RENTAL DEED

This rental Deed is made and executed on this the ____________, 2011 at Hyderabad, A.P., by and between: Sri. K. RAMESH BABU S/o. K.K. Satayanarayana, aged about 50 years, Occupation : Business, R/o. Flat No. 210, Maitri Apartments, Hyderabad 500 015. Hereinafter called to be the LANDLORD which expression shall mean and include his legal representatives, administrators and assignees of the ONE PART. AND Sri/Smt___________________________ S/o/D/o___________________ Aged about______ Years, Occupation:___________________________ R/o. _______________________________________________________ Hereinafter called to be the TENANT which expression shall mean and include legal representatives, administrators, and assignees of the OTHER PART.

:: 2 :: Whereas the Landlord is the owner and possessor of the Flat No. 104, in the Maitri Apartments, Trimulgherry, Secunderabad 500 015, A.P. Whereas the tenant herein has approached the Landlord for taking the flat on a monthly rend of Rs.________________ (Rupees ________________________ _________________________________________) on the following terms and conditions. 1. That the tenant shall pay a rent of Rs.________________ (Rupees _____________________________________) in respect of flat no. 104 in the first floor of Maitri Apartments, Trimulgherry, Secunderabad 15, A.P., The rent will be increased by 10% every year thereafter. 2. The rent shall be paid in advance on or before 5th day of every English Calendar Month. 3. That the tenant shall pay the service charges in respect of the electricity connections as per the meter reading of the meter available for the said portion of the flat. The tenant will be responsible for any claim by the electricity authorities for any misuse or damage to the Electricity meter. 4. That the tenant has paid a refundable interest free deposit of Rs._____________ (Rupees _______________________________) 5. That the tenant shall use the house for his/her residential purpose as a a man of the prudence keeping the same in the same condition and handover to the landlord on the completion of tenancy. 6. That the period of tenancy is (11) eleven months from ____________ 2011. The period may, however, be extended by mutual agreement and understanding between the Landlord and tenant subject to increase of rent @10% every year for the extended period of tenancy. 7. That the Tenant shall be terminated by (2) months either side, before the expiry of tenancy. 8. That the Tenant shall not let or sublet parts of the house in any manner. 9. That the tenant shall not remove any cupboards and fixtures fixed in the walls. 10. That the Landlor4d or his representatives shall have right to inspect the house from inside on any day and the tenant shall extend all co-operation in this regard.
