liability in excess of the security deposit;
4. UNIT INSPECTION
The LESSOR reserves the right to periodically inspect the unit to ensure that it is
maintained in good tenantable condition.
