ROOF REMOVAL PROCESS

• To remove existing roof off down to the concrete deck along with all Parapet Wall Flashings, Cap
Metals, Roof to Wall Flashings, Conductor Boxes and Downspouts.
• In the event of removing the old roof, if there's any bad decking found there will be an added charge
above the quoted price below consisting of Labor and Material.
• Remove Spark Arrestor and reinstall.
• To remove 1-16" abandoned Roof Penetration and deck at Penthouse Area.
• To remove Solar Panel and discard. See Unit Pricing.

CAP SHEET

• After removing the existing roof, at this time it will be determined whether the existing vapor barrier
should be replaced. The vapor barriers integrity may be compromised during the removal process thus
needing replaced. See Unit Pricing.
• To solidly mop 2x4x1.5" Perlite Roof Insulation over properly prepared surface with Type III Hot
Asphalt Material.
• To solidly mop 2plies of Soprema's Sopra VI Fiberglass Material. Each ply will be solidly mopped
down with Type III Hot Asphalt Material.
• To torch apply Soprema's Sopralene Flam 180 FR Granular Surface Cap Sheet Material.
• To install 260' of Soprema's Sopraflam 180 & TV 50 Aluminum Modified Cap Flashing Material at
Penthouse perimeter.
• To install 200' of Soprema's Sopraflam 180 & TV 50 Aluminum Modified Base Flashing Material at
Penthouse perimeter.
• To install Tapered Diamond at Penthouse Roof Area to aid in drainage.
• To saw cut and install 200' of 2 piece 24 gauge Kynar Finish Riglet at Penthouse perimeter.
• To install 260' of 24 gauge Kynar Finish Cap Flashing Metal at Penthouse perimeter.
• To flash all penetrations with Soprema's Sopraflam 180& TV 50 Aluminum Modified Base & Cap
Flashing Material.
• To install 400' of Soprema's Sopraflam 180 & TV 50 Aluminum Modified Base & Cap Flashing
Material at Main Roof Wall Areas.
• To saw cut and install 400' of 2 piece 24 gauge Kynar Finish Riglet at Main Roof Wall Areas.

• To install 400' of Soprema's Sopraflam 180 & TV 50 Aluminum Modified Wall Flashing Material above
Riglet.
• To install 400' of 24 gauge Kynar Finish Cap Flashing Metal over Parapet Wall Areas.
• To install new Lead Jacks at all Soil Stack Pipe Penetrations.
• To install new Edge Scuppers, Conductor Boxes and Downspouts.
• To install new Walkpads to existing Mechanical Equipment and Roof Access Ladder.
• Lauderdale Roofing Co., Inc. will clean up all debris associated with this roofing job and we'll also
provide a City Building Permit.
• Lauderdale Roofing Co., Inc. guarantees all Workmanship & Labor for a period of 2 Years.

NOTE: This is a 20 Year Manufactures Specification Type Roof System.

UNIT PRICE: To disconnect and cap, then remove and discard the Solar Panel add $6,500.00 to the price listed below.

UNIT PRICE: Installation of #28 lbs Fiberglass Vapor Barrier Base Sheet Material add $10,250.00 to the price listed
below.
We submit to furnish material and labor-Complete in Accordance with above specifications, for the sum of:
ONE HUNDRED NINETY EIGHT THOUSAND FIVE AND NO/100’S ($198,005.00)

Payment to be made as follows: TOTAL BALANCE DUE UPON COMPLETION.

All work to be completed in a workmanlike manner according to standard practices. Any alteration or deviation from the above specification will become an extra
charge over and above the contract amount. No warranty is expressed or implied for any acts of God, such as wind, hail, snow, ice, or other actions of the elements
beyond our control. The permitting of any work on this roof by trades other than this Corporation during the life of the guaranty for any reason whatsoever shall vitiate
the agreement. The guarantee is limited to workmanship and shall not apply to defects caused by improper construction of the building or base upon which the roof is
laid. Nothing in the guarantee shall be construed to cover any damages to the building or contents thereof. This corporation carries Workmen’s Compensation and
Liability insurance for its own protection. We are a Licensed Roofing Contractor.
