1.

Upplandskneten your landlord


You rent your room/appartment from a company called Upplandsknekten AB who are the owners of the buildings in the area. There are a number of houses in the area all with different use, studenthousing, studios for artists, storage rooms, offies and a conference center named after the area: Eklundshof. Upplandsknekten AB has a rental agreement with your department at Uppsala University and they have assigned you to stay in this room.

3. Contract and Rent


You have hopefully already signed a contract along with the list of inventory for your room. If not, please contact the landlords office as soon as possible. Occupancy of Room Rooms are intended for single occupancy only. Tenants are not allowed to let other individuals live in their rooms. Of course you can have friends and family visiting for shorter periods of time. Rent You will recive an invoice in your mailbox every month (unless your department at the university for you). You pay the rent in advance and it should be available on the landlords account on the last working-day of the month at the latest. Payment You can pay via bank (internet-banking is the easiest). Bank account information for international payment: You find information in the welcome letter from the Landlord Office. Always sign the payment with the "hyresavinummer" that you find on your invoice. This is so that we know that the payment is coming from you. Remember that there might be extra fees to make international payments and this is something you have to pay yourself. Electricity, water, heating, access to laundry room, access to internet and cleaning of floors in the stairs and other common areas is included in the rent. Since the rent is adjusted yearly it may increase during your stay. In the event of late payment the tenant shall be responsible for the additional costs of the landlord for reminders for etc. which means adding a fee for this service as well as interest on the unpaid amount,

as determined by law. In the event of repeated delays or absence of payment of rent or absence of rent payment before final departure from Sweden the landlord will contact Uppsala University. The tenant does not have the right to receive a reduction on the rent for time during which the landlord has work done to return the room or common areas to the condition agreed upon in the contract. This also applies to work on the building in general or in connection with the extermination of pests.

4. Terms and conditions


Tenants agree to: Take good care of the unit and its common areas. It should remain clean and tidy. Avoid all noisy activities in rooms or common areas after 22.00 on Sun-Thu and 24.00 on Fri Sat. Of course it is allowed to bring friends there but it is not allowed to have parties. Not allow other people than those who live in the building to use the laundry room and to leave it clean and tidy after use. Immediately inform the landlord of any problems involving faucets, toilets, drains, or other items requiring immediate action. Not place objects in the stairway, corridor, entryway, basement passageway, or in other common spaces, including the yard. Not put up notices on the outer walls of the building or in the stairways and not to put up outdoor antennas without permission. Empty the unit and its related storage area of personal belongings when moving out. Items left behind revert to the possession of the landlord.

5. Service and Facilities


Cleaning You are responsible for regular cleaning of your room. You should use lukewarm water and mop to clean the floors. Tap water in Uppsala contains alot of calcium which sticks to all surfaces like sink, basin, WC, shower and similar. Please use only chemicals ("allrent" and "badrumsrent") to remove this, never use scotchbrite or similar as this scratches the surfaces. Cleaning the kitchen (includes getting rid of waste) and the common room is a collective duty for all tenants.

Fire Alarm All rooms and appartments have a separate fire detector for the tenants safety. These are provided by the landlord who also provides batteries for the detectors. If you run out of batteries please let the landlord know so that we can replace them. At Eklundshovsvgen 4 there are also automatic fire alarms. If the fire alarm starts: Try to find out why the alarm went off If there is a fire, please call 112 and ask for the Fire Brigade (Brandkren). Tell them your address and what has happened. Leave the building if you can do so without risk of smoke poisoning. Follow the signs for fire escapes. If there is smoke in the corridor and/or on the stairs you are to remain in your room with the door closed. The Fire Brigade will vacate you through the window of your room. If there is a false alarm: A representative for the landlord will come and turn off the alarm and check the reason why the alarm started. If you on purpose set off the firealarm you may have to pay for the landlords and/or the Fire Brigades costs to turn it off. Furniture On your list of inventory you can see what furniture is included in your room. When you arrive you must check so that your room contains all the inventory stated on the list. Then please sign the list of inventory and bring it to the landlords office. You are not allowed to make marks on the walls. According to your lease you must take good care of the apartment. All furniture and equipment are also under the responsibility of the tenant. The tenant may not, without prior written consent of the landlord, carry out changes in decoration or equipment or make markes in the walls, ceilings or floors. Do not move heavy objects along the floor without lifting them. Costs of restoring any damage in the room will be charged the tenant. Garbage and recycling facilities There is a garbage room/recycling facility in the little red house next to your house. Information on the Swedish obligatory sorting of waste and rubbish is available in the garbage room. Garbage must be carefully packed before being placed in bins in the recycling facility. Internet Access to Uppsala Universitys computer network UpUnet-S and thereby to the Internet is available in all rooms. All you need is a password from the University and a network cable. To find out more visit UpUnet-S website www.student.uu.se/upunetswww.student.uu.se/upunets Kitchen and common areas If you are staying in a corridor you share the kitchen with the other tenatns in the corridor. Please contribute to everyones well being by keeping the kitchen tidy and clean. It is recommended that you mark your stuff in the fridges and freezers with your name. Washing-up liquid, dish brushes and such is bought by the tenants.

Keys When you arrive you will recieve and sign for two keys to the building and room.. - Tenants living at Eklundshovsvgen get their keys at the landlords office Upplandsknekten during office hours. If you loose your keys please report this as soon as possible to the landlords office. If you lock yourself out of your room during office hours you can turn to the landlord's office for help. Out of office hours you have to call Upplandsjouren/UFS +4618240697. They are on duty 24 hrs. The cost for them to come and open the door will be charged the tenant. You will have to identify yourself as the tenant of the room to be let in. If you just call Upplandsjouren for some question it costs around 400SEK Laundry room The laundryroom for tenants at Eklundshovsvgen 4 A-C is located on the first floor of Eklundshovsvgen 4 B. For all other tenants it is located at Eklundhovsvgen 1 K. At 4 B you use your laundry card to book the laundry room. At Eklundshovsvgen 1 K you can book the laundry room by writing your name and room number on the schedual by the entrence to the laundryroom. If the laundry room has not been accessed after one hour another tenant can use it. You must remember to clean the laundry room after use. Please clean the floor, the machinery and clean the filter from fluff from clothes and bring all your personal goods with you when you leave. Mail Mail is delivered in your mailbox which is located at the entrance of your building. Movables Tenants are to maintain movables in their unit and regularly clean and defrost the refrigerator/freezer and replace light bulbs and fuses. The tenant is liable for the replacement of missing or damaged movables as well as kitchen utensils. Parking If you have a car you can rent a parking space for 75 SEK per month alternatively for 125 SEK if you want a engine preheater. Contact the landlords office if you are interested in renting a parking space. Your bike can be parked in the bicyklestands outside the building. Pets Pets are not allowed in student rooms. Dogs and cats must be kept on a leash in the area. Smoking Smoking is strictly forbidden in all rooms and common areas such as stairways, laundry room, the common room etc. This is regulated by swedish law. You are allowed to smoke outdoors Telephone If you want a phone in your room TELIA provieds that for you. Thire number is 90200.

6. Repairs and Malfuctions


Damage and malfunctions arising in the unit, kitchen, laundry, etc. should be immediately reported to the landlords office. You can do this on the website under "Kontakt och Service" --> "Serviceanmlan". Here you fill in your name, address, room number, phone number, e-mail, and there is an area where you can describe the problem. There is also a tick-box where you have to say yes (JA) or no (NEJ) to if the janitor can let him self in with the main key to fix te problem if you are not at home. You can also contact the landlords office to let us know of any problems and malfunctions.

7. When you move out


You are not allowed to leave any personal goods or garbage in your room when you move. If you want to move out any other date than the date stated in your contract please contact your department or the landlords office. You need to leave your room before noon on the day you are moving out. When you know what day you are leaving, please contact the landlords office to make an appintment for check-out. A representative from the landlords office will then come to your room and check the cleaning and the state of the room. You can also leave your key at this time. If you fail to hand in your keys before 12.00 the day of you leaving you will have to pay for the cost of having the locks replaced. The landlord will contact Uppsala University and will follow the same procedure as for unpaid rents to recieve the payment. Cleaning of rooms/appartments The room must be carefully cleaned when you vacate the unit. If the cleaning is not found to be acceptable upon inspection, the unit will be cleaned and the entire cost will be charged the tenant. It is the responsibility of the tenant to remove all personal belongings from the unit (including cupboards, fidge and freezer). Please also note that all inventory that was in your room when you moved in need to be in place when you move out. Cleaning should include: - All walls should be wiped - All floors should be thoroughly vaccum cleaned and mopped - Windows should be cleaned - Mirrors, flat surfaces, wood works and skirting-boards should all be wiped. - The inside and outside of all cubbords, wardrobes, drawers etc should be wiped. - If you share kitchen and bathroom: - make sure your cupboard, drawers and cabinet spaces in these areas are clean and that you do not leave any foods or toiletries behind. - If you have your own kitchen: - The owen and stove should be carefully cleaned on inside an d outside. - The fridge and freezer should be turned off and defrosted. Please leave them off and with the doors open when you leave the appartment. - The sink and other flat surfaces such as kitchen benches should be cleaned - If you have your own bathroom: - Thorough cleaning of shower, shower curtains, wash-basin, toilet and do not forget to clean the floor drain. All cabinets should be wiped as well as mirrors and lamps.

7. General Information
Bikes The easiest way to get around the town of Uppsala is by bike. Unfortunatly it is not easy to rent a bike here but if you ask in bikeshops you can often buy sheap secondhand bikes. BILTEMA also have cheap new bikes. The adress of BILTEMA is Bolandsgatan 17. Bank You need a bankaccount to pay your rent. There are quite a few banks in the city of Uppsala. You can use any one of them. Some of them have special deals for students. Health Care Uppsala university has a health care center "Studenthlsan". They have all kindes of doctors. The adress is fre Slottsgatan 7, 2nd floor and the phone number is (018) 15 50 50. (www.uu.se). You can also call the swedish health care medical advice service "Sjukvrdsupplysningen" teir phone number is 1177. You can also visit their website at www.sjukvardsupplysningen.se. They can help you get an appointment to see a doctor. In case of emergency you call SOS Alarm at 112. Dentist: "Folktandvrden" are dental clinics run by the government. The closesed clinic is located at Vretgrnd 9 A and their phone number is 018-611 63 70. Emergency number for outside office-hours: 018-611 63 50 Gym The nearest gym is just a few hundred metres from where you live. It is run by "Studenthlsan". The name is Stallet and it is situated in Uppsala Science Park, Dag Hammarskjlds vg 58. Food The closest supermarket is WILLYS, located on the other side of the river. The adress is Kungsgatan 95. There are a few places that have home delivery of pizza in Uppsala. - Pizzeria Silwana 018-10 22 30 - Liljebaren 018-15 09 00

At the Shell/7eleven at Dag Hammarskjldsvg (on the other side of MIC) you can buy fast food, and other necesary goods.
